It has up to ten available bedrooms. It usually generated $150 weekly per bedroom before the moratorium. I rent ten bedrooms and have one for an office place to take a nap while working around the property maintaining it myself. I bought it as a 1 bed 1 bath duplex and tore off the back roof and built on two additions and divided all the rooms in half with real walls and inter connected smoke detectors through out to meet code. I installed baseboard heat in the new rooms and window air conditioning in every room to make renters very comfortable and have their own habitat although small they rent like crazy. The smaller the room the cheaper it is so they rarely are unoccupied ever. Some larger rooms go for $200 weekly. This property is on two bus routes within 2 blocks. It is between the USC football stadium, State Fair Grounds, The Vista and The University of SC. Five points and USC are in a five minute walk as well as is down town and the main library. USC Law Center is near by as well. Greens Beverage and markets in the Vista and Rosewood all make it an ideal rental location. We do not rent to many students but mainly working individuals trying to make a living and live thrifty and save money. This property is valued not on sales comparison approach but the income approach. If you look at Zillows value it doesd not take into account ten rental rooms versus typical two bedrooms in one duplex $1200 monthly income. Mine has ten that can rented $7000 monthly and only one tax and one insurance bill versus 6 duplexes to equal the rent I collect on mine. Show me the comps with 10 bedrooms. If you wish to buy mine for the price of one that has 2 bedrooms no thanks. You could live in half and rent 5 bedrooms at $600 monthly easily gross $3000 monthly net $2000 to pay your mortgage payment and have monthly income too. Show me that on any other duplex in my area. I am not desperate to sell but would like to cash out and buy mountain property and a place in Colombia South America as well.
