The South Florida Trotting Center is located on the west side of State Road 7 approximately 1?2 mile south of Hypoluxo Road in an unincorporated area of Palm Beach County with very good access and good visibility. It has access to three main arteries; S State Road 7 (441), Hypoluxo Road and Boynton Beach Boulevard. There are two points of ingress/egress that is S State Road 7 (primary), also known as Highway 441, that allows for right-in/right-out movements, while the other would be off Park Lane Road (secondary) that allows for a left-in / right-out movements. The site is slightly irregular but generally rectangular in shape and is comprised of six parcels. The building improvements consist of 14 barns totaling 399 stalls, 50 groom quarters, a veterinarian lab building, an equipment maintenance building and a restaurant. The property has two equine exercise pools, 30 turn out corrals, a 11/16 mile trotter track, a 6/10 mile deep sand track and a 1/2 mile straight training strip. There are interior roads to provide access around the property. Total building area is approximately 33,639 square feet of useable area based on site survey. The effective ages range from 25-35 years and are mostly of concrete slab and CBS construction. The property is an interior lot cleared and generally level at road grade with a moderate bank for the tracks. There is a retention pond in the center of the larger track. In addition to the land development in the Agricultural Reserve, the majority of the land uses east of State Road 7, east and northeast of the property’s location have been improved with residential developments. The more influencing land uses are those immediately north and north west of the Trotting Center in Wellington. Wellington is world renowned for its equestrian uses in the south end of the Village and the Equestrian Show Grounds. In addition, there is a very strong market for the sport of polo as well. The uses in the equestrian area tend to be on 5.0 to 50 acre parcels and are improved with residences, stables, training facilities for both private and commercial users. The Trotting Center is significantly influenced by the strong equestrian presence. Prices for land surrounding the property continue to increase due to the equestrian market. The land uses immediately west and north of the subject are in an area that is subdivided into 5 and 10 acre parcels the majority of which are improved with various plant nurseries or small individually owned ranchettes.
