What I love about my home

This residence was designed in 1925 by internationally-renown Austrian architect Carol B. Schoeppl. He did many 1910-1930 estates mostly in Miami Miami Beach and the Bahamas, including Miami's famous Wolfson Estate (done for financier-Mayor Louis Wolfson). Schoeppl also did many other notable south Florida mansions including estates owned by singers Ricky Martin and Celine Dion, and actor Matt Damon. He was the architect for close personal friend Howard Hughes, as well as for industrialists families such as the Dodges and Kresges. Before designing 3418 Riverside Avenue (and its ' grounds as well), Schoeppl designed several of Houston's historic and national landmark- designated mansions in Courtland Place for several Texas oil barons between 1910-1924. The house fronts unto charming Adams Park and has park views in all of the front rooms. This Italian Palazzo-style residence also has its original, beautiful and rare Italian Ludowici clay tile roof. (The original roof underlayment has been replaced). The exterior of the residence is its' original and rare European -style tinted stucco. The side & rear gardens of this house are quite beautiful and offer almost total privacy. One side yard contains a magnificent stately 200 year oak oak tree. The rear courtyard area has a charming koi pond. There are various citrus trees and giant gingers planted in the rear and side yards. The home is located in Florida's largest Historic District and Avondale is rated as the 2nd best neighborhood in the United States by one national magazine (Forbes)- and a Top Ten U.S. neighborhood by another. Because of its' unique beauty, this residence is often used for photographic and video shoots for weddings and advertisements.

Need any remodeling

No, the house was extensively renovated in 2017, while preserving its' original style features and components wherever possible. The kitchen was completely redone from top to bottom -with all new professional grade appliances: 42" Viking refrigerator, a new DCS gas range/oven & a Bosch dishwasher. The original heart pine floor (in terrible condition) was salvaged and restored Two of the four bathrooms required extensive renovation, and now have white marble flooring, new tiling, and high -end fixtures and components. Natural gas was recently installed in the house-for the kitchen gas range, as well as the very ornate and gorgeous original living room fireplace, and the newly installed copper front door gas lantern.
