What is a broker aka listing agent?

A broker is a licensed individual. It is a person who has met state licensing requirements and is legally allowed to represent buyers and sellers in real estate transactions. A broker can list properties, submit listings to the MLS, review offers, and oversee transactions. Brokers are responsible for following real estate laws and MLS rules and may supervise real estate agents.

Some brokers work directly with clients. Others focus mainly on compliance and supervision. In all cases, the broker is personally licensed and accountable for professional conduct.

What is a brokerage?

A brokerage is the real estate company. It is the licensed business entity that operates in a specific state. The brokerage holds the official real estate license, carries required insurance, manages MLS memberships, and ensures all listings and transactions follow local laws and MLS rules.

The MLS does not accept listings from individuals. It only accepts listings from licensed brokerages. This is why every MLS listing must be tied to a brokerage, even when a homeowner is selling without a traditional agent.

How this applies to a transaction made by the owner.

Selling directly by owner does not mean selling without a brokerage. It means selling without a traditional full-service agent.

To access the MLS, a licensed brokerage must submit your listing. The brokerage enables your property to appear on the MLS and be syndicated to Zillow, Realtor.com, Trulia, and thousands of other sites.

Beycome offers flat fee MLS listing plans starting at $99. You pay a one-time fee to get your home listed on the MLS — no listing agent commission, no percentage of your sale price. Optional add-ons like professional photography, yard signs, and 3D tours are available à la carte.

How long does it take for my listing to go live?

Most listings are reviewed and approved within 1–2 business days. Once verified, your home is submitted to the MLS and automatically syndicated to Zillow, Redfin, Realtor.com, and 100+ other portals. Zillow typically reflects new listings within 24–48 hours of MLS submission.

Can buyers' agents still show my home?

Yes. When you list on the MLS with Beycome, your home is fully visible to all licensed buyers' agents. You set the buyer's agent commission (typically 2–3%) in your listing. Agents can contact you directly or schedule showings through ShowingTime, which is included in most Beycome plans.

What does Beycome's buyer program offer?
