How to List Your Maryland Home on the MLS by Owner (2026)

Updated October 2026. Bright MLS, Maryland brokerage law and Beycome’s Maryland prices checked on October 31, 2026.

In Maryland, a homeowner can’t enter a listing on the MLS directly. A Maryland-licensed broker has to. Beycome lists Maryland homes on one system, Bright MLS. As of October 2026, Beycome puts your home on Bright MLS for $99, with $0 due to Beycome at closing, for up to 12 months. You keep the showings, the price and the final say on offers.

Key takeaways

  • Beycome lists every Maryland home on Bright MLS, wherever it is in the state, so there’s no guessing which system to use.
  • Maryland law says a listing agreement must end on a set date, automatically, with no notice from you.
  • Your disclosure or disclaimer form must reach buyers before they sign, so have it ready before the listing goes live.
  • Beycome Basic is $99 in Maryland. Your listing runs up to 12 months, the most the state and MLS allow here.

Why can’t you post your own house on the Maryland MLS?

Because an MLS is a members-only database for brokers and their agents. Homeowners don’t get logins. That’s true in every state, and Maryland is no different.

The workaround is simple. You sign a listing agreement with a flat fee broker, and the broker enters your home under its license. In Maryland, Beycome’s brokerage is Beycome Brokerage Realty LLC, license #5022704. After that, the selling is yours: you answer buyers, set showings and decide on offers.

Not sure what kind of agreement you’re signing? Our guide to the types of listing agreements lays out exclusive right to sell, exclusive agency and open listings.

Which MLS do Maryland homes go on?

Bright MLS. Beycome lists every Maryland home there (Beycome internal data, October 2026), at the same flat fee in every county.

Bright says it formed in 2015 from a merger of 43 real estate associations and serves more than 100,000 real estate professionals. Its markets are Delaware, Maryland, New Jersey, Pennsylvania, Virginia, West Virginia and Washington, D.C. Bright calls itself the largest MLS in the nation.

That reach matters if you’re near a border. A home in Montgomery or Prince George’s County is in the same system that agents in Washington, D.C. and Northern Virginia use every day. A home in Cecil County shows up for agents in Delaware and southeastern Pennsylvania. Selling in the District instead? See our Washington, D.C. guide.

Once you’re live, the listing also flows to big home search sites such as Zillow, Realtor.com and Redfin. More on our Bright MLS page.

What does Maryland law require in a listing agreement?

Maryland spells it out in Business Occupations and Professions § 17-534(b). A broker’s agreement with a seller must:

  • Have a definite termination date that takes effect automatically, without notice from you.
  • State how much the broker is paid.
  • Say whether the broker may cooperate with other brokers and share pay with them, and how much, as a percentage, a dollar amount or both.
  • Explain what has to happen for the broker to earn a fee.
  • Include a way for you, the broker or both to cancel.

With a flat fee listing, the “how much” line is simple: the package price, paid upfront. The cooperation line is where buyer’s agent pay comes up. Whether to offer anything to a buyer’s agent is your choice, and since August 17, 2024, offers of compensation can’t appear on the MLS. They go in a separate written agreement.

Read the termination date and the cancellation terms before you sign anything, with any broker. With Beycome, you can cancel free before you’re under contract, and no Beycome fee is due at closing.

What should a Maryland seller have ready before going live?

Most delays come from paperwork that should have been started earlier. Here’s what we’d line up, in this order:

  1. The disclosure or disclaimer statement. Real Property § 10-702 requires it on or before the contract. Use the Real Estate Commission’s version revised August 3, 2026. Buyers who get it late can cancel within 5 days.
  2. Your HOA or condo package. Order it now. An HOA package can be due at or before the contract, and a condo resale certificate at least 15 days before closing. Associations can take a while.
  3. Lead paint papers for pre-1978 homes. The federal disclosure and EPA pamphlet go to every buyer.
  4. Ground rent details, if any. Common in the Baltimore area. Our Maryland ground rent guide explains what buyers will ask.
  5. Photos and listing details. Room sizes, school assignments, HOA fees, taxes. Beycome lets you upload as many photos as Bright MLS allows.
  6. A price. Start with recent nearby sales. Our free home value calculator gives you a range.

One planning note if you no longer live in Maryland: unless an exception applies, the state withholds 8.75% of a nonresident individual’s net proceeds when the deed is recorded. Certifying the home as your principal residence is one exception. Talk with your settlement company early so the number isn’t a surprise.

How much does it cost to list on Bright MLS in Maryland?

Beycome has three Maryland packages. Each is paid once, upfront, with $0 due to Beycome at closing. Prices were read from our Maryland page on October 31, 2026.

For scale: as an example only, a 3% listing commission on a $400,000 Maryland home would be $12,000. Commissions aren’t set by law and are negotiable, and you choose whether to offer anything to a buyer’s agent.

Some costs stay the same however you list. Maryland’s state transfer tax is 0.5%, and your county adds a transfer tax of 0% to 1.5% plus a recordation tax. Buyer and seller are presumed to split them equally unless the contract says otherwise. Our guide on who pays closing costs covers the rest.

Why does a Maryland listing last 12 months instead of 24?

In most states, Beycome lists for up to 24 months. In Maryland, it’s 12 months, the maximum the state and MLS allow here. Maryland law also requires the end date to kick in automatically, so there’s no surprise renewal.

If your home hasn’t sold by month 12, you can list again. Until then, price changes, new photos and status updates are free and unlimited.

Is a flat fee listing the right fit for your Maryland sale?

It depends on how hands-on you want to be. Hiring an agent isn’t required; it’s your choice, and both paths are fair. A traditional agent handles pricing, showings and negotiation for a commission. A flat fee listing keeps the cost fixed and the work with you.

You’ll likely do well on your own if you can price from local sales, return calls quickly and read an offer. If you’d like help on the hard parts, Concierge adds an expert who works with you. Beycome is a full platform to sell, buy and close, and if you’re buying next, our buyer program is there too.
