- Valley MLS covers nine North Alabama counties, including Madison, Limestone and Morgan, which Huntsville spans.

- Recording a deed in Madison County costs $25.75 for the first page and $2.50 for each extra page.

Which MLS do Huntsville homes go on?
Huntsville homes go on Valley MLS, the MLS for North Alabama. Its site lists nine counties: Cherokee, DeKalb, Etowah, Jackson, Lawrence, Limestone, Madison, Marshall and Morgan. On October 26, 2026, the site said it was powered by 4,500 REALTORS® and showed 12,051 active listings. It also said its listings get 1.2 million views a month on average.
That reach matters. Zillow files Huntsville under Madison County, while nearby Athens sits in Limestone County and Decatur in Morgan County. A relocating buyer often searches all three in one go, and Valley MLS puts your Huntsville home in front of every local agent doing that search.
You can’t post to Valley MLS yourself. Only member brokers can. With a Huntsville flat fee MLS listing, Beycome enters your home on Valley MLS, and the listing is shared to the big home search sites. You keep control of price, showings and offers.
Our Huntsville page lists Beycome homes that sold in the city, the latest on October 15, 2026. That’s one reason we keep the Valley MLS process simple: a complete, correct file goes live within 2 business days, often in about 2 hours.
What does it cost to close a sale in Madison County?
Alabama has a state deed tax, which the Alabama Department of Revenue lists as 50 cents per $500 of value, under sections 40-22-1 through 40-22-12 of the Code of Alabama. The Madison County Probate Judge collects it when the deed is recorded. Its fee page puts it as $1.00 per $1,000 of the appraised value or purchase price.
There’s a twist that surprises many sellers. When the deed and the buyer’s mortgage are recorded together, the county charges deed tax only on the down payment or equity. If the price is fully financed, the deed tax is a 50-cent minimum. The mortgage tax, 15 cents per $100 of the loan, covers the rest.
Here’s how that looks on Huntsville’s typical home value of $287,000 (Zillow, September 2026). The numbers assume a buyer putting 20% down and a three-page deed.
| Madison County item | How it’s figured | On a $287,000 sale |
|---|---|---|
| Deed tax, cash sale | $1 per $1,000 of price | $287 |
| Deed tax, 20% down with mortgage recorded at the same time | $1 per $1,000 of the $57,400 down payment | $57.40 |
| Mortgage tax (usually the buyer’s line) | $1.50 per $1,000 of the $229,600 loan | $344.40 |
| Deed recording, 3 pages | $25.75 first page, $2.50 each extra page | $30.75 |
| RT-1 Real Estate Sales Validation form | Extra $2.50 page fee | $2.50 |
| Beycome Basic listing on Valley MLS | Flat fee, $0 due to Beycome at closing | $99 |
Who pays the deed tax is up to the contract. Write it down in the purchase agreement so nobody argues at the closing table. Since August 1, 2012, Madison County has required the RT-1 Real Estate Sales Validation form with every deed, unless the deed itself includes that information.
For comparison, a 3% listing commission on the same $287,000 home would be $8,610. That number is an example only. Commissions are not set by law or NAR rules and are fully negotiable. Sellers choose whether to offer any buyer-agent compensation, and how much. Since August 17, 2024, such offers can’t be shown on the MLS.

Do Huntsville sellers have to fill out a disclosure form?
Alabama doesn’t require a state seller disclosure form for used homes. The state follows caveat emptor, or “buyer beware”. An Alabama REALTORS® legal note, citing the Alabama Supreme Court in Moore (2002) and Ala. Code § 6-5-102, lays out three exceptions where a seller must speak up.
- You know of a material defect that affects health or safety and that the buyer can’t readily see.
- You and the buyer have a fiduciary relationship, which courts decide case by case.
- The buyer asks you a direct question, and then you must tell the whole truth.
An “as is” clause has blocked many buyer suits in Alabama courts, the same note says. Still, our advice is plain: answer questions honestly and write down what you know.
One federal rule applies no matter what Alabama law says. If your Huntsville home was built before 1978, the EPA requires you to disclose any known lead-based paint, hand over the EPA pamphlet and any reports, and give the buyer 10 days to test unless they waive it.
If you’ll write your own contract, read how to draft an Alabama sale contract first. Many Huntsville sellers also hire a local real estate attorney to review it, and the Probate Court staff can’t give legal advice.
How is the Huntsville market doing in fall 2026?
Zillow puts the typical Huntsville home value at $287,000 in September 2026, up 1.4% in a year. For the wider Huntsville metro it’s $313,500, up 1.1%. Statewide, Alabama’s typical value is $238,600.
The Huntsville Area Association of REALTORS® (HAAR) tracks Madison County sales. As reported by the Huntsville Business Journal in October 2026:
Sell smarter
List your home on the MLS from $99
A flat fee instead of a percentage, and $0 to Beycome at closing. You stay in control of your sale.
Sell your home →Buy smarter
Get up to 2% back at closing
On homes listed by other agents, Beycome credits you up to 2% of the price at closing (1% kept, $1,499 minimum; not on FSBO homes or homes listed by Beycome sellers).
Buy a home →- The single-family median sale price was $346,835 in August 2026, up 4.4% from a year earlier.
- Homes averaged 44 days on market in July 2026, and 53 days over the 12 months to July.
- Sellers got 98.8% of their list price on average.
- Supply stood at 4 months at the end of July 2026.
- Single-family inventory reached 2,266 homes in the week ending September 19, 2026, up 9.5% in a year.
Why is the HAAR median higher than Zillow’s number? They measure different things. HAAR counts single-family homes that actually sold in the county. Zillow estimates the middle value of all homes in the city, condos and townhomes included.
What it means for you: more homes are for sale than a year ago, so pricing right on day one matters. With 4 months of supply, buyers have choices, and a home priced above its comps will sit.
How do you sell a Huntsville home by yourself, step by step?
Here’s the order we’d follow with a Huntsville listing. It’s not required to use an agent. It’s your choice, and plenty of sellers here do fine either way.
1. Price it on Madison County comps. Pull sales from the last 90 days in your subdivision. HAAR’s 98.8% sale-to-list figure tells you buyers here pay close to asking for well-priced homes.
2. Get on Valley MLS. Beycome Basic is $99. You get the maximum photos the MLS allows and the maximum listing term the state and MLS allow.** E-signature, unlimited listing changes, ShowingTime scheduling where the MLS offers it and Artur, our AI assistant, are included. Support is 7 days a week, Artur AI 24/7.
3. Decide on buyer-agent compensation. You choose whether to offer any. If you do, it goes in a separate written agreement, not on the MLS.
4. Review offers and negotiate. On Basic and Enhanced, Artur helps you compare offers and draft counters. If you’d rather a person negotiate, Beycome Concierge gives you full support from our experts while you stay in control of every decision. It’s $1,399.
5. Close with an attorney or title company. They record the deed with the Madison County Probate Judge and collect the deed tax and RT-1 form. Plan for your payoff, prorated property taxes and any fees you agreed to cover.

Buying in Alabama? Beycome’s buyer credit isn’t available in Alabama: state law doesn’t allow real estate licensees to give buyers a rebate (Code of Alabama §34-27-36(a)(24)).
