A Smarter Way to Sell Your Home in McKinney, Texas
Selling a home in McKinney, Texas today looks very different than it did even a few years ago. McKinney, Texas has quietly become one of the most competitive real estate markets in the entire Lone Star State. In coveted neighborhoods like Stonebridge Ranch, Tucker Hill, Trinity Falls, Craig Ranch, and Painted Tree, today’s buyers aren’t driving around looking for yard signs—they’re scrolling listings from their phones before they ever contact an agent.
As McKinney continues its remarkable growth across Collin County, more and more homeowners are stopping to ask a very reasonable question:
Why hand over 2.5%–3% of your home’s sale price just to get it in front of buyers?
For a growing number of McKinney sellers, the answer is: you don’t have to.
Flat Fee MLS services have fundamentally changed the math for home sellers. Rather than paying a traditional listing agent a percentage-based commission, homeowners pay a single flat fee to get their property listed on the MLS—the same database that every licensed real estate agent in North Texas relies on. The result: identical market exposure, dramatically lower costs, and full seller control.
That said, the Flat Fee MLS space isn’t without its landmines.
Some providers lure sellers in with a low headline price, then layer on administrative fees, photo change fees, or closing-cost percentages that quietly eat into your savings. Others fall short on MLS coverage, skipping key systems like NTREIS. And some simply lack the modern tools sellers need to manage a listing effectively in today’s fast-moving market.
To cut through the noise, we evaluated the top Flat Fee MLS providers available to McKinney homeowners in 2026—measuring them on pricing transparency, MLS coverage depth, platform functionality, and verified customer feedback.
One company separated itself from the field.
✅ Beycome — McKinney‘s #1 Flat Fee MLS provider.

Below is our complete breakdown of the best Flat Fee MLS companies serving McKinney—and why Beycome earns the top spot.

Why Flat Fee MLS Services Matter for McKinney Home Sellers
In McKinney’s real estate market, MLS access isn’t a luxury—it’s the engine that drives buyer attention. The moment a home hits the MLS, it automatically populates across Zillow, Realtor.com, Redfin, Homes.com, and dozens of brokerage search portals used by buyers and agents across North Texas.
In a city where well-priced homes can attract strong offers within the first week of hitting the market, visibility from day one is everything.
Flat Fee MLS services hand sellers that same powerful exposure without the traditional commission attached to it. For McKinney homeowners who want to stay in control of their sale while keeping more equity in their pocket, it’s a model that simply makes sense.
With the overwhelming majority of today’s buyers starting their search online, MLS coverage in McKinney isn’t optional—it’s essential.

From Alberto on Google Reviews:
Honestly, I was skeptical at first, but Beycome turned out to be one of the best decisions I’ve made. The process was super smooth — I listed my home, handled a few showings, and got an offer within 10 days. Ended up saving over $8,000 in commission fees. Their platform is clean, and customer support was super helpful whenever I got stuck
2 – Brokerless.com ⭐️⭐️⭐️⭐️

Pros: Simple setup and lower cost
Cons: Limited features
Ideal for: Sellers who want a no-frills listing without extra complexity
From Brenda on Google Reviews:
Just had another great experience with using Brokerless for a rental property listing. The service is terrific, simple and clear instructions, great follow up. Highly recommend ! *****
Did not get as far as using the service because I paid twice and did not receive an email for the next steps so I messaged customer service and the actual owner Jack called me super rudely and agitated like what do you want?! I was in disbelief that this was the customer service!! Customer service is the easy part just be a decent person people are paying you for it!
3 – List With Freedom ⭐️⭐️⭐️⭐️
Low upfront fees, with added closing costs
A well-known choice among experienced FSBO sellers nationally.
Pros: Lower upfront entry price
Cons: Percentage-based fees apply at closing
Ideal for: Sellers who prioritize minimizing costs on the front end
List with Freedom was the best decision I have made in regards to listing my rental home. Sandy Johnson was so prompt in getting me documents and following up on things I needed to submit. The listing and selling process was so easy with List with Freedom. I had a full price contract in less than 24 hours!!
Very minimal support, no documents available such as counter offer, addendum, etc. and I was under the impression from the description that they take a “very small fee” from agents commission not the sale price!!!
4 – Flat Fee Group ⭐️⭐️⭐️
Broker network model
Connects sellers with a network of local brokers across different markets.
Pros: Personalized support
Cons: Inconsistent pricing and service quality across regions
Ideal for: Sellers who want some agent involvement
There are no online customer reviews for Flat Fee Group from trusted sources that we can find.
5 – HomeZu ⭐️⭐️⭐️
Higher-priced service with added support
Offers multiple service tiers for sellers who want guidance.
Pros: Flexible service tiers
Cons: Less cost savings
Ideal for: Sellers who prefer guidance over independence
Chris Carr at Simple Choice Realty made selling our parents’ home a piece of cake! I recommend this service to anyone who is interested in saving money in selling a house. As soon as I listed the house on the MLS, realtors started calling me left and right. I put a lockbox on the door, took down the realtors’ names and contact info, and they started showing the house to prospective buyers. We sold the house in less than 2 weeks at the price we anticipated after using Simple Choice Realty. Thank you, Chris and company!
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
6 – Congress Realty ⭐️⭐️⭐️
Texas-focused brokerage
A regional flat fee brokerage with familiarity across Texas markets.
Pros: Local Texas market knowledge
Cons: Less modern platform
Ideal for: Sellers who value experience over technology
Congress Realty lived up to its stellar reputation. Andrew English made himself available to us throughout the entire process and was professional through and through.
I highly recommend going this route; we showed the house in Marana AZ ourselves, had an offer within six days and Andrew did the rest. Saved about $10k.
Do it, you won’t be sorry.
TD
Terrible service, terrible attitude. He actually called me rude when I called him complaining that after 5 weeks my house listing was still not working correctly and I had an agent and a buyer come to my door for a showing that I knew nothing about. Which I guess is better than the showings that I never had because Book A Showing was never working correctly. If you know anything about Real Estate, you know the first few weeks are critical! Then, after agreeing to refund my money and cancel my listing, he told me he would be talking to the other Flat Fee services. That sounds like some kind of threat and a violation of the Realtor’s Code Of Ethics to me. There are other, same cost options!!
7 – Texas Flat Fee MLS Realty ⭐️⭐️⭐️
Local flat-fee specialist
A straightforward MLS listing service built around speed and simplicity.
Pros: Fast turnaround on listings
Cons: Limited seller tools and platform features
Ideal for: Sellers who want to get on the MLS quickly

8 – Homecoin ⭐️⭐️
Modern listing model with moderate fees
Designed for independent sellers comfortable managing their listing.
Pros: Clean, modern interface
Cons: Additional MLS-related fees can add up
Ideal for: Experienced sellers who don’t need much support
From Kirsten on Google Reviews:
I discovered Homecoin through a Reddit recommendation. I wanted a flat fee service just to get my home listed on the MLS. Their rate of $95 fit the bill. They offer other great services for additional fees, but in my hot housing market, I didn’t think I would need them. I was right. My home sold quickly for well over asking with over $40k savings in agent fees. Homecoin was quick to respond to my inquiries and send listing reminders. If you’re willing to do a little of the leg work yourself, this is the new best way to sell a home.
Awful terrible. Don’t waste your money. Unbelievably complicated unnecessarily. Listed my place on Zillow in six minutes six days later I’m still fighting with their office staff about footages being slightly off. Just when I think I’m done they tell me I have to redo my entire application because it is a rental. Seven days of work and photos won’t transfer over there was never a tab for rental. Please don’t waste your time with these rude obnoxious. Idiots. Or money. There’s many very easy to post listings on line and this place is NOT NOT one of them. Save yourself hours of time and hassle
9 – Houzeo ⭐️⭐️
Feature-rich platform with higher entry cost
A well-known platform offering advanced listing tools.
Pros: Strong technology and feature set
Cons: Add-on pricing and closing fee percentages erode savings
Ideal for: Sellers who want advanced tools and are willing to pay for them
I really love Houzeo. They are always there to help me every time I ask for help. They’re very professional and I will use them again. I chatted with Faiz Miller this afternoon looking for information in my documents. Within minutes he found it and sent it to me. That’s one of a kind. Very professionally and respectfully done. He made me feel I can rely on this company. When I closed on my house last year everything went smoothly. Thank you Houzeo. I will recommend you again and again.
They’re very fast and quick to respond *initially* but once your listing is in the system and you start having showings/receiving offers, they’re extremely slow to respond. I paid extra for the ‘contract review’ service, and lost two bids because I wanted Houzeo to review the contract and give me advice, but since they took so long the buyers got cold feet and that was the end of that.
Beyond contract review, a lot of buyer agents had trouble with the scheduling services offered by Houzeo. In addition, the only way to update the lockbox combo is by working with support – it’s not something you can do yourself. It’s a service that would be very useful (and swayed me to try Houzeo) but in practice it worked very poorly.
I was able to sell my house but this experience should have been much better.
10 – SimpleShowing ⭐️⭐️
Hybrid discount brokerage
Combines flat-fee pricing with limited agent support.
Pros: More guidance than a pure DIY service
Cons: Higher overall cost
Ideal for: Sellers who want some agent involvement without paying full commission
Simple Showing is an amazing company and John Attaway was great to work with! As a first-time home buyer I was nervous and had many questions, but John helped me to put in an offer quickly answered my many questions morning or night. He was proactive and walked me through every step. Simple Showing helped to save me money that I could put towards furnishing the home. I absolutely recommend John at Simple Showing to everyone.
From Sheila on Google Reviews:
WORST experience ever! FALSE advertising company! NO SIMPLE SHOWINGS! KEITH hung up in my face, after a booked showing online that he didn’t want to do! Took the “show me the money” attitude about pre approval letter required, instead of doing his job of showing properties! Even though I had the letter but no way near the offer phase! It’s the nature of the commission based business! Don’t JUDGE me by other past experiences but give QUALITY, COURTEOUS service! His LICENSE needs to be REVOKED! Meanwhile, JOHN(Atlanta) on the mainline had me self tour, call back if interested to sign for them to get commission without ANY work! Then forward email from Fred(unknown) to say the house toured last night isn’t available after my 3 hr drive! BUYERS steer CLEAR of this website! The Thirst is REAL! I can’t believe their rating! BAITED AND SCAMMED BIG TIME! SMH
