A Smarter Way to Sell Your Home in Miami
Miami is not a one-size-fits-all real estate market. Pricing can shift block by block, buyer demand moves quickly, and homes often attract attention from both local residents and out-of-state buyers. In this environment, visibility matters — but so does keeping your costs under control.
For years, sellers were told that paying a 2.5%–3% listing commission was the price of entry to the MLS. Today, that assumption no longer holds. Miami homeowners are increasingly choosing Flat Fee MLS services to get the same MLS exposure agents rely on, without surrendering a large portion of their equity.
The challenge is that Flat Fee MLS providers vary widely in how they operate.
Some advertise low prices but introduce fees later. Others rely on outdated workflows that slow down communication. And some charge premium prices without offering meaningful advantages for sellers in a fast-paced market like Miami.
To cut through the noise, we evaluated the top Flat Fee MLS companies available to Miami sellers, comparing pricing structures, MLS access, technology, transparency, and overall seller experience.
After reviewing every major option, one company consistently outperformed the rest:
✅ Beycome — Miami’s #1 Flat Fee MLS provider.
With a true $99 flat fee, no percentage-based charges, full Miami-Dade MLS exposure, and modern tools built for self-directed sellers, Beycome offers the most balanced and cost-effective solution in the Miami market.
What follows is our detailed breakdown of the best Flat Fee MLS companies in Miami for 2026.

Why Flat Fee MLS Services Matter for Miami Home Sellers
In Miami, MLS exposure is non-negotiable. Serious buyers — and the agents who represent them — search the MLS first. From there, listings are automatically distributed to Zillow, Realtor.com, Redfin, and countless brokerage sites.
Flat Fee MLS services allow sellers to access this same distribution network while paying a fixed listing cost instead of a commission tied to the sale price. In a city where home values are often well above the national average, this difference alone can translate into substantial savings.
For Miami sellers who are comfortable being involved in the process, Flat Fee MLS has become one of the most practical ways to sell.

Best decision ever. Sold my condo in Miami in 2 weeks. The flat fee is exactly what they say it is—no hidden junk. Thanks Beycome!
2 – Brokerless.com ⭐️⭐️⭐️⭐️
Value-focused & transparent
Brokerless.com offers Miami listings at a low upfront cost with a straightforward MLS-only approach.
Pros: Competitive pricing, no built-in commission model
Cons: Limited tools beyond basic listing
Ideal for: Sellers who only need MLS placement.
Awesome company. Very helpful and easy to work with!
Did not get as far as using the service because I paid twice and did not receive an email for the next steps so I messaged customer service and the actual owner Jack called me super rudely and agitated like what do you want?! I was in disbelief that this was the customer service!! Customer service is the easy part just be a decent person people are paying you for it!
3 – List With Freedom ⭐️⭐️⭐️⭐️
Low entry price with added closing fees
List With Freedom appeals to sellers drawn to very low upfront costs, though percentage-based fees later in the transaction can significantly affect total expenses on Miami properties.
Pros: Affordable initial listing
Cons: Closing fees reduce overall savings
Ideal for: Sellers prioritizing upfront cost over total cost.
LWF put our MLS listing online with a reasonable agent fee. Since we wanted to Sale our home by Owner, we were prepared to do photos, return phone calls and do house showings and paperwork for ourselves. The online listing service helped us to reach buyers with lower realtor rates.
This company is spamming people. They should be reported to the FTC. We already get enough garbage spam messages every day—there’s no reason for a U.S.-based company to be doing this.
4 – Flat Fee MLS Realty ⭐️⭐️⭐️
Florida brokerage with limited enhancements
Flat Fee MLS Realty provides MLS access in Miami with competitive pricing, though technology and listing duration may be more restrictive.
Pros: Florida-based service
Cons: Fewer advanced features
Ideal for: Sellers wanting a no-frills MLS listing.
From Victoria on Google Reviews:
Awesome service! Quick response time! Saved me tons! Shout out to Lauren who was always on the top of her game! She was very responsive and very helpful and nice
I have sold many homes with MLS listing services; this is the first time that I have seen a listing service wanting to collect a fee from the buyer’s agent and the seller. This is completely outrageous and, in my opinion, misleading and deceptive. With the additional fees that they charge would bring this MLS listing service and an additional $1,000. They try to justify it by telling you how much you saved in commissions, but there many other MLS companies that charge you only the FLAT fee that they tell you to list the property. Read the fine print, avoid this company unless you want to pay them additional money. Oh yeah, they will waive your fee if you use their title company, no thanks, I will use my own title company and use an MLS service that deals honestly and with integrity.
This Company says he is saving me $38,000 in commissions, so is every other MLS listing company. But the other MLS listing companies do not charge the buyer and seller additional fees. By avoiding this company you will put a couple more thousands in your pocket and keep it out of his!!!
5 – HomeZu ⭐️⭐️⭐️
Higher pricing with optional support
HomeZu offers more hands-on assistance for Miami sellers, but at a higher cost that can limit commission savings.
Pros: Supportive service model
Cons: Higher fees
Ideal for: Sellers seeking guidance at a premium.
Chris listed my house and it sold in 4 days. The process was simple and his team was very responsive and knowledgeable. I will be using again.
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
6 – List Now Realty ⭐️⭐️⭐️
All-inclusive flat-fee approach
List Now Realty focuses on bundled features with fewer add-ons, which may appeal to sellers who want predictability.
Pros: Clear plans
Cons: Higher than entry-level pricing
Ideal for: Sellers wanting fewer decisions.
Matt was most helpful with giving us suggestions. When we needed to make changes to the listing the turnaround was prompt and accurate. Matt saved us at least $20,000!
From Phoebe on Google Reviews:
Matt Buttner is really arrogant realtor. I saw his active listing and called to his office and talked to 2 ladies their, giving me his cell phone. I called him 5 times, left a voicemail and sent a text message no response. I assumed that he went on vacation on memorial weekend, on Tuesday I called back the office they said will note my info and tell him to call back. That is horrible service, wasting other clients time and did not even provide “fair respect” to all clients. They all deserve to get fair treatment. Worst of the worst communication and arrogance!
7 – Florida Flat Fee Homes ⭐️⭐️⭐️
Minimalist, ultra-low cost option
Florida Flat Fee Homes targets experienced sellers who want the lowest possible cost and are comfortable handling the rest themselves.
Pros: Very low upfront fee
Cons: Minimal support
Ideal for: Confident FSBO sellers.
These guys are great!!! 2nd time I’ve SUCCESSFULLY used their service and sold my Million $$$ properties on my own. Getting ready to use them a 3rd time on an investment property.
I had a very disappointing experience with Florida Flat Fee Homes yesterday. The owner came across as extremely arrogant and dismissive, and made no effort to answer my questions in a clear or respectful way. I felt unheard and undervalued throughout the interaction. Based on my experience, I would not recommend this company. I suggest looking elsewhere for more professional and customer oriented service. In short Stay Away from this company.
8 – Homecoin ⭐️⭐️
Emerging platform with mixed feedback
Homecoin offers MLS listings in Miami with a newer service model and moderate pricing.
Pros: Transparent pricing
Cons: Limited local track record
Ideal for: Sellers open to newer platforms.
The Homecoin platform works well and all the texts/calls about the home came through and all the MLS changes i needed to execute flowed effortlessly with quick turn around.
Updates take at least 24 hours, and it’s been over 48 hours since I submitted my MLS listing and 5 hours since I submitted corrections and spoke with customer support, who assured me these simple changes would be quick. The fact that key information was incorrect shows a lack of QA and basic diligence. I would not recommend Homecoin, even if it was a free service.
9 – Houzeo ⭐️⭐️
Feature-rich but higher cost
Houzeo provides a polished interface and structured workflows, though success fees reduce overall value for Miami sellers.
Pros: Strong tech experience
Cons: Higher total cost
Ideal for: Sellers prioritizing software tools.
Houzeo will help you sell your home and follow up many times and walk you through all the steps you need to know and market your home and sell it all the way to closing.
I would never ever use this company because they charge your credit card before you get to read the terms and conditions. Then they make it extremely difficult to get a refund. It is a very backwards process to get a multiple listing!
10 – Wendy Smith Flat Fee MLS Services ⭐️⭐️
Simple broker-led service
Wendy Smith Flat Fee MLS Services offers basic MLS listings with a local touch, but fewer digital tools.
Pros: Straightforward approach
Cons: Limited functionality
Ideal for: Sellers preferring simplicity over technology.
I started the process on Wendy’s website and was immediately sent a very organized, thorough list of instructions to list my property. Wendy was immediately available the next day to help walk me through next steps and provide helpful and needed advice. I was very impressed with her knowledge and so appreciated her being so proactive to get my listing up in a jiffy.
Wendy Smith is extremely unprofessional and difficult to deal with. I have a series of texts and emails in which she is rude and unprofessional. We rarely heard from her unless we initiated contact. The contract states that she will make diligent and continued efforts to sell property but we have not seen such efforts. As far as we can tell she put the property on MLS and that is it. No marketing or advertisement was done. When we advised her we were not happy with her efforts and asked to get out of the contract, she would not allow without paying a fee. Extremely unpleasant experience. This review was written after she declined our request to terminate the contract. She has since decided to terminate the contract.
