Updated October 2026. A day-by-day plan for owners who want a fast sale without a listing agent, built on NAR’s September 2026 market numbers.
Can you sell your home fast by owner? Yes, if you plan the first 30 days. As of September 2026, the median U.S. home sold in 33 days, per NAR. A by-owner seller who prices from recent sales, lists on the MLS in week one and answers buyers within hours can hit that pace. Most delays come from slow replies, missing papers and an asking price set too high.

Key takeaways
- Median time on market was 33 days in September 2026, with a 4.8-month supply of homes (NAR).
- Buyers’ agents rate listing photos as highly important for 73% of their clients (NAR 2025 Profile of Home Staging).
- About 36% of Beycome sales closed in 2026 so far had a buyer with no agent (Beycome internal data, 2026).
- Your speed after the listing goes live matters as much as the price, and going live is quick: here’s how long it takes to list a house.
This guide is about tempo. Our separate guide to selling fast with smart pricing and prep goes deep on pricing and repairs. Here we lay out what to do each week, and what to have ready before a buyer asks for it.
What does a 30-day by-owner sale look like?
Thirty days to an accepted offer is a realistic goal in a balanced market. Closing then takes as long as the buyer’s loan and your contract dates allow. Here’s the plan we’d follow.
| Days | Goal | What you do |
|---|---|---|
| 1 to 5 | Ready the house | Declutter, deep clean, fix small items, pull recent sales. |
| 6 to 7 | Ready the listing | Photos, description, disclosures, showing plan. |
| 8 | Go live | MLS listing goes out to major home search sites. |
| 8 to 21 | Show and respond | Book showings fast, answer within hours, collect feedback. |
| 14 to 30 | Take an offer | Compare terms, counter, sign and open escrow or title. |
If two weeks pass with showings but no offers, the price is usually the issue. If there are no showings, it’s the photos or the reach. Our guide on selling fast in a slow market covers price cuts versus seller credits.
What should you do in the first week?
Set a price from sold homes
Use homes that sold nearby in the last three to six months, not current asking prices. Adjust for size, condition and updates. Start with our home value estimator, then check the sales it uses.
Market data helps you read the room. In September 2026 the national median existing-home price was $417,500, up 1.3% in a year, and inventory had risen to 1.60 million homes, per the National Association of Realtors. More supply means buyers compare more homes. Price at the market, not above it.
Prep only what buyers notice
In NAR’s 2025 staging report, the top recommendations from agents were decluttering (91%), cleaning the whole home (88%) and improving curb appeal (77%). Those are cheap. Big remodels are not, and they slow you down.
Get the paperwork together now
- Your state’s seller disclosure form, filled in honestly.
- The lead-based paint form if the home was built before 1978.
- HOA documents, recent utility bills, permits and warranties.
- Your mortgage payoff estimate and the deed.
Having these ready means you can answer a buyer the same day. That alone keeps deals moving.
How do you get buyers to see the home in week two?
Go where buyers search. A flat fee MLS listing puts your home in the same database agents use, and from there it reaches the major home search sites. A yard sign and a social post help, but the MLS is what brings buyers’ agents.
Photos come first. Shoot in daylight, every room, plus the front and the yard. Then write a plain description: beds, baths, square feet, updates with years, and what’s nearby.

Run showings like a business
- Answer every call, text and request within a few hours.
- Use a showing scheduler so agents can book without phone tag.
- Leave a one-page sheet with key facts, updates and utility costs.
- Ask every buyer’s agent for feedback the next day.
How do you handle offers without slowing down?
Compare the whole offer, not just the price. Look at the loan type and pre-approval, earnest money, inspection and appraisal contingencies, and the closing date. A slightly lower cash or well-documented offer can close faster.
Counter in writing, within a day. Keep it short and clear. If you’d like a person to negotiate with you, always on your side, Concierge adds experts who handle offers while you keep every decision.
Sell smarter
List your home on the MLS from $99
A flat fee instead of a percentage, and $0 to Beycome at closing. You stay in control of your sale.
Sell your home →Buy smarter
Get up to 2% back at closing
On homes listed by other agents, Beycome credits you up to 2% of the price at closing (1% kept, $1,499 minimum; not on FSBO homes or homes listed by Beycome sellers).
Buy a home →Do you need to work with buyer’s agents?
No, it’s not required; it’s your choice. Many buyers have an agent, and you can work with them as a by-owner seller. Whether you offer that agent any pay is up to you and is negotiated directly. For example, 2.5% of $417,500 would be $10,438. That figure is an example only: commissions are not set by law or by NAR rules and are fully negotiable. Sellers choose whether to offer any buyer-agent compensation, and how much. Since August 17, 2024, such offers can’t be shown on the MLS.
What happens between the offer and closing?
- The buyer’s deposit goes to a title company, escrow office or attorney, never to you directly.
- Inspections happen within the contract window; answer repair requests quickly.
- The lender orders the appraisal and finishes underwriting.
- Title is searched and any old liens are cleared.
- Borrowers get the Closing Disclosure at least three business days before closing, per the Consumer Financial Protection Bureau.
- You sign, the deed records and you’re paid.
Mortgage rates decide how many buyers can qualify, and they react to the market and to policy news from the Federal Reserve. When rates rise, expect more buyers to need seller credits or longer closings.
Selling in Florida or Texas? Beycome Title can handle the closing: Florida $99 prepaid at checkout, Texas $299 settlement fee per side. Michigan, Ohio, Illinois and Indiana are open too. Florida sellers can follow our 10-step Florida by-owner checklist.
What does a fast by-owner sale cost?
Your listing fee, your share of closing costs, any repairs or credits you agree to, and any buyer-agent compensation you choose to offer. With Beycome, Basic is $99, Enhanced is $399 and Concierge is $1,399, with $0 at closing. Every package includes e-signature, unlimited listing changes and ShowingTime where the MLS offers it.
Taxes matter too. If you owned and lived in the home two of the last five years, you may exclude up to $250,000 of gain ($500,000 for most married couples), per the IRS. Our guide on who pays closing costs when selling breaks down the rest.

Frequently Asked Questions About how to sell your home fast by owner
What is the best way to attract buyers quickly when selling without an agent?
Price from recent sales, shoot bright photos of every room and list on the MLS in week one. Then answer every request within hours.
How do I decide what price will help my home sell quickly?
Use homes that sold nearby in the last three to six months, adjusted for size and condition. With 4.8 months of supply nationally in September 2026 (NAR), buyers compare closely, so price at the market.
Can I sell my home fast by owner if it needs repairs?
Yes. Fix small, visible items, disclose the rest and price for condition. A repair credit can be faster than doing big work yourself.
Is a flat-fee MLS service enough to sell quickly?
It gives you the reach. Speed still depends on price, photos and how fast you respond. Beycome Basic is $99 with $0 at closing.
Should I work with buyer’s agents if I’m selling solo?
It’s your choice. Many buyers have agents, so being open to them widens your pool. Any pay for that agent is negotiable, and offers can’t be shown on the MLS since August 17, 2024.
How fast can I typically close when selling by owner?
Cash deals can close in a couple of weeks. Financed deals often take 30 to 45 days, depending on the lender and the contract dates.
Will buyers take my sale seriously if I’m not using an agent?
Yes, if the listing is on the MLS, the paperwork is ready and you reply fast. About 36% of Beycome sales closed in 2026 so far had a buyer with no agent (Beycome internal data, 2026).
What closing costs should I expect to pay?
Usually title or attorney fees, transfer taxes where your state charges them, your mortgage payoff, prorated property taxes and any credits you agreed to. They vary by state.
Prices as of October 2026. “$0 at closing” means no Beycome fee at closing; other closing costs, taxes, title and any buyer-agent compensation you agree to still apply.
