Updated November 2026. Numbers below come from the REALTOR® Association of Sarasota and Manatee (September 2026 county report), Florida Realtors®, the Sarasota County Property Appraiser, the Florida Department of Revenue and the Florida Statutes, all read November 1, 2026.
Yes, you can sell a Sarasota home without hiring a listing agent. As of November 2026, Beycome puts it on Stellar MLS for $99, and you owe Beycome $0 at closing. Sarasota County’s median single family sale was $485,000 in September 2026. Before you sign a contract, Florida law says you hand the buyer a written flood disclosure.

Which MLS do Sarasota buyers’ agents search?
Stellar MLS. It’s the big one in Florida. Its About page says it serves 80,000+ real estate pros through 19 association partnerships. It also says 1 in 2 single family Florida homes are listed with it. The local association here is the REALTOR® Association of Sarasota and Manatee, known as RASM, and its members work out of the same Stellar feed.
Why care? Your buyer might be a retiree from Ohio, a family moving down from Tampa or a local trading up from Venice. Their agents all search one database. You can’t add a home to Stellar yourself, though. A member brokerage has to enter it.
With our flat fee listing in Sarasota, a licensed Beycome brokerage enters it for you. The home then shows up on the major home search sites and the MLS. Most complete files go live within hours of finishing the questionnaire, and 2 business days is the outer limit. A photo shoot, if you book one, runs on its own schedule.
Once it’s on the MLS through us, your home isn’t a FSBO. Showing requests come in through ShowingTime where it’s offered, and you say yes or no. The listing gets its own Beycome phone line. Calls are forwarded to you with the caller’s details, which also arrive by text, so your cell number stays out of the public feed.
How fast were Sarasota County homes selling in September 2026?
Faster than a year ago, with fewer homes to choose from. RASM publishes a county report every month. Here’s the September 2026 summary for Sarasota County, which includes the city of Sarasota along with North Port and Venice.
| Sarasota County, September 2026 | Single family | Townhouse and condo |
|---|---|---|
| Closed sales | 681 (up 5.4%) | 309 (up 34.3%) |
| Median sale price | $485,000 (up 7.8%) | $335,000 (up 6.3%) |
| Paid in cash | 287 | 195 |
| Median percent of original list price received | 94.3% | 93.0% |
| Median time to contract | 51 days | 77 days |
| Active listings | 2,629 (down 16.2%) | 1,601 (down 12.0%) |
| Months of supply | 3.7 | 4.9 |
All changes are against September 2025. Two lines jump out. First, cash. Close to 4 in 10 house sales and more than 6 in 10 condo sales were paid in cash, so plenty of your buyers won’t need a lender’s appraisal at all. Second, the 94.3% figure. The typical seller got about 94 cents for every dollar of their first asking price. Price it right at the start and you’re less likely to chase the market down.
The wider metro tells the same story. Florida Realtors® reported 1,317 single family sales in the North Port-Sarasota-Bradenton area for September 2026, with a $485,000 median, up 4.3%. That area is Manatee and Sarasota counties together.
Zillow’s index for the city is lower than the county median. It estimates every home, not just the ones that sold. Its typical Sarasota value was $411,000 at the end of September 2026, down 1.5% from a year before. Treat it as background. Your price should come from recent closings near you, whether that’s Southside Village, Gillespie Park or a condo on the bayfront.
What must you tell a Sarasota buyer about flooding?
Three things, in writing, before the contract is signed. Section 689.302 of the Florida Statutes says a seller of residential property has to fill out a flood disclosure and give it to the buyer “at or before the time the sales contract is executed.” The law spells out the form word for word.
It opens with a reminder that homeowners’ insurance doesn’t cover flood damage and that the buyer should ask their own agent about separate flood coverage. Then you check a box on each of these.
- Whether you know of any flooding that damaged the property while you owned it.
- Whether you filed a flood claim with an insurer, including the National Flood Insurance Program.
- Whether you got help for flood damage, including help from FEMA.
The form defines flooding broadly. Think tidal or inland water spilling over, fast runoff from a creek or ditch, or water that stands for days after rain. On a barrier island, near a creek or on a low street that ponds after a storm, take your time with it. Pull your claim file before you list so your answers match the insurer’s records.
Your own history only
The form asks what happened during your ownership. It doesn’t ask you to guess about earlier owners. Answer what you know, keep copies of any claims or FEMA letters, and give the signed form to the buyer with your other disclosures.
Did you rebuild after storm damage? Know the 50% rule
This one surprises Sarasota buyers more than sellers. It’s a National Flood Insurance Program rule, and the Sarasota County Property Appraiser explains it on its website. Say a house in a flood zone was badly damaged. If repairs or upgrades cost more than 50% of the building’s market value, the whole house must meet today’s flood rules. That can mean raising it, using flood-resistant materials or adding flood vents.
The appraiser’s office gives the quick math. Take the improvement value from the last tax roll before the damage, multiply it by 1.2, and the limit is half of that. On a home with a $250,000 building value, that’s $250,000 × 1.2 = $300,000, so the limit would be $150,000. You can use an appraisal by a state-licensed appraiser instead. The office says that’s often the better choice, since its own values exist only for taxes.
Why does a seller care? Because a buyer planning a big remodel will run this number. If your house is in a flood zone and already had storm repairs, have the permits, the dates and any elevation paperwork ready. You can look up your flood zone and building value on the property appraiser’s search page in a minute.
What does selling cost on a typical Sarasota home?
Here’s a sample seller sheet. It uses Zillow’s $411,000 typical value for the city, as of September 30, 2026.

Get up to 2% back at closing
On homes listed by other agents, Beycome credits you up to 2% of the price at closing (1% kept, $1,499 minimum; not on FSBO homes or homes listed by Beycome sellers).
Buy a home →| Line | Flat fee listing | 3% listing commission (example) |
|---|---|---|
| Sale price | $411,000 | $411,000 |
| Listing fee | $99 upfront, $0 at closing | $12,330 |
| Deed stamps, 70 cents per $100 | About $2,877 | About $2,877 |
| Settlement fee with Beycome Title | From $99 (prepaid) | Depends on the company |
| Property tax proration | Your share of the year | Your share of the year |
| Buyer-agent compensation | Only if you agree to it | Only if you agree to it |
The 3% figure is an example only. Commissions aren’t set by law or by NAR rules, and they’re fully negotiable. You decide whether to offer anything to a buyer’s agent, and how much. Since August 17, 2024, those offers can’t appear on the MLS (NAR settlement FAQs).
Deed stamps are a state tax under section 201.02. The rate is 70 cents per $100 in every county but Miami-Dade, so Sarasota pays the standard rate. All parties to the deed are liable, whoever agrees to pay. Your contract decides who writes the check. On the county’s $485,000 house median, stamps come to about $3,395.
For the closing itself, Beycome Title handles Florida files, with a settlement fee from $99 when you prepay it at checkout. You can also pick any title company or attorney you like.
How do Sarasota property taxes follow you after the sale?
The property appraiser values every home in the county as of January 1, and that’s also the date that counts for exemptions. March 1 is the deadline to file for homestead for the current year. Tax notices go out in August and September, and the certified roll reaches the tax collector in the first week of October.
Had a homestead here for years? Then the Save Our Homes cap has held down your assessed value. The appraiser’s office lists the cap as 2.7% for 2026 and 2.9% for 2025. It was 3% from 2022 to 2024, when prices rose faster. Florida lets you carry some or all of that benefit to your next Florida homestead, which is called portability. Keep your last notice and ask the appraiser’s office for your number before you buy.
Buying again nearby? The Beycome buyer program in Sarasota is open to every buyer on homes listed by other agents. Beycome keeps 1% of the price, with a $1,499 minimum, and credits the rest of the buyer-agent commission to you at closing (the commission credit can’t apply where no buyer-agent commission is offered, like most FSBO homes, or on homes listed by Beycome sellers). Need a Florida loan? Beycome Mortgage pre-approval is available in Florida, and the credit never depends on using it.
