Stellar MLS: What Florida Home Sellers Need to Know (2026)

Updated October 2026. Figures come from Stellar MLS’s own pages (read October 26, 2026), Florida Realtors’ September 2026 report and Zillow’s Home Value Index for September 2026.

Stellar MLS is the listing database agents use across Central and Southwest Florida, from Orlando and Tampa to Sarasota, Ocala and Gainesville, plus Puerto Rico. As of July 2026 it served nearly 80,000 real estate professionals through 20 REALTOR® associations. Homeowners can’t join it, but you can get your home on Stellar through a licensed broker, including a flat fee one.

Key takeaways

  • Stellar MLS says it serves nearly 80,000 customers through 20 REALTOR® associations in Florida and Puerto Rico (July 2026).
  • Stellar says 1 in 2 single-family homes in Florida is listed with it, so most buyers’ agents in Central Florida search it every day.
  • Only licensed brokers can enter a listing. A flat fee broker can put your home on Stellar for $99 with $0 due to the broker at closing.
  • Once you market your home to the public, Stellar’s rules give the broker one business day to enter it in the MLS.

What is Stellar MLS?

An MLS (multiple listing service) is a shared list of homes for sale. Brokers post the homes they list and see everyone else’s. Buyers’ agents search it to find homes for their clients. Most home search sites get their Florida listings from MLS feeds. A home that isn’t on the MLS is much harder to find.

Stellar MLS is owned by local REALTOR® associations. Its shareholder page lists 18 shareholder associations and 2 customer associations, from the Orlando Regional REALTOR® Association and Suncoast Tampa Association of REALTORS® to the REALTORS® Association of Citrus County, which joined in July 2026. Stellar calls itself the largest MLS in Florida and Puerto Rico. On its about page it says it serves more than 80,000 customers. A July 22, 2026 release says “nearly 80,000”, so treat the number as roughly 80,000.

If you came here looking for the agent login, that’s on the Stellar MLS site. This guide is for homeowners who want to know what Stellar means for selling their home.

Which parts of Florida does Stellar MLS cover?

Stellar’s core is Central and Southwest Florida. In a September 2025 release it said it covered about 30% of Florida’s land area across 18 counties, plus Puerto Rico. It has grown since then: the REALTORS® Association of Citrus County became a shareholder in July 2026.

The table lists metro areas where a Stellar shareholder group works. It shows Zillow’s typical home value for September 2026. The last column is Florida’s deed tax at that value. It’s 70 cents per $100 under section 201.02 of the Florida Statutes.

Metro area Stellar association Typical value, Sept 2026 1-year change Deed stamps
Orlando metro ORRA $383,300 -1.4% $2,683.10
Tampa metro STAR $356,800 -0.9% $2,497.60
North Port-Sarasota metro RASM $403,500 -2.0% $2,824.50
Lakeland metro LAR $295,500 -2.2% $2,068.50
Ocala metro OMCAR $267,900 -2.2% $1,875.30
Gainesville metro GACAR $297,900 -1.1% $2,085.30
Homosassa Springs metro (Citrus County) RACC $268,700 -0.8% $1,880.90
Florida (whole state) — $375,400 -0.9% $2,627.80

Values are Zillow Home Value Index figures for all home types, as of September 30, 2026. The ORRA, STAR, RASM, LAR, OMCAR, GACAR and RACC are all Stellar shareholders. Florida Realtors’ own count put the statewide median sale price of existing single-family homes at $415,000 in September 2026, up 1.2% from a year earlier, with 20,537 closed sales and a 4.4-month supply.

What about South Florida? Since September 30, 2025, Stellar and MIAMI REALTORS® have shared access. Stellar subscribers can see listings in Miami-Dade, Broward, Palm Beach and Martin counties with their normal login, and MIAMI members can see Stellar listings. That’s search access, so a Miami home is still listed on Miami MLS, and an Orlando home is listed on Stellar.

Can I list my home on Stellar MLS without an agent?

You can’t enter a listing yourself. Stellar, like every REALTOR® MLS, only accepts listings from its broker participants. So you have three paths, and none of them is required. It’s your choice.

  • A full-service listing agent prices, markets and negotiates for you, and you pay what you agree to in the listing agreement.
  • A flat fee MLS broker enters your listing on Stellar for a set fee, and you handle showings, offers and negotiation yourself.
  • A pure for sale by owner sale skips the MLS, which keeps costs down but leaves your home off the database agents search.

With Beycome, the flat fee MLS listing starts at $99 for Basic, with $0 due to Beycome at closing. Stellar is one of the Florida MLSs we list on, along with Miami MLS, Beaches MLS, Florida Gulf Coast MLS and others. Your listing gets the maximum photos the MLS allows and the maximum listing term the state and MLS allow.** Every package includes e-signature, unlimited listing updates, ShowingTime scheduling where the MLS offers it, and Artur, our AI assistant, for offers and negotiation help.

A complete, correct file usually goes live within 2 business days, and often in about 2 hours. If you’d like a person to negotiate for you, Concierge gives you full support from our experts, and you stay in control of every decision. It’s $999 through October 31, 2026 (list price $1,399).

What Stellar listing rules should sellers know?

Stellar’s rules are written for brokers. But a few of them shape what you can do as a seller. Here are the ones that come up most.

The one-business-day rule. Stellar’s delayed distribution page says that within one business day of marketing a property to the public, the listing broker must enter it in the MLS. A yard sign, a social post or a public open house all count as public marketing. So if you plan to list, don’t start advertising before your listing is ready.

Delayed distribution. Under NAR’s Multiple Listing Options for Sellers policy, Stellar lets a listing be Active in the MLS but held off IDX and syndication sites for five calendar days. Other agents can still see it, book showings and send offers during those five days. You must sign Stellar’s Multiple Listing Options for Property Owners form, which says you understand the exposure you’re giving up.

Coming Soon and Office Exclusive. Stellar’s July 6, 2026 guide also describes a Coming Soon status, where showings aren’t required yet, and Office Exclusive listings that stay inside one brokerage with no syndication. Most sellers who want the widest exposure skip both and go straight to Active.

What does it cost to sell a home listed on Stellar MLS?

Stellar doesn’t charge homeowners anything. Agents and brokers pay its fees. What you pay depends on who lists your home, plus Florida closing costs.

Here’s an example on the Orlando metro’s typical value of $383,300 (Zillow, September 2026). A 3% listing commission would be $11,499. This figure is an example only. Commissions are not set by law or NAR rules and are fully negotiable. Sellers choose whether to offer any buyer-agent compensation, and how much. Since August 17, 2024, such offers can’t be shown on the MLS.

A flat fee listing on Stellar through Beycome Basic is $99, with nothing due to Beycome at closing. The state deed tax doesn’t change with the way you list. At $383,300 the documentary stamps come to $2,683.10. Title and settlement fees, any buyer-agent compensation you agree to and your share of property taxes still apply. Our article on who pays closing costs breaks them down.

Florida sellers also owe the buyer a flood disclosure. Under section 689.302 of the Florida Statutes, in force since October 1, 2024 (chapter 2024-215, Laws of Florida), you must say at or before signing the contract whether you know of flood damage during your ownership, and whether you filed a flood insurance claim or got federal help such as FEMA aid. Put it next to your other disclosures. If you write your own contract, read how to draft a Florida FSBO contract first.

For the closing itself, Beycome Title charges a $99 settlement fee in Florida when you prepay it on beycome.com.

Buying in Stellar’s area instead? Our buyer program is open to every buyer on homes listed by other agents. Beycome keeps 1% of the price (minimum $1,499) from the buyer-agent commission offered and credits you the rest (the commission credit can’t apply where no buyer-agent commission is offered, like most FSBO homes, or on homes listed by Beycome sellers).
