Selling Your House During a PCS Move: Timeline, Taxes and Options (2026)

Updated October 2026. Figures come from NAR’s September 2026 sales report, Freddie Mac’s October 22, 2026 rate survey, IRS Publication 523 and VA’s funding fee page.

Yes, you can sell your house during a PCS move, and you can finish the sale after you leave. As of September 2026, US homes sold in a median of 33 days (NAR). If you lived in the home 2 of the last 5 years, up to $250,000 of gain is tax-free ($500,000 for most married couples). On extended duty, you can pause that 5-year clock for up to 10 years.

Key takeaways

  • The median US home sold in 33 days in September 2026, so list as soon as your orders are firm.
  • The 30-year fixed rate averaged 7.32% on October 22, 2026, up from 6.19% a year earlier. A low rate on your current loan is a real reason to think about renting instead.
  • Service members on qualified extended duty can pause the IRS 5-year test for up to 10 years and still keep the tax break on a sale.
  • VA buyers can get seller help, but VA caps seller concessions at 4% of the home’s reasonable value.

How long does it take to sell a house before a PCS?

Plan on about a month to find a buyer, then more time to close. NAR’s September 2026 report put the median time on market at 33 days, up from 31 days in August. That’s a national figure. Your town, price and condition can move it a lot in either direction.

After you accept an offer, the buyer still needs an inspection, an appraisal and loan approval. So the date you sign isn’t the date you get paid. Our guide on what to do after you accept an offer walks through each step.

Here’s a simple order of work that fits most moves:

When What to do
Orders are firm Decide to sell or rent. Get a payoff figure from your lender.
Week 1 Fix small items, clean and take photos while the house still has furniture.
Week 1 to 2 List the home on the local MLS and set showing rules.
Offer accepted Pick a title or escrow company and ask about a mail-away or remote closing.
Before you leave Set up a power of attorney if someone will sign for you.

Photos matter more on a PCS sale than usual. Once the movers pack you out, the house looks empty and smaller. Shoot it first.

Should you sell or rent out your house when you PCS?

It depends on your rate, your rent math and how much landlord work you can handle from far away. There’s no single right answer, and plenty of military families do each.

Your mortgage rate is the first thing to check. Freddie Mac’s survey put the 30-year fixed rate at an average of 7.32% on October 22, 2026, and the 15-year at 6.68%. A year earlier they were 6.19% and 5.44%. If your loan is well below today’s rates, keeping it can be worth a lot over time.

Renting has costs, though. You’ll need a property manager or a trusted local helper, money for repairs and a plan for empty months. A rental also changes your tax picture. That leads to the next question.

One more point if you rent at your new station. Under the Servicemembers Civil Relief Act (50 U.S.C. § 3955), you can end a home lease you signed while in service once you get PCS orders, or orders to deploy for 90 days or more. You give written notice with a copy of your orders. On a monthly lease, it ends 30 days after the next rent due date.

Do you pay capital gains tax when you sell after a PCS?

Often not. Under IRS Publication 523 (2025 edition), you can exclude up to $250,000 of gain, or $500,000 for most married couples filing jointly. You must have owned the home and lived in it for at least 2 of the 5 years before the sale.

A PCS can break that 2-of-5 rule. That’s why the IRS lets members of the uniformed services and the Foreign Service pause the 5-year window while on qualified official extended duty. The pause can’t go past 10 years, and the pause plus the 5-year period can’t go past 15 years.

To count, you must be ordered to duty for more than 90 days or for an open-ended period. You must also serve at a duty station at least 50 miles from the home, or live in government quarters under orders.

So you can rent the house for a few tours and still sell it later with the tax break, as long as you fit those rules. Talk to a tax pro before you sell. Our list of tax facts for the sale of a home covers the basics too.

What should you know about selling to a VA buyer?

Near a base, many of your buyers may use a VA loan. VA lets sellers give credits for a buyer’s closing costs. VA does cap seller concessions at no more than 4% of the home’s reasonable value, which comes from the VA appraisal.

The buyer usually pays a VA funding fee too. For a first-use purchase loan with less than 5% down, it’s 2.15% of the loan amount, per VA’s page read in October 2026. Some buyers don’t pay it at all, such as those who get VA disability pay or active-duty members with a Purple Heart.

None of this is a cost you must pay as the seller. Who pays the appraisal, title insurance and recording fee is up for negotiation. For a plain breakdown, see who pays closing costs when you sell. Buyers can read our VA loan guide.

How do you sell a house from another duty station?

Most of the work can happen online now. The parts that still need a person nearby are showings, repairs and, in some places, signing at closing.

  • Use e-signature for the listing, offers and counteroffers.
  • Use a lockbox and a showing app so buyer agents can book visits without calling you.
  • Ask the title company early whether you can close by mail, with a mobile notary or with a power of attorney.
  • Leave a key, a utility list and a repair contact with someone you trust.

Your installation’s legal assistance office can help with a power of attorney before you go. Get a specific one for the sale of this house, not just a general one. Some title companies and lenders won’t accept a general form.

By owner, flat fee MLS or a full-service agent?

You don’t need a realtor to sell a house. It’s your choice. Each path has a fair case, and the right one depends on how much time you’ll have once you report.

A full-service agent handles pricing, showings, offers and the closing for you. That’s a real help when you’re 1,000 miles away. You pay for it, usually as a share of the price. Our commission by state data shows what that looks like in dollars.

Selling by owner means you do all of it yourself. Sites built for military communities, like MilitaryByOwner, let you post an ad. An ad on a website isn’t the same as the MLS, though. The MLS is the shared database buyer agents work from. Here’s how to list your house for sale by owner if you go that way.

A flat fee MLS listing sits in the middle. You pay a set price to get on the MLS and keep control of price, showings and offers. With Beycome’s flat fee MLS, plans are Basic $99, Enhanced $399 and Concierge $999 (a limited offer through October 31, 2026; list price $1,399). There’s $0 due to Beycome at closing.

We list in 17 states and DC. Every plan has e-signature, unlimited listing updates and ShowingTime scheduling where the MLS offers it. Support runs 7 days a week, and Artur AI answers 24/7. On Concierge, a dedicated expert handles the negotiation, and you still make every call. See how to list on the MLS without a realtor for the full process.

Buying at your new station? Our buyer program is open to every buyer, with no upfront fee. We keep 1% of the price (minimum $1,499) and credit the rest of the buyer-agent commission to you at closing (the commission credit can’t apply where no buyer-agent commission is offered, like most FSBO homes, or on homes listed by Beycome sellers). For closing, Beycome Title charges $99 in Florida and $299 in Texas. Starting November 1, 2026, it adds Michigan ($199), Ohio ($299), Illinois ($599) and Indiana ($199) with Prepaid Pricing.

What if you owe more than the house is worth?

Call your lender before you list. Ask whether a short sale or a loan change is possible in your case.

The DoD Homeowners Assistance Program (HAP) can help some owners who lose money on a sale. Right now it’s narrow. As of the Air Force benefits page reviewed May 18, 2026, HAP only takes applications from wounded, injured or ill service members and surviving spouses. A standard PCS move doesn’t qualify on its own today.

The SCRA also protects a mortgage you took out before you joined. Under 50 U.S.C. § 3953, a foreclosure during service or within one year after it isn’t valid without a court order, with narrow exceptions.

Frequently asked questions

Can I sell my house after I’ve already moved for a PCS?

Yes. Many sellers list and close from their new station. Use e-signature, a lockbox and a title company that can close by mail or with a power of attorney.

How long does it take to sell a house during a PCS?

The US median time on market was 33 days in September 2026 (NAR). Add time for inspection, appraisal and the buyer’s loan before closing.

Will I pay capital gains tax if I rent my house out after a PCS?

Maybe not. On qualified official extended duty, you can pause the IRS 5-year test for up to 10 years (IRS Publication 523). If you met the 2-of-5-year rule in the adjusted window, you can still exclude up to $250,000 of gain, or $500,000 for most joint filers.

Do I need a realtor to sell my house before a PCS?

No, it’s not required. It’s your choice. An agent handles the work for a fee. Selling by owner or with a flat fee MLS listing keeps more of the work, and more of the money, with you.

Is MilitaryByOwner the same as the MLS?

No. MilitaryByOwner is an advertising site for military communities. The MLS is the database local agents share. You can use both, but only a licensed broker can put your home on the MLS.

How much can a seller pay toward a VA buyer’s costs?

VA doesn’t cap credits for normal closing costs, but it caps seller concessions at 4% of the home’s reasonable value from the VA appraisal (VA, read October 2026).

Can I break my lease at my new duty station if I get orders again?

Usually, yes. The SCRA lets you end a lease signed during service after PCS orders, or deployment orders of 90 days or more. Send written notice and a copy of your orders.

Beycome prices as of October 2026: Basic $99, Enhanced $399, Concierge $999 through October 31, 2026 (list price $1,399). From November 1, 2026: Basic $129 in California and Illinois ($99 elsewhere), Enhanced $399, Concierge $1,399.

“$0 at closing” means no Beycome fee at closing; other closing costs, taxes, title fees and any buyer-agent compensation you agree to still apply. Buyer credit: Beycome keeps 1% of the price (minimum $1,499); lender approval required; commissions are negotiable and not set by law or NAR rules, sellers choose whether to offer buyer-agent compensation, and since August 17, 2024 such offers can’t be shown on the MLS.
