Golf course home or country club membership: what’s the difference?
This is the question most buyers mix up. A home on or near a course gives you the view and the open space. A membership gives you the right to play, dine and use the club. Some communities bundle the two. Others sell them apart.
| Question | Home near a course | Club membership |
|---|---|---|
| What you buy | The house and lot | Access to golf, dining, tennis, spa |
| Ongoing cost | Property tax, HOA dues if any | Dues, food minimums, assessments |
| Required? | No | In some communities, yes |
| Resale | Sold with the home | Equity memberships may transfer or be resold; check the bylaws |
| Biggest risk | Course changes or closes | Dues rise, or a big assessment |
Some clubs are private equity clubs, where members own a share. Toscana in Indian Wells is one: it describes itself as a private equity club and residential community with two 18-hole Jack Nicklaus courses. It’s one of many Palm Springs country clubs in the desert resort area, each with its own rules.
Pros and cons of joining a country club
- Pro: golf, tennis, pickleball, fitness and dining a short walk or cart ride away.
- Pro: a ready-made social life, with events, dinners and leagues.
- Pro: gated communities often add privacy and security.
- Con: dues and food minimums keep coming, whether you play or not.
- Con: assessments can arrive when the club renovates or the course needs work.
- Con: a mandatory membership can shrink your pool of buyers when you sell.
Can you rent a Palm Springs club home as a vacation rental?
Maybe, but check before you count on that income. Palm Springs rules are strict. Under Municipal Code Chapter 5.25, vacation rentals are allowed only as a secondary use of a home, only in single-family homes, and not in apartments, per the City of Palm Springs Vacation Rentals page, read October 27, 2026.
- Ordinance 2075 caps vacation rental certificates at 20% of homes in each organized neighborhood.
- A new or yearly vacation rental registration costs $1,046, and a junior vacation rental $523, from December 1, 2025.
- The City Council adopted Ordinance 2133 on July 8, 2026, which amended the vacation rental rules again.
- A certificate is “a privilege, not a right,” in the city’s words.
On top of that, many club communities and HOAs set their own rental limits. So read the CC&Rs too. Rental potential is real in the desert, but only when both the city and the HOA allow it. Other valley cities set their own rules.
What should you check before buying near a club?
Buying a property in a club community means reading more paperwork than usual. In California, a seller in an HOA must give you, before the sale, a copy of the governing documents, a written statement of current regular and special assessments, any unpaid fines, and any approved fee increases not yet due, under Civil Code section 4525. If the documents ban rentals, the seller must say so.
- Ask whether membership is mandatory, optional or by invitation, and what it costs each year.
- Get the club’s dues history and any planned assessments in writing.
- Read the CC&Rs for rental limits, pets, exterior changes and guest rules.
- Ask who owns the course, and what happens if it’s sold or closed.
- Check the HOA’s last 12 months of board minutes, which you can request in California.
- Price the closing: Riverside County’s documentary transfer tax is $0.55 per $500 under state law, about $674 on a $612,100 Palm Springs home.
The transfer tax rate is set by Revenue and Taxation Code section 11911. Your purchase contract says who pays it. For more on HOA paperwork, read our guide to the HOA agreement and CC&Rs.

Is a club home a good investment?
It depends on the club, not just the location. A well-run club with steady membership helps a community. A club with falling membership, rising dues or a course for sale can drag values down. So treat the club’s finances like part of the house.
Small things still matter too. A green, cared-for yard helps resale anywhere; see our Property Tips: Improve Your Lawn to Reach a Better Market Value, or How Homeowners Can Increase Property Value with Simple Maintenance Strategies for the rest of the house.
