Frequently asked questions
The home I want doesn’t show up when I search. What do I do?
Check The property is not on your list, right under the search field. The search field becomes a link field. Paste the listing’s link there and click Continue.
Which sites can the link come from?
Any listing site: Zillow, Redfin, Realtor.com, or any other website. Copy the full address of the home’s own listing page, starting with https://. We use the link to pull the property’s details and prepare your offer.
Am I represented by an agent?
Yes. When you buy with Beycome, we act as your buyer’s agent. To represent you and pay you the commission credit, we need a signed Buyer Representation Agreement with you.
How does the “up to 2% back” work?
The seller typically pays a buyer-agent commission of 2.5% to 3%. Beycome keeps 1% and credits the rest back to you at closing. On a 3% commission, that’s up to 2% back: up to $9,000 on a $450,000 home.
Example only. Commissions aren’t set by law or by NAR rules and are always negotiable. Sellers choose whether to offer compensation to a buyer’s agent, and since August 17, 2024 that offer can’t be shown on the MLS.
You can put the credit toward your closing costs, your down payment, or an interest rate buy-down, up to the maximum your lender allows.
Are there conditions on the credit?
Yes. The credit requires a minimum commission of $1,499 and your lender’s approval, and some restrictions may apply for VA and FHA loans. It does not apply to For Sale By Owner properties.
How does the rest of the offer work?
Exactly like an offer on a home listed on Beycome: your account, what to have ready, pre-approval, co-buyers, what’s binding and what happens after you submit are all covered in How to make an offer on a house with Beycome.
