A Smarter Way to Sell Your Home in Austin
Selling a home in Austin has evolved rapidly over the past few years. As one of Texas’s most competitive and tech-driven real estate markets, Austin attracts buyers who almost always begin their search online. From downtown condos and East Austin bungalows to homes in Round Rock, Cedar Park, Pflugerville, and Dripping Springs, visibility on the MLS is no longer optional — it’s essential.
Yet many Austin homeowners are rethinking whether paying a 2.5%–3% listing commission makes sense when the primary goal is simply MLS exposure.
That shift has fueled the rise of Flat Fee MLS services. Instead of surrendering tens of thousands of dollars in commission, sellers pay one upfront fee to get their home listed on the same MLS used by real estate agents — while keeping control of the sale.
Not all Flat Fee MLS companies deliver equal value, though.
Some advertise low prices but introduce closing fees later. Others lack full coverage across Central Texas MLS systems. And a few rely on outdated technology that doesn’t match Austin’s fast-paced market.
We evaluated the top Flat Fee MLS services available to Austin-area sellers by analyzing pricing transparency, MLS coverage, platform usability, and real customer feedback. One provider consistently outperformed the rest:
✅ Beycome — Austin’s #1 Flat Fee MLS provider.
With a $99 flat fee, zero hidden charges, a modern digital platform, and access to Austin’s primary MLS networks, Beycome stands out as the best value for sellers who want maximum exposure without sacrificing equity.
Below is the full breakdown of the best Flat Fee MLS companies in Austin, Texas, and why Beycome earns the top spot.

Why Flat Fee MLS Services Matter for Austin Home Sellers
The Multiple Listing Service (MLS) remains the backbone of real estate marketing in the Austin metro area. Once a property is listed on the MLS, it is automatically syndicated to:
- Zillow
- Realtor.com
- Redfin
- Homes.com
- Hundreds of brokerage websites powered by IDX
For Austin sellers, a Flat Fee MLS service offers the perfect balance — full exposure without full commission. It provides FSBO-level control while still tapping into the same buyer pool used by traditional agents.

Antonia on Google Reviews:
After getting several quotes from real estate agents, I decided to give Beycome a try — and I’m so glad I did. The platform made listing my property incredibly simple, and I loved that I could edit photos, update prices, and schedule showings all in one place. Within two weeks, I received multiple offers and closed shortly after. The best part? I saved nearly $9,000 in agent commissions. Beycome gave me the tools and confidence to handle my own sale, and I’ll definitely use it again in the future.
2 – Brokerless.com ⭐️⭐️⭐️⭐️
Affordable & straightforward
A simple, budget-conscious MLS listing option for Austin sellers who want minimal frills.
Pros: Straightforward listing process
Cons: Limited technology and automation
Ideal for: Sellers who want basic MLS access in Austin without advanced features
Brokerless, Inc. is an amazing, attentive, and caring company. They went above and beyond to get my listing up in 24 hours even at Christmas. This level of professionalism needs to be honored. Thank you to the people at this amazing company for making this process so easy.
Did not get as far as using the service because I paid twice and did not receive an email for the next steps so I messaged customer service and the actual owner Jack called me super rudely and agitated like what do you want?! I was in disbelief that this was the customer service!! Customer service is the easy part just be a decent person people are paying you for it!
3 – List With Freedom ⭐️⭐️⭐️⭐️
Low upfront fees, added costs at closing
List With Freedom can be appealing at first glance, but Austin sellers should pay close attention to post-sale fees.
Pros: Low upfront listing price
Cons: Percentage-based fees charged at closing
Ideal for: Experienced FSBO sellers who are comfortable managing the process and potential add-on costs
LWF put our MLS listing online with a reasonable agent fee. Since we wanted to Sale our home by Owner, we were prepared to do photos, return phone calls and do house showings and paperwork for ourselves. The online listing service helped us to reach buyers with lower realtor rates.
I am in the midst of using this service and I cannot even get my email log-in fixed so I can upload an offer myself. Beware of these companies that report they have online support 7 days a week. I’ve tried to get my email address changed as it is missing an e. I’ve tried twice now. I can’t access my listing dashboard to even upload the contracts or update my listing!! In real estate time is of the essence. Not with this company! Hope you don’t have bigger issues than getting your email updated.
4 – Flat Fee Group ⭐️⭐️⭐️
Regional broker network with personalized service
Flat Fee Group operates through local brokers, offering varying levels of support.
Pros: Regional experience
Cons: Pricing and service vary widely
Ideal for: Austin sellers who want some broker involvement without full commissions
There are no online customer reviews for Flat Fee Group from trusted sources that we can find.
5 – HomeZu ⭐️⭐️⭐️
Higher cost but full-service add-ons available
Good for sellers who want additional assistance.
Pros: Multiple support options
Cons: Higher total cost than pure flat-fee providers
Ideal for: Sellers who want partial guidance in the Austin market
I have used Simple Choice Realty a number of times to list my properties for sale by owner on the MLS (Pennsylvania). Their listing process is cost effective, very simple and user friendly. Most buyers have a real estate agent and they are the ones who show the homes. Most buyers find your home on Zillow and this option gives your listing more exposure and also puts it on Realtor.com and the MLS. Chris and his customer service team are responsive and will answer questions for you within 24 hours or less. I highly recommend if you have some real estate experience and/or are comfortable selling a home yourself.
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
6 – Congress Realty ⭐️⭐️⭐️
Texas-focused brokerage with strong local insight
Brings experience but lags behind in technology.
Pros: Knowledgeable Texas brokers
Cons: Outdated tools and interface
Ideal for: Sellers who value experience over modern automation
Get on the MLS cheap! This service provided by Congress Realty was amazing. I got my house listed on the MLS for a small fee and they were available for more services if needed. I started in FSBO dot com website which referred me to Congress as the local affiliate, but I think I could have save $100 just using Congress directly. (Also, listing on FSBO dot com created a lot of spam calls and worse.). Just use Congress service directly. Their web portal makes it super easy to upload photos and change photos and listing details/price. I highly recommending trying them before using any other listing agents and see if they serve your needs since it is risk free.
Terrible service, terrible attitude. He actually called me rude when I called him complaining that after 5 weeks my house listing was still not working correctly and I had an agent and a buyer come to my door for a showing that I knew nothing about. Which I guess is better than the showings that I never had because Book A Showing was never working correctly. If you know anything about Real Estate, you know the first few weeks are critical! Then, after agreeing to refund my money and cancel my listing, he told me he would be talking to the other Flat Fee services. That sounds like some kind of threat and a violation of the Realtor’s Code Of Ethics to me. There are other, same cost options!!
7 – Texas Flat Fee MLS Realty ⭐️⭐️⭐️
Local flat-fee specialist
A straightforward option focused on simple MLS entry.
Pros: Easy listing process
Cons: Limited features and support
Ideal for: Sellers who want simplicity over advanced tools
There are no online customer reviews for Texas Flat Fee MLS Realty from trusted sources that we can find.
8 – Homecoin ⭐️⭐️
Modern listing model with moderate fees
Good for hands-on sellers comfortable managing everything themselves.
Pros: Simple online interface
Cons: MLS-related fees may still apply
Ideal for: Tech-savvy Austin sellers with prior FSBO experience
HomeCoin was fantastic. I would recommend that you have them review your listing for the small additional fee. Very helpful! We sold our home directly in two days and saved thousands in commissions. Why pay a listing broker when you are your home’s best agent!
From Brandon on Google Reviews:
Listing was Rejected CEO Jonathan Minerick responded saying unable to assist with my listing, after asking to elaborate says Fraud, then I ask for more details again and he ghosts me. Real professional. I could have easily provided the recorded deed or anything needed for verification as I purchased just 3 weeks ago. I spent a lot of time entering all the listing information and payment information.
9 – Houzeo ⭐️⭐️
Feature-rich platform with higher entry cost
Houzeo offers robust tools but at a higher price point.
Pros: Modern dashboard
Cons: Closing and success fees increase total cost
Ideal for: Sellers willing to pay more for extra features
Sebastian did an amazing job at walking me through the listing process from beginning to end!I would recommend Houzeo to anyone wanting to list their home!
Run don’t walk away from Houzeo. Spent half a day on the phone with their rep trying to get their application site to function after I paid their $224 fee. Changed browsers at their request. Still nothing. I requested a refund which starts with them sending an email with steps to take to apply for the refund. It was with this email that it was disclosed that they keep $75 for tying up half a day and receiving nothing. I requested a supervisor and finally received a call back at 6:30pm the next day. The “supervisor” proceeded to call me a liar and refused to include the $75 in my refund. Houzeo is not a trustworthy company.
10 – SimpleShowing ⭐️⭐️
Hybrid discount brokerage
SimpleShowing blends flat fees with agent involvement.
Pros: Some professional guidance
Cons: Significantly more expensive than flat-fee alternatives
Ideal for: Sellers seeking limited agent assistance rather than full independence.
I originally wanted to sell my home in Florida by myself, trying to save commission fees. I ended up working with Fred at SimpleShowing because I needed some help. It was a good decision. Even at a 1% fee, I still received full service. From setting up a photo session, scheduling showings with buyers, negotiating, and preparing for closing, everything was handled. My buyer was particularly challenging, but Fred is experienced, having sold hundreds of homes. I benefited from having him on my side. He kept the sale on track when another realtor might have let it fall apart. I also feel I got a good sale price. Thank you.
From Sheila on Google Reviews:
WORST experience ever! FALSE advertising company! NO SIMPLE SHOWINGS! KEITH hung up in my face, after a booked showing online that he didn’t want to do! Took the “show me the money” attitude about pre approval letter required, instead of doing his job of showing properties! Even though I had the letter but no way near the offer phase! It’s the nature of the commission based business!
Don’t JUDGE me by other past experiences but give QUALITY, COURTEOUS service! His LICENSE needs to be REVOKED! Meanwhile, JOHN(Atlanta) on the mainline had me self tour, call back if interested to sign for them to get commission without ANY work! Then forward email from Fred(unknown) to say the house toured last night isn’t available after my 3 hr drive! BUYERS steer CLEAR of this website! The Thirst is REAL! I can’t believe their rating! BAITED AND SCAMMED BIG TIME! SMH
