The Best Way to Sell Your Home in South Carolina
Selling a home in South Carolina looks very different today than it did even a few years ago. From the booming coastal market in Charleston and Myrtle Beach to thriving inland hubs like Columbia, Greenville, and Spartanburg — and fast-growing communities like Summerville, Bluffton, and Rock Hill — virtually every buyer now begins their home search online.
As demand holds strong and home values climb across the Palmetto State, more and more South Carolina homeowners are stopping to ask a critical question:
Do you really need to surrender 2.5%–3% of your home’s sale price just to access the MLS?
For a growing number of sellers, the answer is a firm no.
Flat Fee MLS services have emerged as a smarter alternative to traditional listings. Rather than paying a full listing commission, sellers pay a single upfront fee to place their property on the MLS — the same database buyer agents throughout South Carolina rely on every day. The result is full market exposure without thousands of dollars handed over in unnecessary fees.
But not all Flat Fee MLS companies deliver on that promise.
Some lure sellers with low advertised prices, then tack on percentage-based fees at closing. Others provide spotty coverage that skips key South Carolina markets. And many operate clunky, outdated platforms that make a simple listing feel like a second job.
To help South Carolina homeowners cut through the noise, we reviewed the top Flat Fee MLS companies operating statewide in 2026. We evaluated pricing transparency, MLS coverage, platform usability, seller tools, and verified customer feedback.
One provider clearly rose above the rest.
✅ Beycome is South Carolina’s #1 Flat Fee MLS service for 2026.
With a $99 flat fee, zero closing costs, and statewide MLS access, Beycome delivers the strongest combination of savings, exposure, and seller control available to South Carolina homeowners today.
Below is our complete breakdown of the best Flat Fee MLS companies in South Carolina — and why Beycome leads the market.

Why Flat Fee MLS Services Matter for South Carolina Home Sellers
The MLS is the engine that drives real estate visibility in South Carolina. Once a property is listed, it’s automatically syndicated to Zillow, Realtor.com, Redfin, Homes.com, and the thousands of brokerage websites that agents across the state use to find homes for their clients.
A Flat Fee MLS service gives sellers direct access to this same exposure — without hiring a traditional listing agent. For homeowners who want genuine market reach without inflated commissions, this approach is the ideal middle ground.
With the overwhelming majority of buyers starting their search online, MLS access in South Carolina is no longer a nice-to-have — it’s the foundation of a successful sale.

From Owen on Google Reviews:
I had a pretty solid experience using Beycome. The tools were great for listing, managing offers, and even handling showings. My only issue was with the initial setup. I had a couple of questions that didn’t get answered right away, but once I reached out to support, they resolved everything. Overall, I’m happy with the service..
2 – Brokerless.com ⭐️⭐️⭐️⭐️
Long-standing flat fee MLS provider with transparent statewide coverage and no hidden closing fees.
Pros: Trusted track record, no closing fees
Cons: Minimal support and add-on services
Best for: Experienced FSBO sellers who are comfortable pricing, marketing, and negotiating on their own
I reached out on Friday am and my property was in the MLS on Saturday am. I sent the pictures via email and asked for an open house alert and Moe was able to get it done. Our property was populated in the multiple common realty sites almost immediately after we completed the steps. Highly recommend for sellers who want to market/sell their own property to save listing fees/percentages with easy MLS exposure !
Did not get as far as using the service because I paid twice and did not receive an email for the next steps so I messaged customer service and the actual owner Jack called me super rudely and agitated like what do you want?! I was in disbelief that this was the customer service!! Customer service is the easy part just be a decent person people are paying you for it!
3 – ListWithFreedom ⭐️⭐️⭐️⭐️
List With Freedom offers low entry pricing but typically charges a percentage-based compliance fee at closing, which can significantly reduce savings on higher-priced homes.
Pros: Low upfront listing cost
Cons: Percentage fees at closing reduce net savings
Best for: Sellers prioritizing the lowest possible out-of-pocket cost upfront
I’ve used them on 5 or 6 listings now (I’m a real estate investor) and have gotten so frustrated with the clunkiness. Main thing is the showings software and dashboard stuff is always a mess and it’s hard to wrangle all the details. Then when there’s problems, their team takes a day or two to respond (when you have showings actively happening and need a quick response). The customer service people half the time don’t really know what’s going on or how to solve the issue. But everything else they do pretty well.
This company is fraudulent and lied during the entire process the agent for Wisconsin was complicit in the fraud knowingly or by ignorance and in either case is a party to the crime, i have been selling real estate for 27 years , the property was listed with 2 supposed mls #’s one free MLS # and one real one, the real one never went live, i am fighting for a refund and just glad its over, DO NOT TRUST THEM
4 – Carolina Realty Solutions ⭐️⭐️⭐️⭐️
A South Carolina-based company brining genuine local expertise to the flat fee space.
Pros: Deep local knowledge, strong service options
Cons: Significantly higher upfront cost than most competitors
Best for: South Carolina sellers who want local broker familiarity and don’t mind paying a premium for it
I fired my real estate company because they just were not doing what I asked of them ,then I hired Carolina Realty Solutions .Things went so much smoother and I saved thousands of dollars with the help of Melissa Faile. Anyone interested in selling their home she is the person I would definitely use again.
Update- It took a Judge to get 100% of my earnest $ back because the realtor failed to have her clients respond as directed by the contract AND because the CRS agent altered signed documents that made it appear as if I (buyer) was in concurrence. Yes, it took almost 4 months get get my $5 K back, but I did. BOTTOM LINE- budget prices get you budget performance. I would not use this Carolina realty solutions to sell old winter jackets much less my home. Just my opinion…

Buy a home →Pros: Strong MLS exposure
Cons: Potential closing fee on some listing tiers
Best for: Sellers who want flexibility throughout the process
I have used Simple Choice Realty a number of times to list my properties for sale by owner on the MLS (Pennsylvania). Their listing process is cost effective, very simple and user friendly. Most buyers have a real estate agent and they are the ones who show the homes. Most buyers find your home on Zillow and this option gives your listing more exposure and also puts it on Realtor.com and the MLS. Chris and his customer service team are responsive and will answer questions for you within 24 hours or less. I highly recommend if you have some real estate experience and/or are comfortable selling a home yourself.
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
6 – Homecoin ⭐️⭐️⭐️
A low-cost flat fee MLS option that keeps things simple.
Pros: Low flat fee, straightforward process
Cons: Limited coverage in some SC markets
Best for: Sellers who are comfortable handling pricing, marketing, and the closing process independently
HomeCoin was fantastic. I would recommend that you have them review your listing for the small additional fee. Very helpful! We sold our home directly in two days and saved thousands in commissions. Why pay a listing broker when you are your home’s best agent!
From Kristina on Google Reviews:
They literally argue with you about your own property information and everything takes days to almost a week to resolve. Email support comes across rude and snippy and getting a phone call is like pulling teeth. What a headache. They also messed up the listing multiple times. Say you have to sign forms when I already have and submitted multiple times. Wrong person to contact listed. Wrong property amounts entered. Exhausting !!! Do not recommend.
7 – ISoldMyHouse.com ⭐️⭐️⭐️
A national flat fee MLS platform that operates in South Carolina markets.
Pros: Lower cost than traditional commissions
Cons: Extra fees and broker compliance fees
Best for: Sellers wanting a lower-cost alternative to full-service agents
Excellent experience. I sold my house and saved. 17,000 in real estate commissions. The people there were great and always available. I would do it again. They supplied everything from all the paperwork we would need to the lawn sign. Great Experience!!!
I sold my house .com (Jody Ryan) refused to reinstate my ad ,after I had asked to hide it for a while and asked to put it back on he said it had been on the site too long. The agreement was, ad is good until sold. I would not place an ad with this company they don’t keep their word.
For Sale by Owner put my ad back on with no problem.
8 – Houzeo ⭐️⭐️
A tech-forward flat fee MLS platform with a polished dashboard and strong online functionality.
Pros: Management tools offered
Cons: Percentage-based closing fees significantly reduce savings
Best for: Sellers in areas where other flat fee services lack coverage
Zackery was very helpful and knowledgeable. I was able to get my problem resolved, and my form submitted. Thank you, Zachary for your help !!
From Carrie on Trustpilot:
After a 30 day experience with Houzeo, it was a trial and great error. Buyer beware. Trying to get anything listed or updated takes countless days. Simply list yourself through social media, realtor.com, zillow.com and save yourself the money and moreover the hassle. We received 0 traction with Houzeo in any way. Poor experience!
