Which flat fee MLS companies serve Philadelphia, and how do they rank?

We ranked on what a Philadelphia seller actually gets for the money: total cost on the typical home, photos, how long the listing lasts, and whether anyone helps with offers. Here’s the order.

1. Beycome is Philadelphia’s #1 flat fee MLS service for 2026

$99 on Bright MLS, $0 at closing, every photo slot the MLS allows and the longest term Pennsylvania allows, 12 months. Every package includes e-signature, online offers, unlimited free listing changes and ShowingTime where Bright offers it. On Basic and Enhanced, Artur, our AI assistant, helps you read and answer offers. Support runs 7 days a week, with Artur AI 24/7.

It’s also more than a listing. You sell, and if you’re buying next, our buyer program in Philadelphia is open to every buyer, with no upfront fee. We’ve helped 22,000+ homeowners save over $225 million, with a home sold every 30 minutes (Beycome internal data, October 2026).

2. Homecoin

Homecoin’s Pennsylvania page shows $199 for Bright MLS, with max photos, 12 months and 10 free changes. Its FAQ says it never charges at closing. Offer help isn’t included; it sells listing help for $99 to $299.

3. Brokerless

$99 and no closing fee, like Beycome Basic. The gap is the listing itself: 6 photos for 6 months. Its $188 plan gets max photos and 12 months. Its Pennsylvania page names Bright MLS.

4. ISoldMyHouse

$299 for up to 10 photos and 6 months, or $399 for max photos and 12 months. No closing fee is stated. You handle negotiation yourself.

5. Houzeo

Bronze is $399 with $0 at close, 25 photos, 6 months and 10 listing changes. Silver, Gold and Platinum add 0.5% to 1.25% at closing, with a $999 minimum. On the typical Philadelphia home, Platinum’s 1.25% comes to $2,895, plus $499 upfront.

6. Fizber

MLS Boost shows $270, marked down from $295, for 6 photos and 6 months. Fizber’s own page lists Pennsylvania among states with a 0.1% success fee at closing: $231.60 on $231,600.

7. HomeZu

$399 plus 0.1% at closing, 25+ photos and 6 months. A 12-month term costs $99 more. Its $749 Pennsylvania plan adds one contract review by an agent.

8. List With Freedom

The lowest sticker price, $89, but Gold adds 0.5% at closing. On $231,600 that’s $1,158, so $1,247 all-in. Its page names Bright MLS, West Penn MLS and Greater Lehigh Valley MLS.

Why does a $99 listing look so different from one company to the next?

Because the price tag hides the two things buyers notice first: photos and time on market.

Beycome Basic and Brokerless’s $99 plan both cost $99 and charge $0 at closing. Beycome Basic carries as many photos as Bright MLS takes and runs up to 12 months, the maximum the state and MLS allow in Pennsylvania.** Brokerless’s $99 plan carries 6 photos for 6 months.

Six photos is tight for a Philadelphia rowhome. Buyers want the front, the kitchen, each floor, the basement and the back patio or deck. A trinity or a long Fishtown row eats those six slots fast. A 6-month term also matters in a slow season. If your home lists in November, a winter on the market can run out the clock before spring buyers arrive.

How much transfer tax will a Philadelphia seller pay?

More than almost anywhere else in the state. Pennsylvania charges 1%. The City of Philadelphia adds 3.578%. That’s 4.578% in all, per the city’s Department of Revenue, on the sale price or assessed value plus any assumed debt. The city and Philadelphia County are one government, so no separate county share sits on top.

Seller’s half, if split evenly$5,301.32

Who pays? The city says the tax is usually split evenly, but that’s not a legal requirement. It can collect 100% from either side. So write the split into your agreement of sale. The state’s Department of Revenue says the same thing in its own words: buyer and seller are jointly and severally liable.

Here’s what that means next to your listing fee. On the typical home, your half of the transfer tax is about 53 times the cost of a $99 listing. It’s the biggest number on most Philadelphia sellers’ settlement sheets after the mortgage payoff.

What else does Philadelphia ask of a seller?

Two things stand out. First, the state seller disclosure: a signed and dated statement goes to the buyer before the agreement of sale is signed, under 68 Pa.C.S. § 7303. Second, a city document. The Department of Licenses and Inspections says anyone selling property in Philadelphia needs a Property Sales Certification. It shows the zoning classification, the last established use and any open violations. It costs $139, and the city says processing takes five business days.

When is a full-service plan worth it in Philadelphia?

Compare top plan to top plan. Beycome Concierge is $999 until November 2, 2026 ($1,399 list price), with $0 at closing. A dedicated expert negotiates with you, always on your side, and every decision stays yours. Houzeo Platinum is $499 plus 1.25% at closing, $3,394 all-in on the typical home. List With Freedom Platinum Plus is $395 plus 0.25%, or $974, with a transaction coordinator and no negotiator named. Here’s what Beycome Concierge includes.

Do you need a realtor at all? No, it’s not required; it’s your choice. An agent does more of the work for a commission. A flat fee listing puts you on Bright MLS and leaves the showings and offers to you. Both paths sell homes in Philadelphia every week.
