What is Allentown’s pre-sale inspection?
It’s a city safety and maintenance check, and it applies whether you list with an agent or by owner. The city’s Pre-Sales Inspection Procedure names For Sale by Owner sales directly. Here’s how it works:
- Within five business days of offering the home for sale, you request and pay for the inspection.
- Residential fees are $100 for up to three units, plus $25 for each extra unit. That includes one re-inspection within 30 days.
- A second re-inspection costs $75 per unit. After that, $150 per unit.
- The inspection report is good for one year.
- If the home passes, you get a Certificate of Compliance.
What if the inspector finds problems? You can fix them before settlement. Or the buyer can take them on. In that case the city needs a signed, notarized Acceptance Form at least 3 days before the transfer, and you give the buyer a copy of the report. After settlement, a Buyer’s Information Report goes to the city within three days.
