Flat Fee MLS

How to List Your Pennsylvania Home on the MLS by Owner (2026)

Updated October 2026. MLS sites, the State Real Estate Commission’s rules and Beycome’s Pennsylvania prices checked on October 31, 2026.

You can’t put your home on a Pennsylvania MLS by yourself. A broker licensed in Pennsylvania has to enter it, so “by owner” means signing with a flat-fee broker. As of October 2026, Beycome lists you on Bright, West Penn, Greater Lehigh Valley or Pocono Mountains MLS for $99, with $0 at closing, for up to 12 months.

You still set the price, run the showings and choose the offer. Ready now? Start your Pennsylvania MLS listing.

Key takeaways

  • Pennsylvania has several regional MLSs. Your address decides which one buyers’ agents near you search.
  • State rules cap an exclusive listing at 1 year and ban automatic renewals, so a Pennsylvania listing runs up to 12 months.
  • Beycome Basic is $99 in Pennsylvania, with nothing due to Beycome at closing.
  • Your other costs don’t go away: transfer tax, title charges and any buyer’s agent pay you agree to.

Can you list your own house on the MLS in Pennsylvania?

Not on your own. An MLS is a database run for licensed brokers and their agents. West Penn Multi-List, for example, says it serves its “broker subscribers and their agents.” So a homeowner can’t log in and post a listing.

What you can do is hire a flat-fee broker. You sign a listing agreement, and the broker enters your home under its license. Then you do the selling. You answer calls, show the home and decide on offers. Our guide to the types of listing agreements explains the options.

In Pennsylvania, Beycome’s brokerage is Beycome Brokerage Realty LLC, license #RB070477. If you want the full picture of selling without an agent, including disclosure, transfer tax and settlement, start with our Pennsylvania FSBO guide. This page sticks to one job: getting on the MLS.

Which MLS covers your part of Pennsylvania?

There’s no single statewide MLS that every agent uses. Each region has its own, and some reach across state lines. Here’s where Beycome lists Pennsylvania homes (Beycome internal data, October 2026), with what each MLS says about itself.

Where your home isMLSAbout the MLS
Philadelphia, the southeast and central PennsylvaniaBright MLSCovers parts of six states plus Washington, D.C., about 40,000 square miles, with 100,000+ real estate pros
Allentown, Bethlehem, EastonGreater Lehigh Valley MLSOwned by Greater Lehigh Valley REALTORS, which has 3,000+ members in Lehigh, Northampton and Carbon counties
Pittsburgh and western PennsylvaniaWest Penn MLSRun by West Penn Multi-List, Inc., based in Pittsburgh
The PoconosPocono Mountains MLSThe local MLS for the Pocono Mountains area

Bright is worth a closer look. It formed in 2015 from 43 real estate associations, and it calls itself the largest MLS in the nation. Its markets are Delaware, Maryland, New Jersey, Pennsylvania, Virginia, West Virginia and Washington, D.C. So a Bright listing in Bucks County is seen by agents across the line in New Jersey and Maryland too.

Live near the edge of two regions? Ask which MLS local agents actually use. We’d rather tell you upfront than put you on a system nobody near you searches.

How do you list your Pennsylvania home on the MLS, step by step?

Most sellers get through these steps in a few days. Doing them in this order avoids the usual holdups.

  1. Check who’s on the deed. Every owner signs the listing agreement. An estate, trust or LLC needs its papers ready.
  2. Pick a price from recent sales. Our free home value calculator gives you a range to start from.
  3. Fill out the seller disclosure statement. Pennsylvania wants it signed and in the buyer’s hands before anyone signs the agreement of sale.
  4. Gather the listing details. Have your parcel number, square footage, rooms, school district and any HOA fees. Our Pennsylvania property tax search guide shows where to find the parcel number.
  5. Upload photos. Beycome lets you add as many photos as your MLS allows. Bright light and clean rooms do most of the work.
  6. Sign the listing agreement and go live. We check the file against MLS rules. A complete file goes live within 2 business days, or 36 hours or less on Enhanced.
  7. Take showings and offers. ShowingTime handles requests where your MLS offers it. Offers land in your dashboard, and Artur, our AI assistant, helps you read them.

Once you’re live, the listing also flows to the major home search sites, like Zillow, Realtor.com and Redfin. For the parts that work the same in every state, see how to list on the MLS without a realtor.

How much does a flat fee MLS listing cost in Pennsylvania?

Beycome has three packages in Pennsylvania. All are paid once, upfront, with $0 due to Beycome at closing. Here’s what you get, read from our Pennsylvania page on October 31, 2026.

PackagePriceWhat it adds
Basic$99Your local MLS, 1,000+ sites, max MLS photos, unlimited changes, ShowingTime where available, online offers, legal forms, Artur AI
Enhanced$399Everything in Basic, plus a pro photo session with 25 HD photos, yard sign, open house signs and live on the MLS in 36 hours or less
Concierge$999 until Nov. 2, 2026, 9 a.m. ET, then $1,399 list priceEverything in Enhanced, plus a dedicated expert, pricing help, a full CMA and negotiation and paperwork support

With Concierge, your expert negotiates with you and is always on your side. You make every call. Details are on our Concierge page.

How does that compare with a traditional listing? As an example, a 3% listing fee on a $300,000 home would be $9,000. Commissions are not set by law and are negotiable, and you choose whether to offer anything to a buyer’s agent.

Some costs stay the same either way. Pennsylvania’s realty transfer tax is 1% for the state plus a local share, often another 1%. It’s 4.578% in Philadelphia and 5% in Pittsburgh, and buyers and sellers usually split it by custom. There are also title charges and any buyer’s agent pay you agree to. Our guide on who pays closing costs walks through the full list.

How long does a Pennsylvania MLS listing last?

Up to 12 months. That’s not a Beycome choice. The State Real Estate Commission’s rule, 49 Pa. Code § 35.332, says an exclusive listing can’t run longer than 1 year. It also bans automatic renewals.

In most other states we list for up to 24 months, so Pennsylvania is shorter. If your home hasn’t sold after a year, you can sign up again. Price changes, new photos and status updates stay free and unlimited the whole time.

Is listing by owner the right call for you?

It depends on how much of the work you want. Neither path is wrong. Some sellers like full control and doing the showings. Others would rather hand it to an agent, and that’s a fair choice too.

A flat-fee listing suits you if you’re comfortable pricing from local sales, answering buyers’ agents and reading offers. If you want a person beside you for the hard parts, Concierge adds that. Either way, Beycome is more than an MLS listing. It’s a full platform to sell, buy and close, and buyers can use our buyer program too.

22,000+ homeowners have used Beycome so far, saving over $225 million in total (Beycome internal data, October 2026). Ready to join them? List your Pennsylvania home on the MLS.
