Updated October 2026. Six upgrades that make a patio, deck or balcony feel like a resort, in the order we’d spend the money. Sources, including NAR’s outdoor features report and a DIY outdoor kitchen guide, were read on October 28, 2026.
To make your outdoor space feel luxurious, start with comfortable, durable furniture, then add one standout feature, like an outdoor kitchen, a fire pit or good lighting. As of October 2026, a ready-to-assemble outdoor kitchen kit can go in within 2 to 6 hours, while a scratch build takes 1 to 4+ weeks (RTA Outdoor Living). Layers of light and texture finish the look.

Key takeaways
- Pick one “wow” feature and do it well. A good seating area with lighting beats five half-finished projects.
- Outdoor kitchens come three ways: scratch-built (1 to 4+ weeks), ready-to-finish (2 to 5+ days) or ready-to-assemble kits (2 to 6 hours), per RTA Outdoor Living.
- Gas, power and water lines usually need a licensed plumber or electrician, and digging needs an 811 call first.
- In NAR’s outdoor features report, 97% of REALTORS® said curb appeal matters in attracting a buyer.
Luxury outside isn’t about square footage. A 6 by 10 foot balcony can feel more expensive than a big bare yard if the pieces are right. What makes a space feel high-end is comfort you want to sit in, light you’d stay out for, and a few details that look deliberate. Here’s how to get there without spending like a hotel.
What furniture makes a patio feel high-end?
Start with the basics, because everything else sits on them. Buy fewer, better pieces. A deep sofa or two lounge chairs with thick, weather-resistant cushions will do more than a full dining set you never use. Sit in it before you buy it. If you wouldn’t nap on it, skip it.
Materials matter more outside than in. Teak is a dense hardwood that handles rain and sun well and weathers to a silver gray if you don’t oil it. All-weather resin wicker is lighter, easy to move and holds up to moisture. Powder-coated aluminum won’t rust and works near pools and the coast. Natural rattan and untreated pine look great in a catalog and usually look tired after one season outdoors.
- Measure first and leave at least 3 feet of walking room around furniture.
- Choose cushion fabric rated for outdoor use, and buy covers or a storage box for winter.
- Anchor the space with an outdoor rug. It makes a patio read as a room.
Should you build an outdoor kitchen?
If you love to cook and host, it’s the upgrade that changes how you use the yard. You’re no longer running back inside every five minutes. It’s also the biggest project on this list, so pick the method that fits your skill and timeline. Before you start, look at the three methods rtaoutdoorliving lays out in its DIY outdoor kitchen guide.
| Method | Skill | Time | What you handle |
|---|---|---|---|
| Build from scratch | High | 1 to 4+ weeks | Frame, finish, ventilation, combustible materials |
| Ready-to-finish (RTF) | Medium | 2 to 5+ days | Finishing and venting |
| Ready-to-assemble kit (RTA) | Low | 2 to 6 hours | Assembly; the kit is built non-combustible |
Times and skill levels are as stated by RTA Outdoor Living, read October 28, 2026.
Whichever way you go, plan the utilities first. The same guide lists what needs what: electricity for fridges, ice makers, lights and some grills; propane or natural gas for gas grills and side burners; plumbing for a sink. You can run a gas grill off a propane tank, but a sink or a built-in fridge means a licensed plumber or electrician. If any trenching is involved, contact 811 a few business days before you dig so buried lines get marked. It’s free.
A basic layout is a grill, a counter on each side for prep and serving, and storage underneath. A sink and a small fridge come next. A pizza oven or a side burner is the luxury layer. Keep the grill well away from the house siding and any overhang, and check your HOA rules before you build.
How do you create a cozy seating area?
Think about how you’ll actually use it. A morning coffee spot needs two chairs and a small table in the shade. An evening hangout needs a sofa, side tables for drinks and something to gather around. That’s usually a fire pit or an outdoor fireplace. Check local burn rules and keep a fire pit on a non-combustible surface, well away from trees and the house.
Give the space some privacy. Planters with tall grasses, a slatted screen, outdoor curtains on a pergola or a row of shrubs can turn an exposed patio into a room. Our ideas for a bigger, better outdoor space and four ways to improve your backyard go deeper on layouts. If you’re building a deck to put it all on, read our guide to choosing the right deck builder.
What lighting and tech add the most?
Lighting is the cheapest luxury upgrade there is. Use three layers, just like indoors:
- Ambient: string lights over the seating area or a pergola.
- Task: a bright light over the grill and prep counter.
- Accent: low-voltage or solar path lights, and uplights on a tree or wall.
Put the string lights on a dimmer or a smart plug, so you can set the mood from your phone. Warm white bulbs, around 2,700K, look softer than cool white.
Sell smarter
List your home on the MLS from $99
A flat fee instead of a percentage, and $0 to Beycome at closing. You stay in control of your sale.
Sell your home →Buy smarter
Get up to 2% back at closing
On homes listed by other agents, Beycome credits you up to 2% of the price at closing (1% kept, $1,499 minimum; not on FSBO homes or homes listed by Beycome sellers).
Buy a home →A TV or outdoor theater
If you watch games outside, a weatherproof outdoor TV is built for the job. A regular TV under a covered porch will struggle with humidity and glare. A projector and a pull-down screen is the budget version of an outdoor theater for summer movie nights. Add a pair of weather-resistant speakers and you’re set.
Finishing touches
Throw pillows in two or three colors, a couple of blankets for cool nights, lanterns and a few large planters do the rest. Group plants in odd numbers and mix heights. For more ideas, see our six DIY garden projects and these gardening tips every homeowner should hear.
Does a luxury outdoor space add value when you sell?
It helps a home show well, and buyers notice. In NAR’s Remodeling Impact report on outdoor features, 92% of REALTORS® said they had suggested sellers improve curb appeal before listing. 98% said curb appeal is important to a potential buyer. The same report found 40% of owners did their outdoor project entirely themselves.
Not every dollar comes back at sale, though. Built-in features like a kitchen, a deck or a pergola stay with the house. Furniture, TVs and decor usually go with you. Two money notes: IRS Publication 523 lists a deck, patio and landscaping among improvements that can add to your home’s basis, so keep the receipts. And our guides on why outdoor design matters for home value and how unique amenities boost property values explain what buyers pay for.
When you list, show it off. Photograph the patio at dusk with the lights on. Beycome lists your home on the MLS for a flat fee with the maximum photos the MLS allows: Basic $99, Enhanced $399, and Concierge $1,399, with $0 at closing. See the flat fee MLS packages.
Shopping for a home with a great yard instead? The Beycome buyer program is open to every buyer on homes listed by other agents (the commission credit can’t apply where no buyer-agent commission is offered, like most FSBO homes, or on homes listed by Beycome sellers). Beycome keeps 1% of the price, minimum $1,499, and credits the rest at closing, with lender approval.
