Updated October 2026. For the full by-owner selling plan, see our Charleston FSBO guide.

How does Charleston Trident MLS work for an owner?

Charleston Trident MLS is the system local agents search every day, and most free Charleston FSBO websites never reach it. You can’t enter a home yourself. Only licensed brokers can. A flat fee broker does it for a set price. You keep the showings, the offers and the choices.

Beycome lists on Charleston Trident MLS and, from there, the listing syndicates to Zillow, Realtor.com, Redfin and more than 1,000 sites. A complete, correct file goes live within 2 business days, often in about 2 hours. A photo shoot, if you add one, is booked separately.

The 750-character limit catches people. That’s about five short sentences. On TheMLS in Los Angeles, a seller gets 4,000. So in Charleston every word has to work. The photos and data fields tell the rest. Is it your choice to list this way? Yes. An agent is not required. Some sellers hire one to price, market and negotiate. Others list with a flat fee broker and do those parts. Both are fair.

What goes into a Charleston listing file?

Gather this before you start the listing. It’s the same information buyers’ agents will ask for in the first phone call.

Item Where to get it Why it matters in Charleston
Tax map number and assessed value Charleston County tax records Buyers check if your bill uses the 4% rate
Flood zone FEMA Flood Map Service Center Sets flood insurance cost
Elevation certificate, if you have one Your closing file or insurer Helps buyers price flood insurance
SC disclosure form SC Real Estate Commission Due before the contract is signed
HOA or POA documents and dues Your association Common in Mount Pleasant, Daniel Island and James Island
Future vacation rental bookings Your rental manager Must be listed in writing before the deal is final
Up to 100 photos and 750 characters of remarks You or a photographer Charleston Trident MLS limits

Write remarks like a short ad, not an essay. Lead with what a buyer can’t see in the photos: “Flood zone X, no flood insurance required by lender” (if true), “new roof 2024,” “walk to Coleman Blvd.” Then stop. Size, beds, baths and lot have their own fields.

Which Charleston facts do buyers check first?

Flood zone and drainage

Flooding comes up in every Charleston sale. The city has a long-term plan for floods and sea level rise, with updates online (City of Charleston). Look up your parcel on the FEMA Flood Map Service Center and put the zone in your file. If your home flooded or you filed a claim, say so on the form. Buyers find out anyway, through the insurer.

The 4% or 6% tax ratio

South Carolina taxes an owner-occupied legal residence on an assessment of 4% of fair market value; second homes and rentals are generally fall in the 6% class for “all other real property” (SC Code 12-43-220). Your bill may look low because you get the 4% rate. A buyer who won’t live there pays more. Note which rate your bill uses, so no one is surprised.

Vacation rentals

On Folly Beach, Isle of Palms or Kiawah, many homes rent by the week. State law says that before the contract is final, the seller must list in writing every future week the home is booked (SC Code Title 27, Chapter 50). Ask your rental manager for the calendar before you list.

Historic districts and HOAs

Much of the peninsula is in historic districts, where outside changes need design review. Many homes in Mount Pleasant and on Daniel Island have an HOA or POA with its own rules and fees. Have the papers ready. Buyers’ agents ask in the first call.

What does listing and closing cost in Charleston?

The listing fee is the smallest line. Here’s what a seller of a typical $587,500 Charleston home can expect.

Item Amount Source
Beycome Basic flat fee MLS $99, $0 at closing Beycome, October 2026
Deed recording fee ($1.85 per $500) About $2,173.75 SC Code 12-24-90
Closing attorney Quoted by the firm SC requires attorney-supervised closings
Buyer-agent compensation, if you offer it Negotiable; your choice NAR settlement FAQs

The deed fee is set by law: a state fee of $1.30 and a county fee of $0.55 for each $500 of value, or part of $500 (SC Code 12-24). Who pays it is part of your contract. Ask your closing attorney.

South Carolina is an attorney state. Its Supreme Court treats a closing as the practice of law, so a lawyer runs it (Doe v. McMaster, Opinion No. 25508). Get a quote early. Beycome Title doesn’t work in South Carolina; see the footnote. Our guide to drafting a South Carolina purchase contract covers the contract side.

If a buyer comes with an agent, you choose whether to offer that agent anything; since August 17, 2024 such offers can’t be shown on the MLS (NAR). For plain help on loans and closing papers, the Consumer Financial Protection Bureau and HUD are good places to start.

Frequently asked questions

Do I need a real estate agent to list on the MLS in Charleston?

No, it’s not required; it’s your choice. A flat fee broker can enter your home on Charleston Trident MLS while you handle showings and offers. An agent is a fair option if you’d rather hand those off.

How does listing on the MLS benefit me as a seller?

Charleston Trident MLS is where local buyers’ agents search, and the listing syndicates to Zillow, Realtor.com, Redfin and 1,000+ sites. That’s far more reach than a yard sign.

Are there risks involved in listing my home on the MLS without an agent?

You take on pricing, showings, negotiation and paperwork. In Charleston that includes the flood zone, the 4% or 6% tax ratio, HOA documents and any vacation rental bookings. The tax ratio sits on the county record under the parcel’s TMS number, or PIN. A closing attorney handles the closing itself, as our South Carolina sell-by-owner guide explains.

How much can I expect to save by using a flat-fee MLS service?

It depends on what you’d otherwise pay. As an example only, a 3% listing commission on a $587,500 home is $17,625; Beycome Basic is $99 with $0 at closing. Commissions are negotiable and not set by law.

How do I determine the right price for my MLS listing in Charleston?

Start with recent sales of similar homes on your street, then adjust for flood zone, condition and HOA. Values differ a lot across the region: $871,700 in Mount Pleasant versus $309,100 in North Charleston (Zillow, September 2026).

Can I make changes to my MLS listing once it’s live?

Yes. With Beycome you make changes yourself in the dashboard, with unlimited updates at no charge: price, photos, remarks and open house times.

Local figures: Zillow Home Value Index, September 2026 snapshot; South Carolina Code sections 12-24-90, 12-43-220 and Title 27 Chapter 50; MLS limits from Beycome’s Charleston Trident MLS page; all read October 28, 2026.

Prices as of November 2026 and subject to change: Basic $99, Enhanced $399; Concierge is $1,399. Basic is $129 in California and Illinois ($99 elsewhere). “$0 at closing” means no Beycome fee at closing; taxes, title, escrow and any buyer-agent compensation you agree to still apply.

Cancel free*: no cancellation fee (*Georgia MLS charges a mandatory $25; listings under contract can’t be canceled); no refund once the listing is live. Listing term**: the maximum the state and MLS allow (**24 months; 12 in Maryland and Pennsylvania). On Basic and Enhanced, offer and negotiation help comes from the Artur AI assistant, not a person; a person negotiates only on Concierge.

Commission figures are examples only. Commissions are not set by law or NAR rules and are fully negotiable; sellers choose whether to offer any buyer-agent compensation, and since August 17, 2024 such offers can’t be shown on the MLS. Buyer credit: no upfront fee; Beycome keeps 1% of the price (minimum $1,499) and credits the rest of the buyer-agent commission at closing, with lender approval. It is open to every buyer on homes listed by other agents; it can’t apply where no buyer-agent commission is offered, like most FSBO homes, or on homes listed by Beycome sellers.
