Who runs the MLS for Tuscaloosa homes?

Homes in Tuscaloosa, Northport and the small towns around them are listed on West Alabama MLS. It’s linked to the Tuscaloosa Association of REALTORS®, a trade group chartered in 1948 by local brokers. The association’s site says it serves most of West Alabama, naming Bibb, Fayette, Greene, Hale, Lamar, Pickens and Tuscaloosa counties.

The Tuscaloosa County Industrial Development Authority points house hunters to the same MLS search. It lists nine places in the county: Tuscaloosa, Northport, Coaling, Coker, Lake View, Brookwood, Vance, Woodstock and Moundville. A buyer moving here for a job often looks at several at once. One MLS entry reaches all of them.

Only member brokers can enter a listing. Our flat fee MLS listing for Tuscaloosa puts your home on West Alabama MLS, and from there it’s shared to Zillow, Realtor.com, Redfin and other home search sites. You set the price, approve showings and decide on every offer.

A complete, correct file goes live within 2 business days, about 2 hours on average. Missing details can slow that down. So can data that doesn’t match MLS records. Keep your parcel number and legal description handy.

What will closing cost you in Tuscaloosa County?

Alabama taxes deeds at 50 cents per $500 of value, under sections 40-22-1 through 40-22-12 of the Code of Alabama, according to the state Department of Revenue. The Tuscaloosa County Judge of Probate collects it when the deed is recorded. The county adds one detail that’s easy to miss. The value is always rounded up to the next $500, even if it’s one cent over.

Recording itself is cheap here. The county charges $3.00 per page and a $2.00 Probate Judge fee per document, so a basic one-page document is $5. Each name past two grantors or grantees adds $1, and so does each extra book-and-page reference.

Here’s the math on Tuscaloosa’s typical home value of $243,700 (Zillow, September 2026), assuming a three-page deed with two sellers and a buyer putting 20% down.

Line item Tuscaloosa County rule On a $243,700 sale
Deed tax $1 per $1,000, value rounded up to $244,000 $244
Deed recording, 3 pages $3 a page plus $2 Probate Judge fee $11
Mortgage tax on a $194,960 loan (usually the buyer’s line) 15 cents per $100 of debt $292.50
Beycome Basic on West Alabama MLS Flat fee, $0 due to Beycome at closing $99
3% listing commission, for comparison Example only, see note below $7,311

That last row is an example. Commissions are not set by law or NAR rules and are fully negotiable. Sellers choose whether to offer any buyer-agent compensation, and how much, and since August 17, 2024 such offers can’t be shown on the MLS.

Who pays the deed tax is something you and the buyer agree on, so put it in the purchase contract. Our guide on who pays which closing costs walks through the usual splits.

Don’t forget property tax. The Tuscaloosa County Tax Collector says taxes are due October 1. December 31 is the last day to pay without penalties or interest, and a December 31 postmark counts. Taxes become delinquent on January 1. If you close this fall, ask your closing attorney how the 2026 bill will be split so nobody pays twice.

What does the Probate office need on your deed?

The Judge of Probate’s recording page spells out what every deed must show, and a missing item can hold up your closing.

  • The source of title, written as “Source of Title: Deed Book xxx Page xxx”, which points to the deed you bought with.
  • The marital status of each seller.
  • The name and address of whoever prepared the deed.
  • The sales value: since August 1, 2012, the deed must show the total purchase price, actual value or assessor’s market value, or come with the RT-1 form.
  • The plat book and page for any home in a subdivision, plus a blank 3-by-3-inch box in the top right corner of page one.

The office takes originals only, and its fee sheet asks for a self-addressed return envelope. Documents go to the Judge of Probate, Recording, Room 137, 714 Greensboro Ave, Tuscaloosa, AL 35401. Most sellers let the closing attorney or title company handle this. Still, it helps to know why a deed might bounce.

Disclosure works differently. Alabama has no required seller disclosure form for used homes; the state follows “buyer beware”. An Alabama REALTORS® legal note, citing Ala. Code § 6-5-102 and the Moore case (2002), says you still have to disclose known defects that threaten health or safety, and you must tell the whole truth when a buyer asks a direct question. Homes built before 1978 also need the federal lead-based paint disclosure and EPA pamphlet.

Selling a home on Lake Tuscaloosa?

The City of Tuscaloosa’s Lakes Division, part of its Water & Sewer department, permits what gets built along the Lake Tuscaloosa shore. Its permit application covers piers, boat houses, boat hoists, stairs, seawalls, dredging, pumps and electrical work below the acquisition line. Permit holders agree to follow the lake rules in Ordinance No. 3885.

Here’s the part that matters for a sale. A dock or boathouse permit doesn’t just follow the house. The buyer files a transfer, which costs $50, and the city wants a copy of the deed with every transfer. The form also lists a $10 tag and a $50 annual user fee.
