Updated November 2026. Figures come from Georgia REALTORS® (September 2026 Augusta report), the Georgia Department of Revenue, the Superior & State Court of Richmond County, the Richmond County Tax Commissioner, Augusta Utilities and the EPA, all read November 3, 2026.
Yes. You can sell an Augusta home without a listing agent. As of November 2026, Beycome puts it on Greater Augusta MLS for $99, with $0 owed to Beycome at closing. Augusta’s median single family sale was $221,500 in September 2026, and Georgia’s transfer tax on that price comes to just $221.50.

Key takeaways
- Augusta closed 123 single family sales in September 2026 at a $221,500 median, up 5.8% from a year before.
- Inventory fell to 588 homes, 42.9% fewer than in September 2025, or 4.8 months of supply.
- Georgia’s transfer tax is $1 for the first $1,000 and 10 cents per $100 after that, so it stays small.
- Richmond County charges a flat $25 to record a deed, whatever the page count.
Which MLS do Augusta buyers’ agents search?
Greater Augusta MLS, run by the Realtors of Greater Augusta. It’s the system local agents check first for Augusta-area homes, so that’s where your listing needs to sit. It’s a separate system from Georgia MLS.
A homeowner can’t enter a listing there alone. A member broker has to do it. Our $99 flat fee listing for Augusta homes covers that step. Beycome Brokerage Realty LLC, the licensed Beycome brokerage in Georgia, enters your home, and it goes out to the major home search sites and the MLS. With a complete questionnaire it’s usually live within hours. Two business days is the outer promise.
A home listed this way isn’t a FSBO. It gets a Beycome phone number with its own extension. Calls ring through to you with the caller’s details, which also arrive by text, and your own number stays off the listing. You approve or decline each showing, through ShowingTime where the MLS offers it.
How fast did Augusta homes sell in September 2026?
A bit quicker than a year earlier, and for more money. Georgia REALTORS® publishes a monthly Augusta report built from MLS data across the state. Here’s the September 2026 picture.
| Augusta, September 2026 | Single family | Townhouse and condo |
|---|---|---|
| Closed sales | 123 (up 2.5%) | 18 (flat) |
| Median sale price | $221,500 (up 5.8%) | $189,500 (up 6.0%) |
| Days on market until sale | 63 | 95 |
| Share of list price received | 96.9% | 96.2% |
| Homes for sale at month end | 588 (down 42.9%) | 80 (down 22.3%) |
From January through September, single family sellers closed 1,104 sales at a $220,000 median. That median is 10% above the same stretch of 2025. The report is current as of October 16, 2026.
What does that mean for you? Supply dropped from 8.7 months to 4.8 months in a year, so buyers have fewer choices than they did. But a 96.9% sale-to-list ratio still says most homes closed a few points under asking. Price close to the recent sales on your street, and leave room for the inspection talk.
Zillow’s estimate for the city of Augusta was $187,700 on September 30, 2026, up 2.4% in a year. That index covers every home, not only those that sold. Across the metro, the figure was $250,500. Suburbs pull it up: Zillow had Evans at $408,400, Grovetown at $305,100 and Martinez at $283,700. So a “typical” number tells you little until you know which side of the county line you’re on.
What does a seller pay at closing in Richmond County?
Less in taxes than in many states. Georgia’s real estate transfer tax, set by O.C.G.A. 48-6-1, is $1 for the first $1,000 of the price and 10 cents for each extra $100. The Department of Revenue says the seller owes it, though contracts often shift it to the buyer. It’s paid before the clerk will record the deed, and the PT-61 declaration that goes with it is filed online.
The quick rule: about $1 per $1,000. Here’s a sample sheet on the $221,500 September median.
| Item | Beycome flat fee | 3% commission (example) |
|---|---|---|
| Sale price | $221,500 | $221,500 |
| Listing cost | $99 upfront, $0 at closing | $6,645 |
| Georgia transfer tax | $221.50 | $221.50 |
| Recording the deed in Richmond County | $25 | $25 |
| Recording the payoff of your security deed | $25 | $25 |
| Buyer-agent compensation | Only if you agree to it | Only if you agree to it |
The 3% is an example only. Commissions aren’t set by law or by NAR rules, and they’re negotiable. You decide whether to offer a buyer’s agent anything, and how much. Since August 17, 2024, those offers can’t be shown on the MLS (NAR settlement FAQs).
The Richmond County fee schedule lists $25 for a deed or any instrument tied to real estate, and $25 for each cancellation, satisfaction or release. A plat costs $10. Your contract decides who covers which fee, and your closing office handles the filings.
Beycome Title closes in Florida, Texas, Michigan, Ohio, Illinois and Indiana, not in Georgia. For an Augusta sale, you or your buyer pick a Georgia closing office. Our sellers close with local closing attorneys, title companies and lenders every day.
How does the homestead exemption affect an Augusta sale?
It matters more to your buyer, and to your next home, than to this sale. The Richmond County Tax Commissioner’s guide says a regular homestead exemption goes to owners who live in the home as their legal residence on January 1. The window to apply runs from April 2 of the year before to April 1 of the year you want it.
Two lines from that guide are worth knowing when you sell.
- A new application is needed after you buy a new home or after any deed change. Your exemption doesn’t follow you to the next address.
- The Tax Assessor’s office should be told when an owner moves out of a homesteaded property.
If you’re buying again in Augusta, put April 1 on your calendar. Close in November and live there on January 1, and you can apply right away for the next tax year. Members of the armed services who keep a legal residence and vote in another state aren’t eligible, the guide says, so check your status before you file.

List your home on the MLS from $99
A flat fee instead of a percentage, and $0 to Beycome at closing. You stay in control of your sale.
Sell your home →Buy smarter
Get up to 2% back at closing
On homes listed by other agents, Beycome credits you up to 2% of the price at closing (1% kept, $1,499 minimum; not on FSBO homes or homes listed by Beycome sellers).
Buy a home →Older house? Plan for the lead paint form
If your home was built before 1978, federal law says you give the buyer the EPA pamphlet and tell them about any lead-based paint you know of before they sign. Housing built after 1977 and foreclosure sales are exempt. Check your build year on the county’s property record, and have the form ready with your listing.
What should you handle before moving out of an Augusta home?
Your water account, mostly. Augusta Utilities handles water and sewer for the city, and its customer service line starts or stops service and sets up payment plans. You can also go in person to the Walker Street office or the Peach Orchard Road Division.
- Ask for the stop a few days before closing day, not the morning of.
- Give a forwarding address for the final bill.
- Tell your buyer which providers serve the house, so their move-in day goes smoothly.
Read the final water reading against the closing date. A bill that runs past the day you hand over the keys is easy to dispute when you’ve written the date down.
