Polk County’s median single family sale was $325,000 in September 2026. If an insurer ever paid you a sinkhole claim on the house, Florida law says the buyer must hear about it before closing.

Where do Lakeland buyers’ agents look for homes?
On Stellar MLS. Lakeland REALTORS®, the local board on East Orange Street, runs Stellar MLS classes for its members and sends anyone looking for local and county stats to Stellar’s monthly snapshot. Stellar says 1 in 2 single family Florida homes are listed with it.
A homeowner can’t post straight to Stellar. A member broker has to do it. Our $99 flat fee listing for Lakeland homes handles that part: a licensed Beycome brokerage enters your home, and it goes out to the major home search sites and the MLS. Finish the questionnaire with complete details and it’s usually live within hours. Two business days is the outside promise.
This isn’t new ground for us. Beycome’s Lakeland page shows 12 homes sold by Beycome sellers between February and October 2026, priced from $85,000 to $720,000. That’s a starter house near downtown at one end and acreage out by Lakeland Acres at the other.
A home on the MLS through Beycome isn’t a FSBO. It gets a Beycome phone number with its own extension. Calls ring through to you with the caller’s details, which also come by text. You approve or decline every showing, through ShowingTime where Stellar offers it.
What did Polk County homes sell for in September 2026?
A little less than a year before, and fewer of them changed hands. Florida Realtors® groups the whole county into the Lakeland-Winter Haven metro area. Its September 2026 report shows this.
| Lakeland-Winter Haven (Polk County) | Single family | Townhouse and condo |
|---|---|---|
| Closed sales, September 2026 | 905 (down 8.8%) | 105 (up 7.1%) |
| Median sale price, September 2026 | $325,000 (down 1.5%) | $254,999 (down 7.4%) |
| Closed sales, January to September | 8,389 (down 6.6%) | 892 (down 7.2%) |
| Median price, January to September | $323,995 (down 0.3%) | $249,999 (down 5.7%) |
Every change compares with 2025. For context, the statewide single family median that month was $415,000, so Polk sits about $90,000 under the Florida figure. That gap is a big reason people keep moving here from Tampa and Orlando. It also means your buyer may be stretching to qualify. Expect FHA and VA offers, and expect the appraisal to matter.
Zillow’s estimate for the city of Lakeland is $309,400, as of September 30, 2026. That index covers every home, not only the ones that sold. Use it as a gut check. Your list price should come from recent closings in your own pocket of town, whether that’s Dixieland, Lake Morton or a newer subdivision off Highway 98 North.
What does Florida law say about sinkholes when you sell?
Polk sits on limestone, and the Florida Geological Survey describes sinkholes as a common feature of the state’s karst terrain. Two parts of the insurance code matter to a Lakeland seller.
First, disclosure. Section 627.7073(2)(c) says a seller whose sinkhole claim was paid by the insurer must tell the buyer, before closing, that a claim was paid and whether all of the money was used to fix the damage. Notice the wording. It’s about your own claim and your own repairs.
Second, the public record. When an insurer pays a sinkhole claim, it has to file the engineer’s report and certification with the county clerk, who records it. The insurer pays for that filing. The same section says the recorded report isn’t a lien and isn’t a title defect. Still, a buyer’s title search or a quick look in the Polk Clerk’s official records can turn it up, so be the one who brings it up first.
Gather this before you list
The engineer’s report, the stabilization certificate if repairs were finished, the payout letter and receipts showing where the money went. Buyers in Polk ask for them, and so do insurers quoting the buyer’s new policy.
Insurance shapes the buyer’s math too. Under section 627.706, every Florida property insurer must cover a catastrophic ground cover collapse. Broader sinkhole coverage is optional, at an extra premium, and the deductible can be 1%, 2%, 5% or 10% of the dwelling limit. A buyer who gets a quote with a 10% sinkhole deductible on a $300,000 house is looking at $30,000 out of pocket. Expect them to ask questions.
Florida’s flood disclosure under section 689.302 applies here as well. Give it to the buyer at or before signing. Homes near the city’s lakes and low drainage areas should take it seriously.
How much does a Lakeland seller pay at closing?
Here’s a sample sheet on Zillow’s $309,400 typical Lakeland value.
| Item | Beycome flat fee | 3% commission (example) |
|---|---|---|
| Sale price | $309,400 | $309,400 |
| Listing cost | $99 upfront, $0 at closing | $9,282 |
| Deed doc stamps, 70 cents per $100 | $2,165.80 | $2,165.80 |
| Recording a 3-page deed in Polk | $27 ($10 + $8.50 + $8.50) | $27 |
| Settlement fee, Beycome Title | From $99 (prepaid) | Varies by company |
| Buyer-agent compensation | Only if you agree to it | Only if you agree to it |
The 3% is an example, nothing more. Commissions aren’t set by law or by NAR rules, and they’re negotiable. You choose whether to offer a buyer’s agent anything, and how much. Since August 17, 2024, those offers can’t be shown on the MLS (NAR settlement FAQs).

Get up to 2% back at closing
On homes listed by other agents, Beycome credits you up to 2% of the price at closing (1% kept, $1,499 minimum; not on FSBO homes or homes listed by Beycome sellers).
Buy a home →Doc stamps are a state tax under section 201.02. Polk pays the standard 70 cents per $100. The clerk’s fee page shows that rate has held since August 1, 1992. It was 10 cents back in 1931. On the county’s $325,000 median, the stamps come to $2,275. Your contract says who pays them, and recording fees usually follow the document.
Who pays depends on your deal, but the closing itself can run through Beycome Title in Florida, with a settlement fee from $99 when you prepay it at checkout. Any title company or attorney you prefer works too.
One free tool before you list: the Polk Clerk’s Property Fraud Alert. Sign up and the office emails you whenever an official record is filed using your name. It won’t stop a fake deed, but it tells you fast. It’s worth doing if you’ve already moved out.
What should you set up before moving out of a Lakeland home?
Your utilities, mainly. Lakeland Electric is a department of the City of Lakeland, and many homes in town get electric and water on one city account. A few points from its moving page are worth knowing.
- Stop requests can’t be done the same day, so call or use My Account a few days before closing. There’s no charge to disconnect.
- Give a forwarding address for the final bill.
- Your deposit comes back by mail 30 days after the final bill is paid. Residential deposits are $150 for electric, $30 for water, $35 for wastewater, $15 for solid waste and recycling and $10 for stormwater.
- If you’re buying again inside the service area, a scheduled start costs $20 and a same-day start costs $40.
Not every Lakeland address is on city power, so check the service area map before you assume. Tell the buyer which utilities serve the house. It saves a scramble on move-in day.

Buying your next place nearby? The Lakeland buyer program is open to every buyer on homes listed by other agents. For a Florida loan, Beycome Mortgage pre-approval is an option, and the credit doesn’t depend on using it.
