A home buyer rebate is part of the buyer agent commission, credited back to you at closing. With Beycome, we act as your buyer’s agent, collect the commission the seller offers, keep 1% of the price (at least $1,499) and credit you the rest. Example: on a $400,000 home with a 3% commission ($12,000), Beycome keeps $4,000 and you get $8,000 back.

Our minimum is $1,499. If the commission the seller offers is lower, you pay the difference at closing. There’s no upfront fee either way.

Rules depend on the state, and your lender has to approve the credit. The credit isn’t available in Alabama or Tennessee: state law doesn’t allow real estate licensees to give buyers a rebate (Code of Alabama §34-27-36(a)(24); Tenn. Code Ann. §62-13-302(b)). Your credit can be applied to reduce your cash to close (closing costs), mortgage closing fees, or, in some cases, the final purchase price. Please note that the actual credit cannot exceed the maximum allowed by your lender and must comply with all applicable regulations, including those established by the Department of Housing and Urban Development (HUD).
