Where do Tallahassee buyers see your listing?
Local agents search Tallahassee MLS. It’s connected to the Tallahassee Board of REALTORS®, whose office sits at 1029 Thomasville Road, and its tech arm, CATRS, says it serves “Tallahassee, North Florida, and South Georgia.” So a buyer moving up from Thomasville or relocating for a state job is looking at the same feed.
An owner can’t post to an MLS directly. A member brokerage has to enter the listing. With our flat fee listing for Tallahassee, a licensed Beycome brokerage enters it, and the home shows up on the major home search sites and the MLS. Most complete files go live within hours of finishing the questionnaire. The outer limit is 2 business days. A photo shoot, if you book one, runs on its own schedule.
Your home isn’t a FSBO once it’s on the MLS through us; here’s how a FSBO MLS listing works. Agents book showings through ShowingTime where it’s offered, and you approve them. The listing gets its own Beycome phone line. Calls are forwarded to you with the caller’s details, also sent by text, so your cell number never sits in a public feed.
What did Tallahassee homes sell for in September 2026?
Prices eased while the year held steady. Florida Realtors® released its September 2026 metro numbers on October 16, 2026. They cover the Tallahassee MSA, which is Leon, Gadsden, Jefferson and Wakulla counties.
| Tallahassee MSA | Single family | Townhouse and condo |
|---|---|---|
| Closed sales, September 2026 | 259 (down 6.2%) | 59 (down 7.8%) |
| Median sale price, September 2026 | $329,950 (down 5.7%) | $195,000 (up 8.3%) |
| Closed sales, January to September | 2,673 (down 2.4%) | 537 (down 11.1%) |
| Median sale price, year to date | $340,000 (flat) | $194,750 (up 2.9%) |
Changes are year over year. One soft month doesn’t make a trend. The year-to-date median of $340,000 hasn’t moved at all from 2025, which tells you the market is steady rather than sliding.
Zillow’s index for the city alone is lower, because it estimates every home rather than just the ones that sold. Its typical Tallahassee value was $291,200 at the end of September 2026, up 1.5% from a year before. Use the index as a backdrop. Price your house from closed sales in your own neighborhood, whether that’s Killearn, Midtown or a street near the campuses.
Is your house in Leon County’s springs protection zone?
If you’re south of the city, maybe. This is the Tallahassee item most guides skip. Wakulla Springs lies south of the city in neighboring Wakulla County, and its water quality has slipped for years. Leon County points to rising nitrate in the groundwater that feeds the spring. Poorly kept septic tanks are one of the main sources.
In 2007, the county wrote a Primary Springs Protection Zone into its Land Development Code. It covers a large share of southern Leon County, where the soil lets water through fast. In 2012, the Florida Department of Environmental Protection set a nitrate limit of 0.35 mg/L for the Upper Wakulla River. A state cleanup plan followed, aimed at sewage plants and septic systems in the zone.
For a seller, it shows up in two ways. First, buyers and inspectors in that part of the county ask about the tank: its age, its type and when it was last pumped. Second, there’s money on the table. The county’s Septic Upgrade Incentive Program pays a one-time reimbursement of up to $7,500 per system to switch to an approved nitrogen-reducing system inside the Wakulla Springs Priority Focus Area. Costs above that are yours. Work done before the county approves the application isn’t covered.
Grant money runs out
The upgrade program runs on a $2.22 million grant from the state, and the county says it lasts until the funds are used up. If you plan to upgrade before you list, apply first and get the approval in writing. Then show buyers the paperwork.
Some neighborhoods have gone further and swapped septic for sewer. Leon County and the state have run four septic-to-sewer projects totaling $18 million, in areas like Woodville, Belair, Annawood and Northeast Lake Munson. The county’s springs GIS map shows whether an address is eligible. Look up yours before buyers do.
Who handles power and water when a Tallahassee house sells?
Inside the city, it’s usually the city. The City of Tallahassee runs its own utility, with electric, water, natural gas and waste service on one account. When you sell, you stop service at your closing date, and the buyer starts a new account in their name.
Your buyer may ask what to expect. The city lets new customers split a deposit over one, two or three payments. It waives the deposit for anyone who sends a letter from a past utility showing a favorable payment history of one or more years. Pass that along. Homes outside the city limits may be on a different power provider, so check your own bill.
What does selling cost on a typical Tallahassee home?
Here’s a sample seller sheet. It uses Zillow’s $291,200 typical value for the city, as of September 30, 2026.
| Line | Flat fee listing | 3% listing commission (example) |
|---|---|---|
| Sale price | $291,200 | $291,200 |
| Listing fee | $99 upfront, $0 at closing | $8,736 |
| Deed stamps, 70 cents per $100 | About $2,038 | About $2,038 |
| Settlement fee with Beycome Title | From $99 (prepaid) | Depends on the company |
| Property tax proration | Your share of the year | Your share of the year |
| Septic upgrade, if you choose one | Cost minus any county incentive | Cost minus any county incentive |
| Buyer-agent compensation | Only if you agree to it | Only if you agree to it |
The 3% figure is an example only. Commissions aren’t set by law or by NAR rules, and they’re fully negotiable. You decide whether to offer anything to a buyer’s agent, and how much. Since August 17, 2024, those offers can’t appear on the MLS (NAR settlement FAQs).
Sell smarter
List your home on the MLS from $99
A flat fee instead of a percentage, and $0 to Beycome at closing. You stay in control of your sale.
Sell your home →Buy smarter
Get up to 2% back at closing
On homes listed by other agents, Beycome credits you up to 2% of the price at closing (1% kept, $1,499 minimum; not on FSBO homes or homes listed by Beycome sellers).
Buy a home →Deed stamps follow section 201.02 of the Florida Statutes. The Department of Revenue says every party to the deed is liable for the tax, whoever agrees to pay it. Your contract sets who actually pays. A buyer’s new mortgage carries its own tax of 35 cents per $100. That one sits on the buyer’s side of the sheet.
Property tax works on a calendar year paid in arrears. Bills go out in November. Under section 197.162, paying early saves 4% in November, 3% in December, 2% in January and 1% in February. At closing, your title company credits the buyer for the part of the year you owned the home. Recording the deed adds a small clerk’s charge, which the Leon County Clerk can confirm.
For the closing, Beycome Title handles Florida files, with a settlement fee from $99 when you prepay it at checkout. You’re free to use any title company or attorney in town, since the choice of title company is set in your contract.
Staying in Florida after you sell?
Plenty of Tallahassee sellers just move across town. If you had a homestead exemption, Florida lets you carry part of your Save Our Homes savings to your next homestead. Section 193.155 caps the transfer at $500,000. Your old home must have had the exemption as of January 1 of one of the 3 years before. You generally apply by March 1 with the property appraiser in the new county.
That can lower the tax bill on your next place by a lot, so keep your old assessment notice. If you’re buying, the Beycome buyer program in Tallahassee is open to every buyer on homes listed by other agents. Beycome keeps 1% of the price, with a $1,499 minimum, and credits the rest of the buyer-agent commission to you at closing (the commission credit can’t apply where no buyer-agent commission is offered, like most FSBO homes, or on homes listed by Beycome sellers). Need a Florida loan? Beycome Mortgage pre-approval is available in Florida, and the credit never depends on using it.
