Updated October 2026. Local figures come from the City of Cape Coral, the Lee County Tax Collector, the Florida Department of Revenue, Florida statutes and the Royal Palm Coast Realtor® Association’s September 2026 report, all read October 30, 2026.

Key takeaways
- Cape Coral homes are listed on Florida Gulf Coast MLS, the MLS of the Royal Palm Coast Realtor® Association, which serves Lee and Hendry counties.
- Many Cape Coral lots carry a Utilities Extension Project (UEP) assessment on the tax bill. In FY2027, prepaying one runs from $10,296 to $33,367 per standard 10,000 square foot parcel, depending on the area.
- Florida deed stamps are 70 cents per $100 of price, so about $2,343 on a $334,700 sale.
- In September 2026, the RPCRA area had 982 closed sales of single family homes, a $360,000 median price and 7.0 months of supply.
Which MLS do Cape Coral buyers search?
Agents in Cape Coral, Fort Myers and the rest of Lee County work from Florida Gulf Coast MLS. The Royal Palm Coast Realtor® Association runs it. The group was founded in 1922 as the Fort Myers Board of Realty, and today it says it serves Lee and Hendry counties. Its monthly market numbers come from that same MLS, so the figures further down describe the pool your buyers are shopping in.
You can’t type a listing into the MLS yourself; a licensed broker does it, and our Florida flat fee MLS listing comparison shows what 13 companies charge. A member broker has to enter it. That’s the job our Cape Coral flat fee MLS listing does: the home goes on Florida Gulf Coast MLS and out to the major home search sites. A complete file is usually live within hours once the questionnaire is done, and always within 2 business days. Photos are scheduled separately.
Once it’s on the MLS through Beycome, the listing isn’t a FSBO, and it replaces your Zillow FSBO post. A licensed Beycome brokerage lists it, and agents can book showings through ShowingTime where the MLS offers it. You approve each request. Calls to the listing’s number are forwarded to you with the caller’s details, so your own phone stays off the MLS.
Does a UEP assessment follow your Cape Coral house?
Usually, yes. This is the local item most out-of-town sellers don’t expect. The city’s Utilities Extension Project brings city water, sewer and irrigation to neighborhoods that ran on wells and septic tanks. The cost is billed to each property it serves as a special assessment, and it shows up on your Lee County tax bill.
Owners pick how to pay. Some prepay. Others take the amortized option, which spreads the bill over 20, 25 or 30 years depending on the project. The city’s FAQ says that on the amortized plan, the assessment normally stays with the property when you sell. It isn’t due at sale just because the house changes hands.
There’s a catch. The same FAQ warns that some banks and lenders may require it paid in full. A buyer’s lender can turn a 30-year assessment into a closing-day number. So can a buyer who simply doesn’t want it. Either way, it becomes a negotiation point, and you’ll want the figure in hand early.
Here’s what the city publishes for FY2027. A full prepayment ranges from $10,296 in the Pine Island area to $33,367 in North 1 West, based on a standard 10,000 square foot parcel. Bigger lots pay more. Connecting the house costs extra. The city estimates roughly $2,000 to $2,500 to hook up all three services from the property line, septic abandonment included. Developed lots must connect within 180 days of the Notice of Availability.
The July 31 date
The city calculates each year’s UEP installment in August and September. If you pay off after July 31, that year’s installment still lands on your property tax bill. Clearing it takes two payments: the annual installment to the Lee County Tax Collector and the rest of the principal to the city. A late-summer closing should spell out who covers which part.
The payoff letter is free. The city runs it through its CapeIMS service, and the same lookup shows utility balances, open code cases and open building permits on the parcel. Pull it before you set a price. Then show it to buyers and put in the contract who pays what; here’s how a Florida real estate contract for sale by owner works. That keeps the subject out of the last week of escrow.
What other Cape Coral charges are on your tax bill?
Even without a UEP balance, a Cape Coral tax bill carries city assessments next to the county’s property tax. For FY2027, the city lists stormwater at $163.00 per equivalent residential unit and solid waste at $384.25 per unit for homes with four units or fewer. Fire service is $341.63 per parcel plus $3.16 for each $5,000 of structure value. On a house with $250,000 of structure value, that fire line comes to about $500.
The Lee County Tax Collector mails bills in November. Paying early earns a discount: 4% in November, 3% in December, 2% in January and 1% in February. The full amount is due March 31. Florida bills a calendar year in arrears, so at a closing before the bill comes out, your share for the months you owned the home is normally credited to the buyer. Your title company works out the exact numbers.
What does it cost to sell a Cape Coral home yourself?
Here’s a rough seller sheet on the city’s typical home. It uses the September 30, 2026 Zillow Home Value Index for Cape Coral, $334,700, down 2.9% from a year earlier.
| Item | Flat fee listing | 3% listing commission (example) |
|---|---|---|
| Sale price | $334,700 | $334,700 |
| Listing fee | $99 upfront, $0 at closing | $10,041 |
| Deed stamps (70 cents per $100) | $2,343 | $2,343 |
| Settlement fee with Beycome Title | From $99 (prepaid) | Varies by company |
| UEP balance, if any | Per city payoff letter | Per city payoff letter |
| Property tax proration | Days you owned the home | Days you owned the home |
| Buyer-agent compensation | Only if you agree to offer it | Only if you agree to offer it |
The 3% column is an example only. Commissions aren’t set by law or NAR rules, and they’re fully negotiable. You choose whether to offer any compensation to a buyer’s agent, and how much. Since August 17, 2024, those offers can’t be shown on the MLS (NAR settlement FAQs).
The deed stamp rule comes from section 201.02 of the Florida Statutes. The Department of Revenue notes that every party to the deed is liable for the tax, no matter who agrees to pay it. In practice, your contract says who pays. If the buyer takes out a mortgage, the note and mortgage carry their own taxes of 35 cents per $100, which is the buyer’s line, not yours.
Recording is a small line. Florida clerks charge $10 for the first page and $8.50 for each added page of a deed. Confirm with the Lee County Clerk before closing, since extra names and some document types add fees.
For the closing itself, Beycome Title handles Florida files with a settlement fee from $99 when you prepay it at checkout on beycome.com. You can also pick any title company or attorney you like; who picks the title company is up to your contract.
What does Florida’s flood disclosure ask a Cape Coral seller?
Cape Coral is a city of canals, and buyers ask about water first. Section 689.302 of the Florida Statutes requires a seller of residential property to give the buyer a form headed “FLOOD DISCLOSURE” at or before the time the contract is signed.

Get up to 2% back at closing
On homes listed by other agents, Beycome credits you up to 2% of the price at closing (1% kept, $1,499 minimum; not on FSBO homes or homes listed by Beycome sellers).
Buy a home →The form asks three things. Do you know of flooding that damaged the property while you owned it? Have you filed a flood insurance claim, including one under the National Flood Insurance Program? Have you received flood help, such as FEMA assistance? It also tells the buyer that a homeowners policy doesn’t cover flood damage.
Answer from your own records. Pull any claim letters and repair invoices from storm years before you list. A short, factual file reassures buyers far more than a vague “no issues.”
How fast are Cape Coral homes selling in fall 2026?
Slower than a year or two ago, and buyers have choices. The Royal Palm Coast Realtor® Association’s September 2026 report, released October 9, 2026, covers Lee and Hendry counties outside Bonita Springs and Estero. It found a $360,000 median sold price for single family homes, down 1.4% from August. There were 982 closed sales, down 10.2% from August, and 42 median days on market. Inventory reached 7.0 months of supply.
Condos and townhouses moved more slowly. Their median price was $220,000, with 244 closed sales, 89 median days on market and 11.1 months of supply. If you’re selling a canal-front condo, price it against what has closed nearby, not against active listings.
Zillow’s home value index tells a similar story for the city itself: a typical Cape Coral home was worth $334,700 at the end of September 2026, 2.9% lower than a year earlier.
What does that mean for you? Price from recent closed sales on your street or canal. Have your UEP payoff letter, flood records and permit history ready on day one. And plan for about six weeks of showings before you go under contract.

Cape Coral seller FAQ
Do I need a realtor to sell my house in Cape Coral?
No, it’s not required. It’s your choice. A listing agent handles pricing, marketing, showings and negotiation for a commission you agree on, while a flat fee real estate brokerage charges a set price instead. With a flat fee listing, you get on Florida Gulf Coast MLS and handle those steps yourself, with help when you need it. Before you pick a company, read Florida flat fee MLS reviews for what each one charges at closing.
Do I have to pay off my UEP assessment before I sell?
Not by city rule if you’re on the amortized plan. The assessment usually stays with the property. A buyer’s lender may still require it paid in full, so get the free payoff letter from the city and agree in the contract who pays.
Who pays doc stamps on a Cape Coral sale?
The contract decides, and the seller often pays the deed stamps. Florida law makes every party to the deed liable. The rate is 70 cents per $100 of price, about $2,520 on a $360,000 sale.
When are Lee County property taxes due?
Bills go out in November and are due March 31. Paying early saves 4% in November, 3% in December, 2% in January and 1% in February, per the Lee County Tax Collector.
Does a Cape Coral seller have to disclose past flooding?
Yes. Florida’s flood disclosure form, under section 689.302, asks about flood damage during your ownership, flood insurance claims and federal flood assistance. You give it at or before signing the contract.
How long does it take to sell a house in Cape Coral right now?
In September 2026, single family homes in the RPCRA area sold in 42 median days on market, and condos in 89, per the Royal Palm Coast Realtor® Association. Closing adds the time your contract allows.
