Pennsylvania has a few rules of its own: a 12-month cap on listing agreements, a seller disclosure statement before the agreement of sale, and a realty transfer tax that’s higher than in most states. Here’s what each one means for your sale.

Which MLS will my Pennsylvania home be listed on?
The one that covers your county, for the same flat fee:
| Area | MLS |
|---|---|
| Philadelphia, southeastern and central Pennsylvania | Bright MLS |
| Pittsburgh and western Pennsylvania | West Penn MLS |
| Allentown, Bethlehem, Easton (Lehigh Valley) | Greater Lehigh Valley MLS |
| The Poconos | Pocono Mountains MLS |
From the MLS, your listing reaches Zillow, Realtor.com, Redfin and 1,000+ other sites, so buyers and their agents see it wherever they search. Step by step: how to list your Pennsylvania home on the MLS by owner.
How much is the realty transfer tax in Pennsylvania?
The state charges 1% of the price when a home changes hands. Most towns and school districts add about 1% more, so plan on roughly 2% in total. Some places charge more:
| Where | State | Local | Total |
|---|---|---|---|
| Most of Pennsylvania | 1% | About 1% (municipality + school district) | About 2% |
| Philadelphia | 1% | 3.578% (since July 1, 2025) | 4.578% |
| Pittsburgh | 1% | 3% city + 1% school district | 5% |
On a $300,000 home, 2% is $6,000. Buyer and seller are both liable for the tax by law, and the agreement of sale says who pays what; splitting it evenly is common, but it’s negotiable. Check your local rate with your county Recorder of Deeds. Full breakdown: Pennsylvania realty transfer tax.
Do I have to fill out a seller disclosure in Pennsylvania?
Yes, for most home sales. Under the Real Estate Seller Disclosure Law (68 Pa.C.S. § 7301 and following), you disclose known material defects on a property disclosure statement, then sign and date it. The buyer has to get a copy before you both sign the agreement of sale. A few transfers are exempt, such as court-ordered sales (§ 7302).
The State Real Estate Commission’s form covers items like the roof, water and sewage, heating and electrical systems, and hazardous substances. It’s in your Beycome dashboard, under Legal Forms. More detail: the Pennsylvania seller disclosure form.
Do I need a lawyer to sell my house in Pennsylvania?
No, it’s not required; it’s your choice. Many Pennsylvania sellers close with a title or settlement company handling the closing. Others hire a real estate attorney to review the agreement of sale or a tricky title question, and that works fine alongside a Beycome listing.
