The Best Way to Sell Your Home in Mount Pleasant, South Carolina
Selling a home in Mount Pleasant, South Carolina looks very different today than it did even a few years ago. Situated just across the Arthur Ravenel Jr. Bridge from historic downtown Charleston, Mount Pleasant has evolved from a quiet bedroom community into one of the most sought-after residential markets in the entire Southeast. The National Association of Realtors named Charleston a Top 10 Housing Hot Spot for 2026 — and Mount Pleasant is the beating heart of that designation.
Median home prices in Mount Pleasant hover between $838,000 and $855,000 in early 2026, with single-family homes averaging closer to $950,000. Luxury waterfront properties in the Old Village and along the Wando River regularly clear $2.5 million. This is one of the most expensive residential markets in all of South Carolina — and one of the most desirable.
Which makes one question impossible to ignore for sellers: do you really need to give away 2.5%–3% of your home’s value just to get listed on the MLS?
A growing number of Mount Pleasant homeowners have discovered a smarter path: Flat Fee MLS.
Instead of paying a listing agent a percentage of your sale, you pay a single flat fee to place your property on the Charleston Trident MLS — the same professional database every buyer’s agent in the greater Charleston metro uses daily. The result is identical market exposure, at a fraction of the cost.
That said, not every Flat Fee MLS service lives up to the premise. Hidden closing fees, percentage-based “compliance” charges, and outdated platforms are common traps. We reviewed the top providers serving Mount Pleasant in 2026 — measuring pricing transparency, MLS access, platform tools, and verified seller reviews. One company stood apart.
✅ Beycome is Mount Pleasant’s #1 Flat Fee MLS service for 2026.
With a $99 flat fee, — with zero fees at closing — Beycome gives Mount Pleasant sellers full Charleston Trident MLS access, nationwide syndication, and a modern platform built for today’s independent seller.
Below is our complete breakdown of the best Flat Fee MLS companies for Mount Pleasant homeowners — and why Beycome leads in this market.

Why Flat Fee MLS Services Matter for Mount Pleasant Home Sellers
Mount Pleasant buyers are among the most informed, most represented, and most online-driven in the state. Relocators from Washington, New York, and Atlanta arrive pre-researched and working with buyer’s agents. Local move-up buyers search Zillow and Realtor.com before they ever pick up the phone.
When your home is listed on the Charleston Trident MLS, it flows automatically to every platform those buyers are using: Zillow, Realtor.com, Redfin, Homes.com, and hundreds of brokerage websites throughout the Lowcountry and beyond.
FSBO listings that skip the MLS are invisible to that buyer pool. In a market where homes still move in roughly 44 days in established neighborhoods, and where out-of-state buyers consistently outnumber local ones in certain submarkets, MLS exposure is the foundation of a successful sale — not a luxury.
A Flat Fee MLS service gives you that foundation. Without the commission.

From Mac on Google Reviews:
Beycome completely changed how I approach selling my home. The platform is intuitive, transparent, and cuts out the unnecessary costs. Also, the AI assistant (Artur) is surprisingly helpful. It answered my questions and kept me informed at every step. I highly recommend to anyone who wants a smarter, more modern real estate experience.
2 – Brokerless.com ⭐️⭐️⭐️⭐️
Long-standing flat fee MLS provider with transparent coverage and no hidden closing fees.
Pros: Trusted track record, no closing fees
Cons: Minimal support and limited add-on services
Best for: Experienced FSBO sellers who are comfortable handling pricing, negotiations, and paperwork independently
I had a great experience using Brokerless. The setup process was simple and straightforward, making it easy to get my listing up and running without any hassle. What really stood out was how easy it was to make changes along the way—they were always quick to update anything I needed. Their team was very responsive and handled requests efficiently, which made the whole process smooth and stress-free. I would definitely recommend this service to anyone looking for a convenient and reliable way to list their property.
From Maggie on Google Reviews:
I feel somewhat misled by the Brokerless dot com website. This is not truly “brokerless”, although the broker serving my property’s MLS listing is not receiving a commission like a traditional broker might. There is no “do it yourself” interface with the MLS listing, probably by design , since the MLS is a realtor association fabrication and therefore aims to preserve the old fashioned way of selling real estate (getting lots of money for doing very little work). That said, I have had immediate response to my MLS listing as compared to my previous attempts at selling my property outside the MLS, and I will be saving money that a selling agent would have demanded.
3 – ListWithFreedom ⭐️⭐️⭐️⭐️
List With Freedom offers low entry pricing but typically charges a percentage-based compliance fee at closing, which can significantly reduce savings on higher-priced homes.
Pros: Low initial cost
Cons: Closing-side compliance fees that scale with your sale price
Best for: Sellers who prioritize low out-of-pocket cost at the start and can absorb the backend fee
The Chat was good; Even though they didn’t have ready answers, they found them in a timely manner. It was nice to save the commission. I would use this company again if I needed to sell a house.
This listing service is a scam do you use them. They tell you you are in control of your showings etc. but this is not true. They are using a deceptive tactic. When someone clicks on Zillow as an example to contract an agent is doesn’t route them to List With Freedom. They yell you this when you sign up. However what really happens is that a notice will come you that a Zillow agent what’s to bring you a buyer and do you are then dealing with paying a commission. This company is such a scam stay away!! Furthermore, when I asked for a refund the answer was no of course!
4 – Carolina Realty Solutions ⭐️⭐️⭐️⭐️
A South Carolina-based company brining genuine local expertise to the flat fee space.
Pros: Max photos, no closing fee
Cons: Significantly higher upfront cost than most flat fee competitors
Best for: Mount Pleasant sellers who want a more guided process and local broker familiarity without committing to a full-service commission
CRS helped us sale our first home and buy the home of our dreams. Amazing group that gives personalized service! If you are in the market to buy or sale, I highly recommend them!
Update- It took a Judge to get 100% of my earnest $ back because the realtor failed to have her clients respond as directed by the contract AND because the CRS agent altered signed documents that made it appear as if I (buyer) was in concurrence. Yes, it took almost 4 months get get my $5 K back, but I did.
BOTTOM LINE- budget prices get you budget performance. I would not use this Carolina realty solutions to sell old winter jackets much less my home. Just my opinion…
5 – HomeZu ⭐️⭐️⭐️
Standard flat fee MLS service with good syndication and and good lead forwarding.
Pros: Strong MLS exposure
Cons: Potential closing fee on certain listing tiers
Best for: Sellers who want flexibility and can evaluate backend cost exposure carefully
Chris Carr was fantastic! He held my hand through a very complex process and was always available. Great service and value. I highly recommend!
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
6 – Homecoin ⭐️⭐️⭐️
A low-cost flat fee MLS option that keeps things simple.
Pros: Very low flat fee, straightforward signup process
Cons: Limited coverage in some Mount Pleasant submarkets, minimal support
Best for: Sellers comfortable handling every step of the process — pricing, disclosures, showings, negotiations — entirely on their own
I bought a few homes, so I kinda knew the process. With the help of AI, I was able to build a list of the required things and used Homecoin to list the house. No need to pay thousands of dollars to ‘real estate agents’ to sell, if you have common sense.
From Katrina on Google Reviews:
I am licensed in California but needed to list a property in NC. It is difficult to navigate the site. Then, I had problems when there was a discrepancy where I ask for a change, it wasn’t done, and the DRE issued a $100 fine. I went back and forth with them and thank God for records, they finely paid it. Now, I’m trying to cancel the listing for the last 3 days and it still isn’t cancelled, with no response from them.
7 – ISoldMyHouse.com ⭐️⭐️⭐️
A national flat fee MLS platform that operates in South Carolina markets.
Pros: Cancel before MLS activation, lower cost than full-service commissions
Cons: Broker compliance fees and extra costs reduce the overall value

Excellent experience. I sold my house and saved. 17,000 in real estate commissions. The people there were great and always available. I would do it again. They supplied everything from all the paperwork we would need to the lawn sign. Great Experience!!!
The absolute worst customer service imaginable.
Confusing instructions. Uploading photos doesn’t work. Condescending and utterly unhelpful customer service response
AVOID!

Very helpful and quick solved my problem very quickly and gave a thorough explanation of my complex problem, house was listed within 24 hours, easy to use and very efficient
From Jack on Trustpilot:
Buyer beware! I signed up not realizing there was a 1% commission. I had to pay for the service before seeing the legal documents. As soon as I saw the 1% commission, I tried to cancel. They agreed that I deserved a refund, but said their policy did not allow them to refund the full amount.
