The Best Way to Sell Your Home in North Charleston, South Carolina
Selling a home in North Charleston, South Carolina looks very different today than it did even a few years ago. South Carolina’s third-largest city has quietly become one of the most compelling residential markets in the greater Charleston area — and one of the most underrated. It is a city defined by reinvention: a former Navy Yard being transformed into a 1.2 million square-foot mixed-use district of offices, residences, shops, and green space.
North Charleston is the most affordable entry point in the greater Charleston metro, and that affordability is a genuine competitive advantage — not a consolation prize. With a median home price of approximately $315,000 to $331,000 in early 2026, North Charleston puts homeownership within reach for first-time buyers, investors, and move-down sellers alike.
For homeowners thinking about selling, conditions are active and improving. But the same question that matters in every Charleston-area market applies just as much here:
Do you really need to give away 2.5%–3% of your home’s value just to get listed on the MLS?
A growing number of North Charleston homeowners have found a smarter way: Flat Fee MLS.
Even so, not all Flat Fee MLS companies actually deliver what they promise. Hidden closing fees, percentage-based “compliance” charges buried in fine print, and platforms that feel like they were built a decade ago are common pitfalls. We reviewed the top providers serving North Charleston in 2026, evaluating pricing transparency, MLS access, platform quality, seller tools, and verified customer feedback.
One company stood apart.
✅ Beycome is North Charleston’s #1 Flat Fee MLS service for 2026.
With a $99 flat fee, — and zero fees at closing — Beycome gives North Charleston sellers full Charleston Trident MLS access, nationwide syndication, and a modern platform built for today’s independent seller.
Below is our complete breakdown of the best Flat Fee MLS companies for North Charleston homeowners — and why Beycome leads in this market.

Why Flat Fee MLS Services Matter for North Charleston Home Sellers
North Charleston draws a wide range of buyers — from first-timers priced out of Mount Pleasant and James Island, to investors looking for Park Circle rental properties, to Boeing employees and military personnel relocating from out of state. What nearly all of them have in common: they start their search online, and most are working with buyer’s agents.
When your home is listed on the Charleston Trident MLS, it flows directly — and almost instantly — to Zillow, Realtor.com, Redfin, Homes.com, and hundreds of brokerage websites used by agents across the entire Lowcountry. In other words, that is the complete buyer pool — fully visible, easily reachable, and actively searching.
FSBO listings that skip the MLS are effectively invisible to that audience. In a market where homes sell in an average of 84 days and buyers have options at every price point, visibility from day one is the difference between a well-priced sale and a listing that lingers.
A Flat Fee MLS service gives you that visibility. Without the commission.

From Antonia on Google Reviews:
After getting several quotes from real estate agents, I decided to give Beycome a try — and I’m so glad I did. The platform made listing my property incredibly simple, and I loved that I could edit photos, update prices, and schedule showings all in one place. Within two weeks, I received multiple offers and closed shortly after. The best part? I saved nearly $9,000 in agent commissions. Beycome gave me the tools and confidence to handle my own sale, and I’ll definitely use it again in the future.
2 – Brokerless.com ⭐️⭐️⭐️⭐️
Long-standing flat fee MLS provider with transparent coverage and no hidden closing fees.
Pros: Trusted track record, fast activation
Cons: Minimal support and limited add-on services
Best for: Experienced FSBO sellers comfortable handling pricing, showings, and paperwork independently
Great company to work with. Very responsive and professional. Will use in future for sure on any other transactions.
From Maggie on Google Reviews:
I feel somewhat misled by the Brokerless dot com website. This is not truly “brokerless”, although the broker serving my property’s MLS listing is not receiving a commission like a traditional broker might. There is no “do it yourself” interface with the MLS listing, probably by design , since the MLS is a realtor association fabrication and therefore aims to preserve the old fashioned way of selling real estate (getting lots of money for doing very little work). That said, I have had immediate response to my MLS listing as compared to my previous attempts at selling my property outside the MLS, and I will be saving money that a selling agent would have demanded.
3 – ListWithFreedom ⭐️⭐️⭐️⭐️
List With Freedom offers low entry pricing but typically charges a percentage-based compliance fee at closing, which can significantly reduce savings on higher-priced homes.
Pros: Low initial cost, generally smooth listing process
Cons: Closing-side compliance fees that quietly erode your savings
Best for: Sellers who prioritize low out-of-pocket cost at signing and can absorb the backend fee
This is a great service for FSBO. Do a little work yourself and save on seller commissions.
Rushed listing that did not include all submitted info, mistakes generating the MLS, photo upload problems, they didn’t list my contact information even though the instructions for showing said to contact the owner, was not getting inquiries forwarded to me (an agent actually tracked my dad’s phone number down!), and very poor customer service to get these issues remedied. We used them once before and had a better experience but they have now lost our business.
4 – Carolina Realty Solutions ⭐️⭐️⭐️⭐️
A South Carolina-based company brining genuine local expertise to the flat fee space.
Pros: Strong local knowledge, max photos included,
Cons: Significantly higher upfront cost than most flat fee options
Best for: North Charleston sellers who want a more supported process and are willing to pay a premium for local broker involvement
Bought a home through them in 2014 and they didn’t disappoint! Very knowledge, professional, and diligent. I would absolutely recommend them to anyone considering buying or selling!
Update- It took a Judge to get 100% of my earnest $ back because the realtor failed to have her clients respond as directed by the contract AND because the CRS agent altered signed documents that made it appear as if I (buyer) was in concurrence. Yes, it took almost 4 months get get my $5 K back, but I did. BOTTOM LINE- budget prices get you budget performance. I would not use this Carolina realty solutions to sell old winter jackets much less my home. Just my opinion…
5 – HomeZu ⭐️⭐️⭐️
Standard flat fee MLS service with good syndication and and good lead forwarding.
Pros: Strong MLS syndication
Cons: Potential closing fee on certain listing tiers

I have used Simple Choice Realty a number of times to list my properties for sale by owner on the MLS (Pennsylvania). Their listing process is cost effective, very simple and user friendly. Most buyers have a real estate agent and they are the ones who show the homes. Most buyers find your home on Zillow and this option gives your listing more exposure and also puts it on Realtor.com and the MLS. Chris and his customer service team are responsive and will answer questions for you within 24 hours or less. I highly recommend if you have some real estate experience and/or are comfortable selling a home yourself.
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
6 – Homecoin ⭐️⭐️⭐️
A low-cost flat fee MLS option that keeps things simple.
Pros: Very low flat fee, quick signup
Cons: Limited coverage in some North Charleston areas, no meaningful seller support
Best for: Sellers who have done this before and need nothing beyond an MLS listing
Very well run company. Easy to work with and communication (usually via email) was prompt and helpful. Whether you have experience buying/selling homes and can use their bare bones products, or do not have experience and need to use their full service products, you will save a LOT of money. It will require effort and time on your part, but worth it. We would use Homecoin again in a heartbeat and have recommended the company to many others.
Awful to work with, the customer support takes too long, avoid at all costs!
7 – ISoldMyHouse.com ⭐️⭐️⭐️
A national flat fee MLS platform that operates in South Carolina markets.
Pros: Cancel before MLS activation, lower cost than full-service commissions
Cons: Broker compliance fees and extra costs reduce the overall value
Best for: Sellers who want a cancellation option before going live and are willing to pay a modest premium for that flexibility
Excellent experience. I sold my house and saved. 17,000 in real estate commissions. The people there were great and always available. I would do it again. They supplied everything from all the paperwork we would need to the lawn sign. Great Experience!!!
I sold my house .com (Jody Ryan) refused to reinstate my ad ,after I had asked to hide it for a while and asked to put it back on he said it had been on the site too long. The agreement was, ad is good until sold. I would not place an ad with this company they don’t keep their word.
For Sale by Owner put my ad back on with no problem.
8 – Houzeo ⭐️⭐️
A tech-forward flat fee MLS platform with a polished dashboard and strong online functionality.
Pros: Polished dashboard, offer management, mobile app
Cons: Percentage-based closing fees that add up even on mid-range home values
Best for: Sellers in areas where other flat fee providers lack coverage
Nash from Houzeo was great! He walk me through process.. highly recommend this company
From Robert on Trustpilot:
Vic Smith lied to the seller about the length of time that the property would be on the MLS. Vic Smith also made a series of harassing phone calls to get the seller to give him a great review, and the seller had to change their phone number because of Vic Smith and his rude phone manners. He blamed the customer for everything. Never use Houzeo!!!!!
9 – ByOwner.com ⭐️⭐️
An MLS listing service oriented toward FSBO sellers nationwide.
Pros: Long track record, some transaction support included

Why Beycome Leads the Pack for North Charleston Sellers
1. The Savings Are Real — and They Matter in This Market ✅
North Charleston’s median home price of $315,000–$331,000 makes it the most accessible market in the greater Charleston area. That also means every fee matters more. A 3% listing commission on a $315,000 home amounts to $9,450 out of your equity — and that’s nearly $10,000 that could, instead, pay off debt, cover moving costs, or simply stay right where it belongs: in your bank account.
Beycome’s $99 flat fee replaces that entire line item. No percentage of sale, no compliance charge, no closing fee of any kind. The number on day one is the only number you’ll ever pay.
For North Charleston sellers in particular, this level of cost certainty is invaluable.
2. A Platform Designed for How Today’s Sellers Actually Work ✅
Whether you’re managing a sale from your home in Park Circle, coordinating a listing remotely as a landlord, or handling the transaction around a full-time work schedule at the Boeing facility or the port — Beycome’s platform is not only built to move at your pace, but also designed to adapt to your lifestyle every step of the way:
- Fast MLS activation and real-time listing management
- Built-in offer tracking with instant notifications
- Digital contracts and South Carolina disclosure management
- Direct communication with buyers and buyer agents — no filtering, no delays
- Unlimited listing updates at no additional charge
- Clean, modern dashboard accessible from any device, anywhere
Everything is handled online. No office visits, no printing, no waiting for a broker to return your call.
3. Full Coverage of the Charleston Trident MLS ✅
The Charleston Trident MLS is the data backbone of the entire greater Charleston real estate market. Every buyer’s agent operating in North Charleston — from neighborhood specialists near Park Circle to relocation firms placing Boeing and military hires — sources listings from the Charleston Trident MLS.
Beycome’s $99 listing places your property directly in that system, with automatic syndication to Zillow, Realtor.com, Redfin, Homes.com, and the full network of brokerage websites serving Lowcountry buyers.
At $99 with zero closing fees, no other flat fee MLS provider serving North Charleston matches this combination of reach, tools, and pricing transparency.
