We’re a real estate brokerage, not a warranty company. Home warranties come up in a lot of our sales, though, as a buyer request or a seller credit. So here’s a plain look at what Armadillo offers, what it costs and what customers say.

What is Armadillo Home Solutions?

Armadillo Home Solutions sells home warranty plans by monthly subscription. A home warranty pays to repair or replace covered appliances and systems that break from normal use. It isn’t homeowners insurance, which covers damage from events like fire or storms.

Armadillo’s pitch is simple pricing and online claims. Its site says you can file a claim in under two minutes, reach support 24/7, pay monthly and cancel anytime. It also sells plans for landlords and through real estate and insurance partners. Armadillo calls this a new kind of home warranty, built around a plan you can actually read.

If you’re new to home warranties, our home warranty FAQ covers the basics first.

How much does an Armadillo home warranty cost?

Plan Monthly price Total coverage What it adds
Appliance $29.99 $7,500 Key appliances, plus electrical and plumbing.
Systems $44.99 $7,500 Same as the base plan, plus A/C and heating.
Whole Home $53.99 $7,500 The broadest plan, for higher-value homes and systems.

Over a year, that’s about $360 to $648 before deductibles and add-ons. Pool and other extras cost more. Armadillo charges a deductible at the service visit for each covered breakdown. The amount wasn’t shown on the pages we read, so ask before you buy.

The $7,500 cap matters. Armadillo’s own pricing page notes that an A/C replacement can now run over $8,000. A single big failure could use up most of a year’s coverage.

What does an Armadillo plan cover, and what doesn’t it?

All plans include electrical and plumbing systems, appliances like the washer, dryer and refrigerator, and household items like ceiling fans and garage door openers. The Systems and Whole Home plans add air conditioning and heating.

The main exclusions, per Armadillo’s FAQ:

  • Known pre-existing problems. Items you already knew were damaged aren’t covered.
  • Intentional damage.
  • Claims in the first 30 days. A plan bought on July 1 can file its first claim from August 1.

Armadillo says it covers items regardless of age, and there’s no limit on how many service visits you request. You pay one deductible per incident, even if the repair takes several visits.

❌ What unhappy customers mention

Lisa O., 1 star

Paid a deductible, then waited three weeks with no replies about a water heater.

Tracy B., 1 star

Described a simple plumbing repair that took weeks of approvals before payment.

From Tracy B. on Trustpilot (read October 22, 2026).

The pattern is common in this industry. Quick, small claims tend to go well. Slow approvals and denied claims drive the bad reviews. Read the contract’s exclusions before you sign.

What are the pros and cons of Armadillo?

Pros Cons
Clear monthly prices from $29.99. $7,500 total coverage cap on every plan.
Use your own contractor and get reimbursed. 30-day wait on new plans, except the buyer plan.
Online claims and 24/7 support. Deductible amount not listed on the plan pages.
Cancel anytime, no age limit on covered items. Some reviews report slow approvals.

Is Armadillo a good fit for home buyers?

Armadillo sells a Buyer’s plan with two useful differences. It covers unknown pre-existing conditions, and there’s no 30-day waiting period. Coverage starts at closing. That fits a buyer who doesn’t know the history of the appliances.

Sellers sometimes pay for a buyer’s first year of warranty as a credit in the deal. If you’re negotiating that, see who pays closing costs, and our seller guide to disclosures when selling. A warranty doesn’t replace a seller’s duty to disclose known problems. Buyers can ask for one in the offer; here’s how to make a competitive offer without overreaching.

Shopping for a home now? Beycome’s buyer program can put up to 2% back in your pocket, money that could cover a warranty and more. You pay no upfront fee. When the seller offers buyer-agent compensation, we keep 1% of the price (minimum $1,499) and credit the rest at closing. On a $400,000 home with 3% offered, that’s $8,000 back. If the offer is below our minimum, you cover the gap at closing.

That 3% is an example only. Commissions are not set by law or by NAR rules, and they’re fully negotiable. Sellers choose whether to offer any buyer-agent compensation, and how much. Since August 17, 2024, those offers can’t be shown on the MLS.

How do you file a claim with Armadillo?

  1. Log in and request service online, or call your Armadillo rep.
  2. Choose an Armadillo pro or your own licensed contractor.
  3. Pay the deductible at the service visit.
  4. If you used your own pro, send the invoice and get reimbursed.

Keep receipts and maintenance records. Proper upkeep is one of the homeowner duties in the plan, and it helps if a claim is questioned. You can compare plans on the Armadillo site before you decide.
