Updated October 2026. For sellers planning the deep clean before photos, and keeping the house show-ready after.
How important is cleaning when you sell a house? Very. In NAR’s 2025 Profile of Home Staging, cleaning the entire home was the second most common improvement agents recommended to sellers (88%), right after decluttering (91%). A clean house photographs better, shows better and tells buyers the home was cared for. Plan one deep clean before photos, then a quick reset before every showing.

Key takeaways
- Agents’ top three tips for sellers in 2025: declutter (91%), clean the whole home (88%) and improve curb appeal (77%).
- 49% of sellers’ agents said staging cut time on the market, and 29% saw a 1% to 10% higher offer.
- The median cost of a staging service was $1,500, versus $500 when the agent staged the home.
- Do the deep clean before photos. Buyers see the listing online before they ever visit.
Cleaning won’t fix a bad roof or a busy road. It does remove the easy reasons for a buyer to say no, and it costs far less than any repair. Here’s why it matters, the room-by-room plan, and how to keep the house ready while it’s on the market.
Why does a clean house sell better?
First impressions start online
The first showing is the listing photos. In the same NAR report, 73% of buyers’ agents said photos in a listing were highly important to their clients, and 88% of sellers’ agents said so too. Dust, streaky windows and cluttered counters show up on screen.
Clean reads as well maintained
Buyers use what they can see to guess what they can’t. Spotless grout, clean vents and a fresh-smelling fridge suggest an owner who also changed the furnace filter. Grime suggests the opposite, and buyers lower their offer to cover what they fear.
Clean space helps buyers picture themselves there
83% of buyers’ agents told NAR that staging made it easier for a buyer to see the property as a future home. You can’t stage around dirt. Clear, clean rooms let buyers see the layout and imagine their own furniture.
It costs less than any other prep
The 2025 Profile of Home Staging found 49% of sellers’ agents said staging cut time on the market, and 29% saw offers 1% to 10% higher. Cleaning is the base layer of any staging.
What should you clean before listing?
Start two weeks before your photo date. Work top to bottom, room by room.
Whole house
- Dust ceiling fans, light fixtures, vents and the tops of door frames.
- Wash windows inside and out, plus sills and tracks.
- Wipe baseboards, switch plates and door handles.
- Deep clean carpets, and mop or polish hard floors.
- Replace dead bulbs, and use the same color of bulb in each room.
Kitchen
- Clear the counters down to one or two items.
- Degrease the range hood, oven and stovetop.
- Empty and wipe the fridge, and clean behind it if you can.
- Scrub the sink and polish the faucet.
Bathrooms
- Re-caulk tired tubs and showers, and scrub the grout.
- Remove hard water spots from glass and fixtures.
- Put out fresh towels and hide personal items.
Outside
- Pressure-wash the walk, driveway and patio.
- Clean the front door, the house number and the porch light.
- Clear gutters, cut the lawn and edge the beds.

What about clutter and smells?
Decluttering comes first because you can’t clean around piles. Pack a third of what’s on shelves, in closets and on counters. Rent a storage unit if you must. Buyers open closets, so leave space in them.
Smells matter more than most sellers think. Pets, cooking, smoke and damp all linger. Wash soft furnishings, change HVAC filters, empty trash daily and open windows when you can. Avoid heavy air fresheners; buyers wonder what they’re covering.
Tight on storage while you sell? See tips for a lack of storage.
Should you hire a professional cleaner?
For the one big pre-listing clean, often yes. A crew can do in a day what takes you a week of evenings, and they bring the right tools for grout, ovens and windows. As the Substantial Cleaning team notes, professional cleaners can help a home reach and hold that level of clean.
Get two or three quotes, and ask what’s included: inside the oven and fridge, windows, baseboards and blinds are often extras. Book it after repairs and painting, and before photos.
Sell smarter
List your home on the MLS from $99
A flat fee instead of a percentage, and $0 to Beycome at closing. You stay in control of your sale.
Sell your home →Buy smarter
Get up to 2% back at closing
On homes listed by other agents, Beycome credits you up to 2% of the price at closing (1% kept, $1,499 minimum; not on FSBO homes or homes listed by Beycome sellers).
Buy a home →Staging is a separate cost. In NAR’s 2025 report, the median cost of a staging service was $1,500. When the seller’s agent staged the home themselves, the median was $500. Selling on your own? You can stage with what you have once the house is clean. Virtual staging is another low-cost option for empty rooms; read our guide to virtual staging.
What cleaning isn’t worth paying for?
Skip anything that won’t show in photos or that a buyer will redo anyway. Paying to reseal a driveway the week you list, or buying new rugs and towels in bulk, rarely moves an offer. Neither does scrubbing a garage floor nobody sees.
Spend instead on what buyers touch and smell: kitchens, bathrooms, floors and the entry. If money is tight, do the work yourself and hire out only the oven, carpets and high windows. A clean, empty-ish room beats an expensive, crowded one every time.
When should you clean: before photos or before showings?
Both, at different depths.
| When | What | Time |
|---|---|---|
| 2 weeks before photos | Declutter, repairs, deep clean, windows, carpets | Several days |
| Day of photos | Counters clear, beds made, lights on, toilets closed, cars out of the drive | 2 to 3 hours |
| Before each showing | Quick reset: dishes, trash, floors, towels, open blinds | 20 to 30 minutes |
| Weekly while listed | Bathrooms, kitchen, floors, yard | A few hours |
Then list with photos that show the work. For more photo ideas, see home photos to upgrade your property listing.
How do you keep the house clean during showings?
Living in a house that’s for sale is the hard part. A few habits help:
- Keep a basket per person to sweep clutter into before a showing.
- Run the dishwasher every night, and wipe the sink before bed.
- Keep a caddy of wipes, glass cleaner and a microfiber cloth in each bathroom.
- Take pets, pet bowls and litter boxes out during showings.
- Do one last walk-through and open every blind before you leave.
Batch your showings to spare yourself daily resets. With a Beycome listing, buyer agents request times through ShowingTime where your MLS offers it, and you approve them from your phone. Our guide to scheduling open houses shows how to group visits.
Don’t forget the outside. Curb appeal was the third most recommended improvement in NAR’s report (77%). Our guides on curb appeal and staging your outdoor space for a home sale cover the yard.
Ready to list?
Once the house is clean and photographed, put it on the MLS. A Beycome flat fee MLS listing starts at $99 with $0 at closing, with the maximum photos your MLS allows and unlimited updates. Enhanced ($399) adds a professional shoot with 25 HD photos.
