See the 2026 Best Flat Fee MLS companies in San Antonio and find out why Beycome still leads.
A Smarter Way to Sell Your Home in San Antonio
San Antonio homeowners are selling differently than they did even a few years ago. As one of the most active real estate markets in Texas, the city attracts buyers who almost universally start their search online — long before they ever talk to an agent.
Whether it’s a historic home near Alamo Heights, a newer build in Stone Oak, or a suburban property in Schertz, Converse, or New Braunfels, one thing is constant: if your home isn’t on the MLS, buyers won’t see it.
At the same time, many sellers are questioning whether a 2.5%–3% listing commission is justified when most of the exposure comes from digital syndication, not in-person prospecting.
That reality has pushed more San Antonio homeowners toward Flat Fee MLS services — a model that allows sellers to list on the MLS for a single upfront fee while keeping control of showings, negotiations, and pricing.
Of course, not all Flat Fee MLS companies are built the same.
Some appear inexpensive upfront but charge success fees later. Others offer limited MLS coverage that misses key South Texas buyer traffic. And a few still rely on dated systems that slow down listings in a fast-moving market.
After reviewing pricing, MLS access, platform capabilities, and verified customer feedback, one provider clearly separated itself from the rest:
✅ Beycome — San Antonio’s #1 Flat Fee MLS provider.
With a $99 flat fee, no commissions, and a modern end-to-end platform, Beycome delivers maximum MLS exposure without eroding seller equity.
Below is a detailed look at the best Flat Fee MLS companies serving San Antonio, and why Beycome continues to rank #1.

Why Flat Fee MLS Services Matter for San Antonio Home Sellers
The Multiple Listing Service (MLS) remains the central distribution point for nearly every home sold in the San Antonio metro area. Once listed, a property is automatically pushed to:
- Zillow
- Realtor.com
- Redfin
- Homes.com
- Hundreds of brokerage websites powered by IDX
For sellers, Flat Fee MLS services strike a balance — full buyer exposure without full commission costs. Homeowners keep FSBO-level control while still accessing the same audience that traditional agents rely on.

Wannapha on Google Reviews:
I got great exposure for my property. Within a week, I had steady traffic, several showings, and two good offers. The platform tools made everything simple — uploading documents, reviewing offers, updating details… all very streamlined. A few guidance tips could be clearer, but I would still use it again without hesitation
2 – Brokerless.com ⭐️⭐️⭐️⭐️
Straightforward, no-frills MLS access
A budget option for sellers who only need basic listing placement.
Pros: Simple setup
Cons: Limited automation and seller tools
Ideal for: Sellers who want MLS exposure without added features
From Anthony on Google Reviews:
There team worked tirelessly over the weekend just to get my listing activated! Great customer service
Not a good experience at all. By all means use another company. Plus they don’t want to talk to you after they have gotten your money. The owner is super unprofessional. And when you look at other comments you can see the same pattern. If I could give below a 1 start I certainly would.
3 – List With Freedom ⭐️⭐️⭐️⭐️
Low upfront cost, higher total expense
Appealing at entry, but sellers should plan for percentage-based fees at closing.
Pros: Low initial price
Cons: Closing deductions reduce net proceeds
Ideal for: Experienced FSBO sellers comfortable managing the process
The Whole process was easy and seamless like a real estate transaction should be. Once the property was listed, I received requests for showings on Day 1, I ordered the appraisal for my own informational purposes. and I received and accepted the offer the same day. It was a cash offer and the deal closed and funded 10 days later. IT WAS PERFECT!!!
Terrible service from an overseas call center and you can’t even understand what is being said. If you ask for someone you can understand you will be socially shamed just for even asking. This is a bad experience just waiting to happen.. Serious people should take their business elsewhere.
4 – Flat Fee Group ⭐️⭐️⭐️
Broker-dependent service model
Support quality varies based on the local broker assigned.
Pros: Some local involvement
Cons: Inconsistent pricing and tools
Ideal for: Sellers wanting partial broker support without full commissions
There are no online customer reviews for Flat Fee Group from trusted sources that we can find.
5 – HomeZu ⭐️⭐️⭐️
Higher cost with optional support services
Designed for sellers who want optional guidance.
Pros: Add-on assistance available
Cons: Higher total cost
Ideal for: Sellers wanting guidance without hiring a full-service agent
Chris listed my house and it sold in 4 days. The process was simple and his team was very responsive and knowledgeable. I will be using again.
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
6 – Congress Realty ⭐️⭐️⭐️
Long-standing Texas brokerage
Strong market knowledge, but slower technology.
Pros: Knowledgeable Texas brokers
Cons: Older tools and interface
Ideal for: Sellers prioritizing experience over automation
Great service from Congress Realty, our second home sold through Andrew, as always responsive to our needs, would always get back to us quickly when we had a request. The best possible way to sell a home if you have some skills in handling a home sale. We highly recommend them!!!
Terrible service, terrible attitude. He actually called me rude when I called him complaining that after 5 weeks my house listing was still not working correctly and I had an agent and a buyer come to my door for a showing that I knew nothing about. Which I guess is better than the showings that I never had because Book A Showing was never working correctly. If you know anything about Real Estate, you know the first few weeks are critical! Then, after agreeing to refund my money and cancel my listing, he told me he would be talking to the other Flat Fee services. That sounds like some kind of threat and a violation of the Realtor’s Code Of Ethics to me. There are other, same cost options!!
7 – Texas Flat Fee MLS Realty ⭐️⭐️⭐️
Local flat-fee specialist
A straightforward option focused on simple MLS entry.
Pros: Simple MLS entry
Cons: Limited features
Ideal for: Sellers who just want to get listed
There are no online customer reviews for Texas Flat Fee MLS Realty from trusted sources that we can find.
8 – Homecoin ⭐️⭐️
DIY-friendly platform
Good for hands-on sellers comfortable managing everything themselves.
Pros: Easy-to-use interface
Cons: Additional MLS-related fees may apply
Ideal for: Tech-savvy FSBO sellers
Used Homecoin to sell mobile home. It was a great experience that I would recommend to anyone.
I think it is wrong for them to be able to sublet their MLS access out to people for a fee. The rest of us that own brokerages have to pay thousands of dollars to belong to these MLS and to be able to use them. They are using their licensing and access to the MLS and then selling it. It’s not right at all. It’s going to put a lot of good people out of work.
9 – Houzeo ⭐️⭐️
Feature-heavy with added fees
Houzeo offers robust tools but at a higher price point.
Pros: Modern dashboard
Cons: Closing and success fees
Ideal for: Sellers willing to pay more for tools
Nash was great to work with. He was very knowledgeable and responsive in helping me understand the process and helped get my home listed.
thank you for the great service. Chuck B.
Well, what I purchased was not what I was sold. This is a bait and switch. This is NOT a flat fee service. Flat fee is a one time payment. If you have to pay a listing agent a percentage at closing, it is not therefore a flat fee service. Also, the agent is not even in my state. He made many mistakes delaying the listing. Also, as part of my “package”, I was supposed to get a free yard sign. HA! Another lie. Yeah, it’s free after you pay $49 and take a selfie. But I can’t even do that because that option is not on my dashboard even though I have asked for help several times from “customer service” they just keep saying to choose the option on my dashboard. IT’S NOT ON MY DASHBOARD!!! I would give ZERO stars if possible.
10 – SimpleShowing ⭐️⭐️
Hybrid discount brokerage
SimpleShowing blends flat fees with agent involvement.
Pros: Some agent involvement
Cons: Significantly higher cost than flat-fee services
Ideal for: Sellers wanting limited agent assistance
From Laurie on Google Reviews:
Fred was an excellent representative for me in the sale of my home. I was able to get under contract before even coming on the market! The negotiations were challenging (although one would think I held all the cards, the buyers agent was difficult). Fred maintained his professionalism and even talked me off the ledge quite a few times. In the end, I got what i wanted out of the deal and saved over $20,000 by going with Simple Showings. I highly recommend Fred McGill.
From Sheila on Google Reviews:
WORST experience ever! FALSE advertising company! NO SIMPLE SHOWINGS! KEITH hung up in my face, after a booked showing online that he didn’t want to do! Took the “show me the money” attitude about pre approval letter required, instead of doing his job of showing properties! Even though I had the letter but no way near the offer phase! It’s the nature of the commission based business!
Don’t JUDGE me by other past experiences but give QUALITY, COURTEOUS service! His LICENSE needs to be REVOKED! Meanwhile, JOHN(Atlanta) on the mainline had me self tour, call back if interested to sign for them to get commission without ANY work! Then forward email from Fred(unknown) to say the house toured last night isn’t available after my 3 hr drive! BUYERS steer CLEAR of this website! The Thirst is REAL! I can’t believe their rating! BAITED AND SCAMMED BIG TIME! SMH
