Updated November 2026. For owners who want their home on the MLS without paying a full listing commission.
To list on MLS, you go through a licensed broker who’s a member, since owners can’t enter listings themselves. Pick a flat fee broker, sign a listing agreement, add details and photos, and submit. As of November 2026, Beycome does it for $99 with $0 at closing, and a complete file goes live within 2 business days, often in about 2 hours.
Ready when you are: start your MLS listing for $99. Your home goes on the major home search sites and the MLS, and you keep control of price, showings and offers.

- Beycome Basic is $99, with the maximum photos the MLS allows and $0 at closing. Enhanced is $399 with a professional photo shoot.
- Your listing feeds Zillow, Realtor.com, Redfin and 1,000+ sites through MLS syndication.

The MLS is where agents look first for their buyers. Getting your home on it, without handing over a big commission, is easier than most owners think. Here’s how it works, step by step.
What is the MLS, and who can use it?
An MLS, or Multiple Listing Service, is a local database of homes for sale that brokers share. Agents search it for their buyers, and its feed powers the big home search sites. There are hundreds of MLSs across the US, each run by local brokers or REALTOR® associations.
Only licensed brokers and their agents who are members can enter listings. The rules are set by each MLS, many following NAR’s model policy; NAR has published them in its Handbook on Multiple Listing Policy. That’s why an owner needs a broker to get on the MLS, even when they plan to do the rest themselves. Our FAQ answers whether it’s the same MLS agents use.
A flat fee MLS broker fills that gap. You pay a fixed fee, the broker lists your home, and you handle showings and offers. New to the idea? Read what flat fee MLS is.
How do you list a property for sale: the MLS or by owner sites only?
You can do either, or both. By owner sites and a yard sign cost little but reach fewer buyers. The MLS adds every local agent with a buyer. Here’s why most sellers who list a home want the MLS in the mix.
- Agents with active buyers search the MLS every day.
- The MLS feeds Zillow, Realtor.com, Redfin and many other sites, so one listing reaches all of them.
- Investors and cash buyers watch the MLS for new listings.
- Comparable sales on the MLS help buyers’ lenders and appraisers value your home.
Owners still find buyers directly, too. About 36% of Beycome sales closed in 2026 so far had a buyer with no agent (Beycome internal data, 2026). The MLS adds agent buyers on top. If you’re weighing free sites first, see our review of for sale by owner websites.
What do you need before you list?
Gather these first. A complete file is the main reason a listing goes live fast.
| Item | Where to find it | Why the MLS needs it |
|---|---|---|
| Owner names, exactly as on title | Your deed | The broker checks who can sign |
| Parcel or tax ID | Your property tax bill | The MLS matches it to county records |
| Beds, baths, square footage, year built | County record, appraisal or survey | Buyers filter on them |
| Annual taxes and HOA dues | Tax bill, HOA statement | Required fields on most MLSs |
| Photos | Your phone in daylight, or a pro shoot | The listing can’t go live without them |
| State disclosure forms | Your state’s real estate commission | Buyers ask for them before offering |
How do you list your house on the MLS by owner, step by step?
- Pick a flat fee MLS service that covers your area, and compare plans at the same service level.
- Choose a plan. At Beycome: Basic $99, Enhanced $399 with a photo shoot, or Concierge at $1,399, with experts who negotiate with you, always on your side.
- Sign the listing agreement. Beycome lists as exclusive right to sell with limited services; where state rules allow, as an open listing.
- Enter your home’s details: rooms, square footage, taxes, HOA and features. Write a clear description.
- Upload photos, or schedule the shoot if your plan includes one.
- Submit. The broker checks the file and the MLS checks it against its own records, then the listing goes live.
- Manage showings, questions and offers from your dashboard.
Accuracy speeds things up. A complete, correct file goes live on the MLS within 2 business days, about 2 hours on average. Missing or mismatched details slow it down, and a photo shoot is scheduled separately.
What is a listing agreement, and what does it say?
A listing agreement is the contract between you and the broker who puts your home on the MLS. It’s the one document every MLS listing needs. It names the parties and the property, the list price, the term, the broker’s fee and exactly which services you get.
It also sets the listing type. With exclusive right to sell, the broker earns its fee whoever finds the buyer. Exclusive agency lets you sell to your own buyer without that fee. An open listing isn’t exclusive at all, and some MLSs don’t accept it. A flat fee broker usually lists as exclusive right to sell with limited services, so the fee is the flat price you paid.
Read three clauses closely: what happens if you cancel, any fee due at closing, and what the broker won’t do. On Beycome, the fee is the package price, $0 is due at closing, and there’s no cancellation fee.*
For more detail on each step, see our main guide on how to list on the MLS without a Realtor. The listing agreement types are explained in types of listing agreements.
How much does it cost to list on the MLS?
Flat fee MLS prices range widely. Some charge only upfront; others add a percentage at closing. Compare the total on your price, not the sticker.
| Beycome plan | Price | At closing | What you get |
|---|---|---|---|
| Basic | $99 | $0 | MLS listing, maximum MLS photos, longest term the state and MLS allow**, offer dashboard, e-sign, Artur AI |
| Enhanced | $399 | $0 | Basic plus a professional photo shoot, yard sign and MLS listing in 36 hours or less |
| Concierge | $1,399 | $0 | Experts handle the sale and negotiate with you, always on your side; you stay in control of every decision |
Every plan includes unlimited listing changes at no charge, ShowingTime where the MLS offers it, and no cancellation fee*. Beycome lists homes in 17 states and DC. Full details are on the Beycome flat fee MLS page.

What about the buyer’s agent commission?
Since August 17, 2024, offers of compensation to buyer agents can’t be shown on the MLS, per NAR’s settlement guide for sellers. You can still choose to offer something, nothing, or a concession toward the buyer’s closing costs. Commissions are not set by law or NAR rules and are fully negotiable.
On a Beycome listing, any buyer-agent compensation is between you and that agent. Beycome doesn’t set or collect it, and offers a free compensation agreement template in your dashboard.
