What does San Diego MLS allow in a listing?
San Diego MLS covers San Diego County and works with the Greater San Diego Association of REALTORS. A home in Clairemont, Chula Vista or Escondido goes on the same system. Here are its limits, per Beycome’s San Diego MLS page, read October 27, 2026:
| San Diego MLS rule | Limit |
|---|---|
| Photos, house or condo | 3 minimum, 40 maximum |
| Public remarks | Up to 1,600 characters |
| Buyer-agent pay in remarks | Not allowed, public or private |
| Days on market reset | After 30 days off the market |
| Showings | ShowingTime, set up with your email and phone |
Two of these shape your plan. Forty photos is a hard cap, so you have to choose. And 1,600 characters is short, about 250 words. That’s tighter than many MLSs, so every sentence has to earn its place.
The reset rule matters too. Pull the listing and put it back within 30 days, and the days-on-market count keeps running. Buyers’ agents in San Diego watch that number. Get the price and photos right before you go live.
How do you use 40 photos and 1,600 characters well?
Think like a buyer scrolling on a phone. The first five photos do most of the work. Lead with the front, the main living space, the kitchen, the outdoor space and any view. In San Diego, outdoor living sells: a patio, a yard, a canyon edge or an ocean glimpse deserves an early slot.
Then cover every bedroom and bath, the garage and the street. Skip near-duplicates. If you have an ADU, a solar system or a pool, give each its own photo.
For the 1,600 characters, put facts before adjectives. Here’s an order that fits:
- Neighborhood and school district, in the first line.
- Beds, baths, square footage and lot size.
- Upgrades with years: roof, windows, HVAC, panel, solar (owned or leased).
- Any special tax or HOA, with the monthly or yearly amount.
- How to book a showing.
Never put buyer-agent pay in the remarks; SDMLS doesn’t allow it. Since August 17, 2024, offers of compensation can’t appear on the MLS at all (NAR settlement FAQs). For context on how agents work with sellers, see the National Association of Realtors home selling and agent standards.

Which San Diego disclosures belong in the listing packet?
Buyers’ agents ask for disclosures early. Two California rules come up a lot in San Diego County.
Mello-Roos and special assessments
Many newer neighborhoods in the county were built with Mello-Roos Community Facilities District bonds. Under Civil Code 1102.6b, if your home carries a continuing Mello-Roos special tax lien, or certain bond assessments, you must make a good faith effort to get the disclosure notice from each local agency that levies it and give it to the buyer. Check your property tax bill for special tax lines. Put the yearly amount in the remarks so buyers aren’t surprised.
Natural hazards
Civil Code 1103 requires a Natural Hazard Disclosure Statement. It covers flood zones, very high fire hazard severity zones, wildland fire areas, earthquake fault zones and seismic hazard zones. Inland and canyon-edge homes often fall in a fire zone. Most sellers order an NHD report from a vendor, who checks the official maps for your parcel.
Add the Transfer Disclosure Statement, HOA documents and, for homes built before 1978, the federal lead paint form. Our California FSBO contract guide lists the full set. If you need your parcel number for any of these, here’s our California APN lookup guide.
