Choosing a Renovation Company for a High-End Project: What to Check, With Reborn Renovations as an Example (2026)

Updated October 2026. How to choose a renovation company for a large, high-end project: design, pricing, permits, insurance, warranty and communication, with Calgary’s Reborn Renovations used as one worked example from its own website. Read October 29, 2026.

To choose a renovation contractor for a big project, compare five things in writing: who designs it, how the price is set, who handles permits, what insurance and licence they hold, and how long the warranty lasts. As of October 2026, for example, Calgary’s Reborn Renovations states on its site that it gives fixed-price quotes, carries $5 million in liability insurance and offers a 2-year warranty extendable to 5 years.

Key takeaways

  • Write your own brief first: how you use the space, what stays, your firm maximum and your timeline.
  • Ask every firm the same questions, in writing, so the answers line up side by side.
  • Reborn Renovations’ site recommends keeping a 15% to 20% contingency and lists a $25,000 minimum project budget (read October 29, 2026).
  • In Alberta, a business that takes money before the work is done and sells away from its office needs a prepaid contracting licence (Alberta.ca).

A high-end remodel is less about the marble and more about the process. The room you end up with depends on how well the plan, the materials and the work on site line up. Before work starts, run through our list of what you need for a construction site. It also depends on how the firm talks to you when things go wrong. That’s what you’re really paying for. Here’s how to check it, in any city.

What should you decide before calling a renovation company?

The best jobs start with a page you write yourself. Not a mood board yet. Just answers:

  • What will this space be used for most days?
  • What do you want to keep, for sentiment or for budget?
  • How should the room feel when you walk in?
  • What’s your timeline, and what dates can’t move?
  • What’s your comfortable range, and what’s your firm maximum?

Then rank what matters. A bigger kitchen for family dinners? A quiet main suite? Lower heating bills? Pick three needs and two finishes you’d love to see each day. When quotes come in high, this list tells you what to keep and what to cut.

Materials that last deserve a line too. Quartz counters don’t soak up stains and need little care. Solid wood floors can be sanded and redone. Custom cabinets fit odd spaces and add storage. Stone tile adds texture to entries and showers. Ask each firm how these hold up where you live.

What does a design-build renovation company offer? One example

“Design-build” means one firm does both the design and the building. You don’t hire a designer and a builder on your own. Here’s how one firm describes the way it works. If you’re comparing firms that do luxury home renovations in Calgary, Reborn Renovations is one you may come across. Everything in this table comes from the company’s own website, read October 29, 2026. We haven’t verified it independently, and we’re not endorsing it.

What to compare What Reborn Renovations’ site states

Permits Handles City of Calgary permit applications and coordinates inspections
Licence and insurance Licensed Prepaid Contractor; $5 million liability insurance (the site calls it four times the industry average); WCB coverage
Warranty Standard 2 years, extendable to 5; site inspections at 6 and 12 months
Awards listed Several CHBA, BILD Calgary, BILD Alberta and CICBA awards, 2021 to 2025, as listed on its site

The company describes itself as setting “the standard for premium home renovations in Calgary.” That’s its own claim. Use a table like this for any firm. Fill in the right column for each one you meet, then look at the gaps.

Before you meet anyone, read recent reviews and check the company’s location on a map, such as the Reborn Renovations listing on Google Maps. A real showroom you can visit is a good sign for any firm.

How should a renovation price and budget be set?

Ask how the price works before you sign anything. The main options:

  • Fixed price. One number for a defined scope. Changes cost extra, through written change orders.
  • Cost-plus. You pay actual costs plus a fee or percentage. Flexible, but your final number moves.
  • Allowances. A fixed price with set amounts for items you pick later, like tile. Pick above the allowance and you pay the difference.

Keep a cushion no matter which one you pick. Reborn’s site says to hold 15% to 20% of the total budget. Old homes and basements tend to need the top end. Nobody knows what’s behind the drywall until it comes off.

Ask how you’ll pay, too. Pay as stages are done, and hold the last check until the punch list is finished. If the firm offers a loan, compare its rate and terms with your own bank.

Which licence, insurance and permit checks matter?

Licence. Rules depend on where you live. In Alberta, the government says a prepaid contracting business is one that solicits, negotiates or concludes contracts in person anywhere other than its own place of business and accepts money before all the work is done. Those businesses need a prepaid contracting licence, and their salespeople must carry an ID card with the business name, address and licence number. Alberta.ca has a licensed-business search tool. In the US, check your state contractor board; our guide to vetting a contractor’s license, insurance and lien waivers shows how.

Insurance. Ask for proof of liability insurance and workers’ compensation (WCB in Alberta), sent from the insurer. Check the dates cover your whole project.

Permits. Find out who applies and who books inspections. A firm that handles permits in-house saves you trips to city hall, but you still want copies of every approval.

Warranty. Get it in writing: how long, what it covers, and whether it transfers if you sell the house.

What questions should you ask a renovation company?

Question Why it matters
How do you handle surprises during construction? Shows how they communicate and price change orders
Can I see projects like mine, and talk to those owners? Proves relevant experience
How do you choose and order materials? Shows supplier reliability and lead times
Who is my day-to-day contact? One named person beats a general inbox
How are decisions and changes recorded? Written records prevent arguments later
What does the warranty cover, and for how long? Sets expectations after move-in

Then get the house ready. Clear a spot for storage. Agree on keys and work hours. Talk with your family about dust, noise and where you’ll cook if the kitchen is out. Small steps like these make the months feel shorter. Our guide on what to do during and after a renovation covers paperwork and cleanup.

Does a high-end renovation pay off when you sell?

Sometimes. A remodel you’ll enjoy for years is a different choice from one done just before you sell. If you’ll list soon, pick finishes most buyers like and think about resale before you spend. Our guide to which renovations to do before you sell compares the options, and how interior design services can help covers the design side.

Moving after the project, maybe to another state? Read our advice for moving to a different state. In the US, Beycome lists homes on the major home search sites and the MLS from $99, with $0 due to Beycome at closing, in 17 states and DC. See Beycome listing packages. Buying next? Choosing a renovation contractor: questions

How do I choose a renovation contractor for a big project?

Write your brief, interview several firms with the same questions, and compare design process, pricing method, permits, licence, insurance and warranty in writing.

What is a design-build renovation company?

One company handles both design and construction, so you have a single contract and point of contact instead of a separate designer and builder.

How much contingency should I keep for a renovation?

Plan on 10% to 20% of the budget. Reborn Renovations’ site recommends 15% to 20%. Older homes usually need the higher end.

Does a contractor in Alberta need a licence?

A business that sells contracts away from its office and takes money before the work is done needs a prepaid contracting licence, per Alberta.ca. Use the province’s licensed-business search tool.

What warranty should a renovation come with?

Get a written workmanship warranty with its length and coverage. Reborn Renovations, for example, states 2 years standard, extendable to 5.

Is a fixed-price renovation quote better?

It gives you a firm number for a defined scope. Changes still cost extra, so lock in the scope and get every change order in writing.
