What is Easement?

An easement is a right to use or access another person's property for a specific purpose. Easements may be granted for a variety of purposes, such as the right to access a shared driveway, the right to use a well or other utility, or the right to cross a property in order to reach another location. Easements may be granted through a written agreement, such as a deed or a lease, or they may be implied by the circumstances of the property's use. Easements may be granted to individuals, organizations, or government entities, and they may be terminated or modified under certain conditions.
