What is Tenant Improvements?

Tenant improvements (TI) refer to changes or modifications that are made to a commercial rental property by the tenant in order to suit the specific needs of their business. Tenant improvements can include things like installing new flooring or lighting, building partitions, or making structural changes to the space. The cost of tenant improvements is often negotiated between the landlord and the tenant, and the tenant may be responsible for paying for the improvements or the landlord may be willing to cover the cost in exchange for a higher rent.
