What is Title Search?

A title search is the process of researching and reviewing the legal documents and records associated with a property to ensure that the title is accurate and that there are no issues or defects that would prevent it from being transferred. A title search typically includes a review of public records, such as deeds, mortgages, and liens, as well as a search for any outstanding judgments or legal actions that may affect the property. The goal of a title search is to identify any potential title risks and to ensure that the title is clear and ready for transfer. This process is usually conducted by a title company, attorney or a title examiner. The title search report is a valuable tool for the buyer and the lender to understand the property's title status and to make an informed decision about the transaction.
