What is Upzoning?

Upzoning refers to the process of changing the zoning laws of a particular area to allow for more intense or different types of development. Upzoning can involve reclassifying land from residential to commercial or industrial, or increasing the density of development allowed in a particular area. Upzoning can also mean increasing the height, floor area ratio (FAR) or other zoning regulations that would allow for more development. The purpose of upzoning is to increase the land value and to promote development in a certain area.
