A Smarter Way to Sell Your Home in Plano, Texas
Selling a home in Plano, Texas today looks very different than it did even a few years ago. In high-demand neighborhoods like West Plano, Willow Bend, Legacy West, Deerfield, and Lakeside on Preston, most buyers now begin their home search online.
As the Plano housing market remains competitive and inventory continues to shift across Collin County, many homeowners are asking a key question:
Do you really need to pay 2.5%–3% of your home’s value just to get it listed on the MLS?
For many Plano sellers, the answer is increasingly no.
Flat Fee MLS services have emerged as a more efficient, cost-effective alternative. Instead of paying a traditional listing commission, homeowners pay a one-time flat fee to list their property on the MLS—the same platform used by real estate agents throughout North Texas. This approach provides full market exposure while allowing sellers to retain more of their equity.
That said, not all Flat Fee MLS providers deliver the same value.
Some promote low upfront pricing but include hidden fees later. Others don’t offer full access to key MLS systems like NTREIS. And some lack the tools that today’s sellers expect for managing listings efficiently.
To identify the best options, we analyzed the top Flat Fee MLS services available to Plano homeowners in 2026—focusing on pricing transparency, MLS coverage, platform usability, and real customer feedback.
One provider clearly stood above the rest.
✅ Beycome — Plano’s #1 Flat Fee MLS provider.
With a $99 flat fee, zero hidden costs, and full MLS coverage across the Dallas–Fort Worth metro area, Beycome offers a powerful combination of affordability, exposure, and control.
Below is our complete breakdown of the best Flat Fee MLS companies in Texas—and why Beycome ranks #1 for Plano sellers.

Why Flat Fee MLS Services Matter for Plano Home Sellers
The MLS remains the most important driver of visibility in the Plano real estate market. Once a home is listed, it is automatically syndicated to Zillow, Realtor.com, Redfin, Homes.com, and hundreds of brokerage websites used throughout North Texas.
In a market like Plano—where homes often sell in roughly 40–65 days and desirable properties can attract multiple offers—visibility is everything.
Flat Fee MLS services give sellers direct access to this exposure without paying thousands in commission fees. For homeowners who want to maximize reach while maintaining control over their sale, this model offers an ideal balance.
With the majority of buyers starting their search online, MLS access in Plano is no longer optional—it’s essential.

From Marina on Google Reviews:
This is our first time working with Beycome . We didn’t know what to expect but, the experience was wonderful and smooth. What made it felt this way is the person who we would like to be appreciated and recognized for her kindness and professionalism. Miss Rose Rapsing was wonderful and made me feel at ease. It was my first experience so, she guided me step by step through the whole thing and answered all the questions professionally and I had a lot. Thank you so much Miss Rose and Beycome to give us the opportunity .
2 – Brokerless.com ⭐️⭐️⭐️⭐️
Affordable & straightforward
A budget-friendly option offering basic MLS access across Texas.
Pros: Simple setup and low cost
Cons: Limited advanced features
Ideal for: Sellers who want a basic, no-fills listing
All the support I needed. $150, almost nothing compared to 3% to a listing agent fee of $24,000 on $800k. MLS listing significantly increased activity with serious Buyers agents. Buyers have been brainwashed to use an agent even when they know the community. Sold within 60 days in a tough market. I did a number of Sunday open houses and Brokerless supported me with online notices on MLS and Zillow. The new iPhone camera quality was excellent for photos that my wife took for the listing. Also, once I was on the MLS the endless BS calls from brokers wanting the listing stopped. These guys and gals sucked a lot of my time and energy with nonsense ploys to get the listing. Brokerless worked great. 👍
Did not get as far as using the service because I paid twice and did not receive an email for the next steps so I messaged customer service and the actual owner Jack called me super rudely and agitated like what do you want?! I was in disbelief that this was the customer service!! Customer service is the easy part just be a decent person people are paying you for it!
3 – List With Freedom ⭐️⭐️⭐️⭐️
Low upfront fees, with added closing costs
A popular choice for experienced FSBO sellers.
Pros: Very low upfront price
Cons: Additional percentage-based fees at closing
Ideal for: Sellers prioritizing upfront savings
List with freedom allows you to list on the MLS and not pay the full normal realtor commission. It is fairly simple to get started and get the listing going. Customer service was helpful the few times I needed them to help with the process or corrections to the listing I couldn’t do via the portal. Overall, I would recommend it and will use the service again if I have need of selling another one.
Long story short we got it sold but at what cost? The process to list our home on the mls was quite painful, confusing and not intuitive. Even though we tried many time we were never able to get a live human on the phone when time was of the essence. Everything works on que so don’t expect to get anything signed in less than 6 hours. Everything has to be done via Esign which creates a lot of extra work for buying agents. Last but not least make sure you read fine prints because List with Freedom will take 0.1 to 0.4% of the sales price on top of the listing flat fee. We will not use List with Freedom again. You may want to look for another option.

Chris Carr at Simple Choice Realty made selling our parents’ home a piece of cake! I recommend this service to anyone who is interested in saving money in selling a house. As soon as I listed the house on the MLS, realtors started calling me left and right. I put a lockbox on the door, took down the realtors’ names and contact info, and they started showing the house to prospective buyers. We sold the house in less than 2 weeks at the price we anticipated after using Simple Choice Realty. Thank you, Chris and company!
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
6 – Congress Realty ⭐️⭐️⭐️
Texas-focused brokerage
Known for regional experience across Texas markets.
Pros: Regional expertise
Cons: Less modern platform
Ideal for: Sellers who value experience
This is a fantastic service that saves you a ton of money. I’ve been a real estate investor for 20 years, and have just recently started to sell off my rentals. I just completed my second sale with Congress Realty, and I am very pleased with their service, ease of use of their website, the features, and support. They make it as easy as they can for non-Realtors to learn how to sell their home. I’d suggest doing this rather than listing your home, because you will learn a lot more this way, and at the same time save money.
Terrible service, terrible attitude. He actually called me rude when I called him complaining that after 5 weeks my house listing was still not working correctly and I had an agent and a buyer come to my door for a showing that I knew nothing about. Which I guess is better than the showings that I never had because Book A Showing was never working correctly. If you know anything about Real Estate, you know the first few weeks are critical! Then, after agreeing to refund my money and cancel my listing, he told me he would be talking to the other Flat Fee services. That sounds like some kind of threat and a violation of the Realtor’s Code Of Ethics to me. There are other, same cost options!!
7 – Texas Flat Fee MLS Realty ⭐️⭐️⭐️

Simple MLS listing service focused on speed and efficiency.

There are no online customer reviews for Texas Flat Fee MLS Realty from trusted sources that we can find.
8 – Homecoin ⭐️⭐️
Modern listing model with moderate fees
Designed for independent sellers comfortable managing their listing.
Pros: Clean interface
Cons: Additional MLS-related fees
Ideal for: Sellers comfortable with DIY listings
Homecoin and Teri DeSadier blew it out of the water! I never expected the type of service I got from Teri. She has over 20 years experience in real estate and had worked in Virginia and Maryland, as well as Florida. She was available any time I called, even got back to me when she was out of town with her family! She answered every question I had and the paperwork to get me up on the MLS was completed in record time. I sold my house in 1 weekend! This is definitely the way to go.
From Darlon on Google Reviews:
The website claims to publish listings for sale by owner, but in reality the owner’s contact information never appears. Even if someone reaches out through Zillow, for example, the owner’s contact details are not shared. For this reason, I do not recommend this website.
9 – Houzeo ⭐️⭐️
Feature-rich platform with higher entry cost
A well-known platform offering advanced listing tools.
Pros: Strong technology
Cons: Add-on pricing
Ideal for: Sellers willing to pay extra for features
Nash from Houzeo was great! He walk me through process.. highly recommend this company
After a 30 day experience with Houzeo, it was a trial and great error. Buyer beware. Trying to get anything listed or updated takes countless days. Simply list yourself through social media, realtor.com, zillow.com and save yourself the money and moreover the hassle. We received 0 traction with Houzeo in any way. Poor experience!
10 – SimpleShowing ⭐️⭐️
Hybrid discount brokerage
Combines flat-fee pricing with limited agent support.
Pros: More guidance
Cons: Higher total cost
Ideal for: Sellers who want agent involvement without full commission
From Laurie on Google Reviews:
Fred was an excellent representative for me in the sale of my home. I was able to get under contract before even coming on the market! The negotiations were challenging (although one would think I held all the cards, the buyers agent was difficult). Fred maintained his professionalism and even talked me off the ledge quite a few times. In the end, I got what i wanted out of the deal and saved over $20,000 by going with Simple Showings. I highly recommend Fred McGill.
From Sheila on Google Reviews:
WORST experience ever! FALSE advertising company! NO SIMPLE SHOWINGS! KEITH hung up in my face, after a booked showing online that he didn’t want to do! Took the “show me the money” attitude about pre approval letter required, instead of doing his job of showing properties! Even though I had the letter but no way near the offer phase! It’s the nature of the commission based business! Don’t JUDGE me by other past experiences but give QUALITY, COURTEOUS service! His LICENSE needs to be REVOKED! Meanwhile, JOHN(Atlanta) on the mainline had me self tour, call back if interested to sign for them to get commission without ANY work! Then forward email from Fred(unknown) to say the house toured last night isn’t available after my 3 hr drive! BUYERS steer CLEAR of this website! The Thirst is REAL! I can’t believe their rating! BAITED AND SCAMMED BIG TIME! SMH
