A year ago the average 30-year mortgage was 6.30%. This week it is 7.40%.
Nothing about the house changed. On a median-priced American home, that shift alone adds $261 to the monthly payment — about $3,134 a year, for the same four walls.
Groceries are up. Insurance is up. Property taxes are up. And a seller in this market is already giving ground: 41.6% of listings on the market right now have had a price cut, and the typical home sits for 63 days before it sells.
When every other number is moving against you, it is worth asking which ones you still control. There is one, and it is the biggest single line item in the whole transaction.

Mortgage rates move weekly and home prices move monthly, so some of what follows will be out of date before long. The “Updated” date at the top of this page shows when we last revised it. Over the full term of that loan, a buyer at today’s rate will pay about $531,000 in interest on a $355,822 mortgage. More than the house.
The one cost you still control
You cannot negotiate with the Federal Reserve. You cannot talk your insurer down. You cannot make buyers pay more than they can borrow.
You can decide what you pay to sell.
A 3% listing commission on the median home is $13,343. That is not a fee for paperwork. It is a percentage, which means it grows with your home’s price while the work behind it stays roughly the same. The listing agent uploads the same MLS form for a $300,000 house as for a $600,000 one.

What $13,185 is actually worth in 2026
Numbers that size get waved away as abstract. They are not. Here is the same amount, expressed three ways.
It is 5.4 months of mortgage payments. At $2,464 a month, the commission you did not pay covers most of half a year of owning the next house.
It absorbs this year’s rate increase for 4.2 years. Rates went up $261 a month. $13,185 pays that difference for just over four years — long enough that refinancing may well have become an option.
Put it into the loan instead and it saves $32,864. This is the one most people miss. Roll $13,185 into your down payment and the balance drops, which at 7.40% over 30 years avoids $32,864 in interest. The money you kept does not just sit there. It stops compounding against you.
That is the whole case for flat fee in a high-rate market. When borrowing is cheap, a commission is an annoyance. When borrowing costs 7.40%, every dollar you hand over at closing is a dollar you then pay interest on for three decades.

This is no longer a fringe choice, and there is now independent evidence of how far it has spread.
RealTrends Verified publishes the industry’s benchmark performance ranking. In its 2026 ranking of US agents by transaction sides, out of 54,331 agents ranked nationwide, Beycome Brokerage Realty holds the number three position with 2,083 closed sides and $701.97 million in volume.

And the ranking undercounts us. RealTrends ranks a named agent, and Beycome’s agent of record is licensed in 7 of the 17 states we serve. The other 10 sit under different licensed agents and are counted elsewhere. Across all our markets, Beycome handled roughly 3,400 properties in the same period. That wider figure is our own count, not RealTrends’. We keep the two apart on purpose: 2,083 is the number an independent body verified, and it already put us third in the country.
Why sides is the number that matters
Most rankings lead with sales volume, which rewards selling expensive houses. One agent selling ten homes in Beverly Hills outranks another selling two hundred in Ohio.
Sides counts closings. It asks how many families actually got to the table.
That is the right measure for a model built on affordability. A flat fee only works at volume, because there is no 3% cushion on each deal. 2,083 closings on $701.97 million of property is exactly the shape you would expect: ordinary homes, in ordinary places, closed in quantity, at a price that does not scale with the house.
It is also the clearest available evidence that cost pressure is changing behavior. People are not choosing this to be clever. They are choosing it because $13,000 matters now in a way it did not when money was cheap.

The honest trade: a flat fee means you do more of the work. You handle showings and you own the pricing decision.
