What is Homecoin and how does it work?
Homecoin is an online, licensed brokerage in San Diego that puts homes sold by owner on the local MLS for a flat fee. You fill in the listing online, upload photos, e-sign the listing agreement and pay. Homecoin says it takes 1 business day to appear on the MLS, often less than 24 hours. From there it flows to the big home search sites.
You do the rest. You set the price, book showings, talk to buyer agents and handle offers. Homecoin forwards buyer calls and emails to you and includes showing management. It sells extras if you want help: listing help, photos, a lockbox, a sign or an agent.
Its business address is 600 B St, Suite 300, in San Diego. That’s a WeWork Office Space & Coworking building, and you can check the listing for its address on Google. Homecoin works online, so the phone line matters more than the office.
Homecoin’s own counters, read October 31, 2026, claim “20,000+” homes listed and “$132M+” saved in commissions. Those are its figures, not ours, and we couldn’t check them.
How much does Homecoin cost in 2026?
Homecoin costs $149 for an MLS listing in Florida and Texas, with nothing due at closing. These prices come from its own state pages, read on October 31, 2026, and its Los Angeles page, read October 22. Homecoin notes that “the price varies by MLS (there are 500+ MLSs).” Its comparison page showed $149 in California and some states, and $199 in others.
| Homecoin item | Price (per Homecoin) |
|---|---|
| MLS listing (FL, TX and CA default MLS) | $149 |
| Fee at closing | “Never” |
| Listing term | 12 months |
| Photos | Max photos |
| Listing changes | 10 free changes |
| MLS listing help | $99 to $299 |
| Pro photography | From $197 |
| Lockbox rental (FL, TX) | $125 |
| Sign post (FL) | $110 rental or $117 to buy; sign free with the post rental |
| Seller agent, Florida | $2,999 flat, $149 per hour, or 2.25% |
| Seller agent, Texas | 2.5% |
| Cancellation | “Cancel Anytime – No Cost,” if no offer is accepted |
The flat fee is clear and low. The cost goes up as you add extras, and the agent options are mostly a percentage. On a $417,500 home, the US median in September 2026 per NAR, a 2.25% seller agent fee is $9,393.75. Percentages here are Homecoin’s published rates, used as examples. Commissions are not set by law or NAR rules and are negotiable. Sellers choose whether to offer buyer-agent compensation, and since August 17, 2024 those offers can’t be shown on the MLS.
Homecoin’s FAQ answers the closing question directly: “Never! Many flat fee MLS providers charge a hidden fee at closing of up to 1%.” Its Florida page also promises to refund its fee if you don’t agree it’s the fastest, safest and easiest way to list on the MLS.

Buy a home →A longtime user, this reviewer had trouble with rented lockbox codes, slow MLS changes and no one staffing the San Diego office. Homecoin replied that it commits to MLS changes within 24 hours, excluding Sundays.

Flat fee services in general get mixed reviews. Sellers who expect a full agent are often the unhappy ones. You can see the same pattern in reviews of other flat fee companies, where some customers describe unsatisfactory experiences with assigned agents. Our Houzeo reviews and complaints breakdown shows a similar split.

Where Beycome differs: a lower entry price, a longer term and unlimited changes. Beycome also has a full-service option. Concierge is $1,399. A dedicated expert works with you from pricing to closing and negotiates with you, always on your side, while every decision stays yours. Compare that with Homecoin’s Florida seller agent at $2,999 flat or 2.25%. In Florida and Texas, Beycome also runs its own title company, Beycome Title, with a $99 settlement fee in Florida and $299 in Texas.

Who is Homecoin a good fit for?
Homecoin fits a seller who wants a low flat fee, likes doing the work and lives in a state Beycome doesn’t serve. Its reviews say it works best if you’re organized and patient with forms.
It’s a weaker fit if you want a person to help with offers but don’t want to pay a percentage. In that case, compare a full-service flat fee like Beycome Concierge with Homecoin’s agent options, or read what 1% commission agents cost next to a flat fee.
