Key takeaways

  • Only a licensed broker can enter a listing on an MLS, so FSBO sellers use a flat fee MLS broker.
  • Beycome lists on Canopy MLS, Doorify MLS, Triad MLS, Hive MLS and My State MLS North Carolina.
  • North Carolina law requires a property disclosure statement and an owners’ association disclosure for most home sales.
  • The seller pays the excise tax on the deed: $1 per $500 of price, per G.S. 105-228.30.

Most buyers in North Carolina shop through an agent, and agents search the MLS first. Being there is what turns a yard sign into real traffic. Here’s how it works in this state, and what it costs.

Can a for sale by owner seller list on the MLS in North Carolina?

Yes, but not directly. MLS systems only let licensed brokers who are members enter listings. A flat fee MLS company is a licensed brokerage that enters your listing for a set fee; some also sell a full-service flat fee MLS plan in North Carolina with a person to help on offers. You stay the one who talks to buyers, sets the price and picks the offer.

That’s the main difference from listing on a single for sale by owner site. The MLS shares your listing with every member agent, and it feeds the big portals buyers browse. Our national guide on listing on the MLS without a realtor explains the basics. This page sticks to North Carolina.

Which MLS covers your part of North Carolina?

North Carolina has several regional MLSs, not one statewide system; Charlotte owners can read how to list a Charlotte home on Canopy MLS by owner. Which one fits depends on where your home is. Here are the ones Beycome lists on (Beycome internal data, October 2026).

MLS Good to know
Canopy MLS The Charlotte region’s MLS. It also reaches into South Carolina.
Doorify MLS Formerly Triangle MLS, around Raleigh and Durham.
Triad MLS The Piedmont Triad, around Greensboro.
Hive MLS North Carolina Regional MLS.
My State MLS North Carolina A statewide listing option.

How does listing a NC home on the MLS by owner work?

1. Pick a package

Beycome Basic starts from $99 in most states, North Carolina included (see the North Carolina page for today’s price). It includes the MLS listing, e-signature, unlimited listing updates, ShowingTime scheduling where the MLS offers it, and the Artur AI assistant for offer help. Enhanced is $399 and adds a photo shoot. There’s $0 due to Beycome at closing on any package.

2. Send a complete, correct file

You’ll enter the address, rooms, square footage, photos, a description and your price. MLSs check details like the parcel ID against county records. Our guide to the North Carolina property tax ID shows where to find it.

3. Go live

A complete file goes live within 2 business days, and often in about 2 hours. Missing or mismatched data slows it down. A photo shoot, if you add one, is scheduled separately.

4. Take calls and offers

Agents and buyers reach you through the listing. You set showing times, and offers arrive in your dashboard with e-signature. Strong photos and a clear description help a lot; see how to write a listing description that sells.

What must a North Carolina seller disclose?

Under G.S. 47E-4, the owner must give the buyer a residential property disclosure statement on the form the North Carolina Real Estate Commission requires. For each item, you either say what you actually know or choose “no representation.”

The same statute adds an owners’ association and mandatory covenants disclosure. It covers whether the home is in an HOA, the dues, any approved special assessments, and pending lawsuits involving the association. Some transfers are exempt under G.S. 47E-2.

Homes built before 1978 also need the federal lead paint disclosure. For the rest of the file, see our list of paperwork to sell without an agent.

How much does an MLS listing by owner cost in North Carolina?

Cost Rule or price On a $400,000 sale
Beycome Basic MLS listing From $99 upfront (see the NC page), $0 at closing From $99
NC excise tax on the deed $1 per $500, paid by the seller $800
Closing attorney, title, recording Varies by firm and county Ask for a quote
Buyer-agent compensation Your choice; negotiable $0 unless you agree to pay

The excise tax comes from G.S. 105-228.30. The transferor pays it to the county register of deeds before the deed is recorded. Half goes to the county and half to the state.

Many North Carolina sales close with a real estate attorney. Get a flat quote early, since that’s one of your bigger fixed costs.

Do you have to pay the buyer’s agent?

No. Paying a buyer’s agent is your choice, and the amount is negotiable. If you agree to it, put it in a written agreement with that agent. NAR’s settlement page for sellers confirms such offers can no longer appear on the MLS. About 36% of Beycome sales closed in 2026 so far had a buyer with no agent (Beycome internal data, 2026).

What mistakes slow down a NC MLS listing by owner?

Most delays we see come from the file, not the MLS. A few habits keep yours moving.

  • Use the square footage you can back up. If you’re not sure, read our note on North Carolina square footage verification before you enter a number.
  • Match the owner name and parcel ID to county records exactly.
  • Upload wide, horizontal photos taken in daylight, with the main rooms first.
  • Fill out the disclosure statements before showings start, so buyers can sign them with the offer.
  • Price from recent sales. Our property value calculator gives you a starting range.

One more: answer agents fast. A call returned the next day is often a showing lost. If you can’t pick up, set clear showing windows in ShowingTime, where your MLS offers it, so agents can book without waiting on you.

Last, plan your price changes. Unlimited listing updates are included, so a price cut, new photos or a corrected room count goes out without a fee. Make changes on purpose, though. Many small cuts can look like trouble to buyers, so one clear adjustment after two or three weeks of feedback usually reads better.

How do you sell a house by owner in NC, start to finish?

Getting on the MLS is one step of seven. Here’s the order most North Carolina sellers follow.

  1. Price it from recent sales nearby, not from an online estimate alone.
  2. Fill out the residential property disclosure and the owners’ association disclosure.
  3. List on your regional MLS through a flat fee broker, with good photos and the county parcel ID.
  4. Run showings, or let ShowingTime book them where your MLS offers it.
  5. Review offers, counter and sign the NC offer to purchase and contract.
  6. Get through the due diligence period, when the buyer inspects and can walk away.
  7. Close with a real estate attorney, who records the deed and collects the excise tax.

North Carolina’s standard contract gives the buyer a due diligence period and fee, so plan for repair requests then. Our guide to the NC for sale by owner contract covers the forms.

When does full support make more sense?

If you’d rather not run showings and negotiate alone, there’s Beycome Concierge (see current price), with $0 at closing. Our experts give you full support from pricing to closing, and a person negotiates with you, always on your side. You still make every decision.

For the whole selling process in this state, read how to sell your North Carolina home without a realtor. Buying after you sell? The Beycome buyer program is open to every buyer on homes listed by other agents (the commission credit can’t apply where no buyer-agent commission is offered, like most FSBO homes, or on homes listed by Beycome sellers) with no upfront fee. Beycome keeps 1% of the price (minimum $1,499) and credits the rest of the buyer-agent commission at closing, with lender approval.
