MLS Listing Update: Is it linked to my beycome listing?

Will my MLS listing update when I update my beycome.com listing?

It’s important to note that while beycome.com is an amazing and super cool website, we are not the MLS itself. The MLS is a database that real estate brokers/agents created together… thus, we are already very different from them! But, this doesn’t mean we don’t have access to this huge database (we just refuse to take a commission for providing this service to you).

Having said all of this, the answer to this FAQ would have to be: unfortunately, no.

However, can we still help you with updating your MLS listing? Of course, we can! It’s what we’re here for. The only thing you’ll need to do is to update your listing on your Dashboard with the updates you would like to make, et voila! We take care of the rest (and typically can make your updates within just 2-3 hours).

Now, we are able to do just about any sort of change on an MLS listing – what we can’t do (and no one else can either), is to place your specific listing at the top of a search list. For everything else – you’re good!
Our team reviews and updates your change requests within 1

to 3 hours ( during business days).
Once it has been updated by the beycome team it will then update on all third-party website partners (Zillow, Realtor.com) within 24 hours. Beycome does not have any control over these third-party websites or their time frame to update.


Important to note: To comply with regulated real estate law and for security purposes, beycome cannot accept any change requests by email, SMS, or over the phone. All changes must be submitted through our online request.

What's a Real Estate Broker?

Many people unfamiliar with the real estate industry use the terms real estate agent, broker, and realtor interchangeably. There are differences between the three titles. However, the most important is the services each real estate professional offers to those in need of real estate services.

A real estate agent is a real estate professional who has taken and passed all required real estate classes and passed the real estate licensing exam in the state in which he or she intends to work. It is the most encompassing of the titles since it is the starting point for most real estate professionals. Agents are also referred to as real estate associates.

A realtor is a real estate agent who is a member of the National Association of Realtors. To become a member, a real estate agent has to agree to abide by the association's standards and uphold the code of ethics.

A real estate broker has continued his or her education past the real estate agent level and passed the real estate broker license.
Real estate brokers can work as independent real estate agents or have other agents working for them.

The biggest distinction between the three is that a broker can work on his or her own, while an agent or associate has to work under a licensed broker. A hybrid position, referred to as a real estate associate broker, is an agent who is working toward achieving a broker's license. Associate brokers have to work under a licensed broker but many shares in the brokerage profit above and beyond the typical agent commission.

View Your Flat Fee MLS® Listing

Before we explain how to view your Flat Fee MLS listing, we need to understand what the MLS® is.

The MLS® is a service used by a group of real  Realtors® / brokers to disseminate information.

This means that you will not be able to access the listing yourself. But no worries, we are here for you and will represent you as your Listing Agency.

So, now that all this is clear let's go back to the original question.

 

How can you view your flat fee MLS listing (also known as just your MLS listing)?

Once you choose one of our Flat Fee MLS® listing packages, you will be required to fill out a survey with detailed information that the MLS® platform requires.

This survey will be provided by one of our listing agents and is extremely important in making sure that we have the most accurate/up-to-date information on file to add to your MLS® listing.

Once your listing is active you will receive an email containing a link to view your listing.

If your MLS listing requires updates, simply let the beycome team know and they will be happy to assist you.

How long does my Flat Fee MLS listing last?

Otherwise known as Flat Fee MLS listing duration:

We always received this great question, so before we answer it, let us give you a few proven facts in regards to what you can expect out there.

You can expect to pay anything from $199, all the way to $999 for you to list your property on MLS... yeah crazy, we know... and to make things worse, they only last 6 months. And let's say you weren’t lucky enough to sell or rent your house within that time frame; of course, you want to be shown again since the MLS generates the maximum amount of exposure, so you pay again. Now, we are talking about a $400 to $2k investment within a year that you did not see any results from.

It really is too bad, but do not panic, that is why we are here. For those who don't know, our Flat Fee MLS listing service is the most affordable MLS listing rate you will find in Florida, California, Connecticut, Illinois, Georgia, South and North Carolina, Rhode Island and Minnesota. You only pay a one-time fee of $99 - forever. (Or at least until your property is under contract or until you want to stop).

Does My Contact Info Appear on MLS, Showings & syndicated websites?

There are three answers here:

So, first, we need to remember that the MLS is an exclusive database that only licensed real estate broker/agents have access to, with their own set of regulations - one of which is that if an individual is not a licensed real estate professional, the MLS will not list you as the main contact. Rather, it will list the brokerage firm (layman's terms: the MLS will list beycome as the main contact and syndicated websites also).

But don't worry! your name, phone number, and direct information are listed in the MLS under the "Owners Section", in "showing Instructions" ( when available) and also in the "Agent Remarks / private remarks" as "For more information and showing, contact the seller "your name" at your "phone number".

With those in mind, let's go over the different reaching scenario:

In Scenario A, the real estate agent, check the MLS and contact you directly. Yeah! < aka the best way👍!

In Scenario B, the real estate agent didn't check the MLS and contact us directly. If it's by phone call, we provide them your information. If it's by email, we provide them your information and forward the email to you.< aka the common way 😀!

In Scenario C, potential direct prospects contact us directly. In this case, we will always provide them your direct contact information and redirect them to your beycome listing.< aka the best way for you👌!

Then you'll just be in charge of sealing the deal!

Important: we never, ever ( like no joke) keep prospect information for us. Just think about that, what can we do with a prospects leads as we're a flat fee company?! ugh🙃!

Flat Fee MLS Contact Info: Who gets listed?

Just in case you didn't know by now, the MLS Listing Service is a database that was made by real estate brokers/agents for real estate brokers/agents. Therefore, the MLS does not permit the main contact to be a non-real estate broker/agent. Thus, it is our broker information ( beycome) that appears as the main point of contact on a property listing.

With that said, because this is your home and you should have full control over the home selling/buying process, beycome makes it known to potential prospects that 'any interested buyer or renter needs to contact the owner directly'... and thus, we list your contact information in the Broker Remarks section (a section visible only to individuals with access to the MLS - AKA typically real estate broker/agents).

This also means that our brokerage firm will be the main contact on all sites that syndicate your listing from the MLS (ex: Realtor.com©, Zillow©, Trulia©, Redfin©, Century21©, Coldwell Banker©, IDX© etc) - but, be assured that if/when we are directly contacted about your property, we immediately relay that information to you (and we provide the interested homebuyer or renter with your contact information), by email and to your beycome dashboard so that you can seal that deal directly!

Just think of us as your secretaries, constantly available to make your home closing process easy and fair.

Is listing on the MLS with a broker/agent better?

There is NO additional benefit to listing on the MLS® with a traditional agent vs. a flat fee MLS listing service.

You will be listed on the same exact Multiple Listing Service (MLS®), however there is an important difference to note . When you list with a broker or agent, they are going to charge you in commissions and other fees. That, frankly, makes no sense. You have all the power to successfully sell or rent on your own using an MLS listing. This not only keeps you in the center of the transaction but puts more money in your pocket. It's your home, after all.

Is the MLS® used by beycome the same MLS® that all Realtors® use?

The Flat Fee MLS is a service provided by real estate companies and some property listing platforms to help property owners - who are interested in selling or renting their house - gain more exposure for their home. The MLS is used by a group of real estate brokers who  band together to create an MLS® that allows each of them to see one another's listings and properties that are up for sale or for rent. It is accessible by brokers for brokers and real estate agents. It provides the most accurate information on whether a house is still listed as active or if it's under contract, pending, closed, photos, contact information, etc.

Having said all of this, the answer is a big YES! The MLS used by Realtors® and real estate brokers/agents alike is the same one accessed and used and provided by beycome.

All participating MLS REALTORS® belong to their regional association of REALTORS®. So, your property will be listed in your county’s MLS® where all the other agents will be able to see and contact you to receive more information in regards the property or to schedule a showing.

Property Showings: How Will Realtors® Show My Home?

 

Property showings happen whether MLS is involved or not. It is important to understand that Realtors® don't just only show properties that are associated with their own company. Realtors® show homes that fit their potential prospect's wishlist. The MLS is used for Realtors® to find, show, and close on properties - and whether a property is listed by a traditional real estate company or by an FSBO, FRBO homeowner, rest assured that it will be shown (should it be something potential prospects want, of course). So, no worries on that.

Will Realtors® be less likely to show my property since it is a flat fee listing?

Flat Fee MLS Listings

NO!

Flat fee MLS listings are not shown less than any other listing. Real estate agents and traditional real estate companies use this as a scare tactic. They do this to try and convince homeowners to list with them instead of a flat fee listing service.  There is no way to know that a flat fee listing service was used. Furthermore, no designated area on an MLS® listing would indicate that you did not pay commission to a listing agent, or traditional real estate company. In the end, the buyer's agent/broker only cares about the commission that you are willing to give to them. Realtors® will show your property to their buyers (your future prospect) regardless!

How to Make an Offer on a House

So you think you've found it. Your dream home. You can already see your children playing in the backyard with the dog and family coming over for a BBQ. Then you look at the price of the house and you realize you still have to negotiate with the seller. You need to know how to make an offer on a house so let’s discuss that.

Because making an offer is such an important step in purchasing a home, you want to make sure that you cover all the bases and don't leave anything out. Although this can seem like a daunting task here at Beycome.com we have compiled all the steps to a successful offer in an easy to navigate format.

 

Creating an Offer

Click on the property you have chosen and look to the right side menu bar. Underneath “Contact Owner” click on “Make an Offer”

You will then be taken to another screen with the property’s basic information. Make sure that this is the property you want and then, click on the “Get Started” button on the bottom.

Buyer's Info

On the "Buyer Info" page, enter your first and last name, your address and unit number, if there is one. After that, if you are purchasing the property with a co buyer, you will need to enter the Co-buyer’s first and last name. When you are done click Next.

Financing Info

Now you will be entering the Financing page. Here you will need to give the amount you wish to offer and initial deposit. Answer the yes or no questions and then enter an amount for Other Deposits if there is one.

If you answered yes to the questions, there will be additional information needed.

  • Are you Financing?”
    • Did you receive the pre-qualifications from a lender (Y/N)
    • Enter the financing amount using a whole number or percentage
  • “Do you want to ask the owner to contribute on the closing cost?”
    • Enter how much you want to be paid by the owner
  • “Do you want to add a home warranty to your offer?”
    • Select who will pay this warranty (Buyer/Owner)
    • What is the maximum amount for the home warranty
  • “Do you have a title escrow?”
    • Escrow/Title company name,  address, and phone number

When you have finished, click Next to continue creating an offer.

 

Deadline Info

On the deadline page, enter the date you wish to close along with the date your offer will expire, if no action is taken. Then, select the time you wish for the owner to respond by selecting from the dropdown box. You can chose to have an inspection period entered, as well. If you have any additional items to include in your offer or would like to request any additional terms or conditions, select yes and input them in the box.

Click Next to continue

 

Review

The review page is the final step in making an offer. Make sure to take your time and read the user agreement before continuing.

The buyer signature box and the co-buyer signature box MUST be signed by typing in your name and the name of the co-buyer, if there is one.

You then have the option to preview and print your offer by clicking on preview and print. After you have read the terms and conditions and have signed, click “Send My Offer”. Remember that by clicking “Send My Offer” you are agreeing to the terms and conditions.

After you’re done, the details of the offer will be sent to the owner who will review the offer and act on it.

Contact a Homeowner

Keeping a line of communication open is crucial when wanting to do business with someone new and that first phone call is one of the most important because it begins the interaction between buyer and seller. That is why knowing how to contact a homeowner on Beycome.com is crucial. Here at Beycome, we understand that privacy is important, which is why we use an extension system along with a private emailing system to connect buyers and sellers. This way we keep the seller’s information private, while also giving the buyer an easy way to contact a homeowner.

Calling the Seller

The first way to contact a seller is by calling

Take a look at the “Owner Info” for the property you're interested in.

You will see the phone number 844-799-7886 we will call this the “Main Number”. That phone number is the same for all properties and will not change. We recommend saving this number in your contacts so that you always have it.

Underneath the phone number is a four-digit number unique to the property. When you want to contact a homeowner, that is the number that will be used. Saving this number in your notes is a great way to always have it ready in case you forget it.

If the property's extension is 1234 you will dial 844-799-7886 first then, when prompted for the extension, enter extension 1234. The property owner and you will then be connected.

 

Messaging the Seller

The second way to contact a seller is by sending them an email.

In the  “Owner Info”  box right below "Request Appointment" click on the  "Contact Owner" tab.

A popup should appear.

Type in the subject and message you wish to send the owner.

You may also include a file by simply checking the box and then clicking "Choose your file".

When you're all set, click "Send Message" and wait for the owner to respond.

*If you want to be kept up to date on your favorite properties consider adding them to your favorites. You can do this by simply creating a profile and then saving the listing to your collections which is right below the contact owner button.
