Why Beycome Is the #1 Choice for Dayton Home Sellers
The Best Way to Sell Your Home in Dayton, Ohio
Selling a home in Dayton, Ohio right now is a more interesting conversation than most national real estate coverage gives it credit for — and for sellers, that’s a very good thing.
Dayton has always been a city that earns its reputation quietly. It doesn’t make the flashy “hottest market” lists that drive speculative buyers into bidding wars, and it doesn’t suffer the brutal corrections that follow those booms. What the Gem City does instead is something harder to replicate: it delivers consistent, fundamentals-driven value — affordable housing, a resilient economy rooted in aerospace and defense, and a diverse buyer pool that keeps demand steady even when the broader national market is running cold.
The neighborhoods tell the same story of layered value. The Oregon District offers urban walkability and historic character that rivals anything in Columbus or Cleveland at a fraction of the price. Oakwood delivers top-ranked schools and tree-lined streets at price points that buyers from higher-cost metros find almost impossible to believe. Centerville and Kettering serve families with strong school districts, established infrastructure, and suburban comfort. And the city core — with its ongoing downtown revitalization, the RiverScape development, and a growing arts and dining scene — is drawing first-time buyers and investors who recognize early-stage opportunity when they see it.
For sellers across all of these submarkets, the Dayton story in 2026 is a simple one: you have equity, and the buyers exist to unlock it. The only question is how much of that equity you’re willing to hand over in transaction costs.
Which brings up the question more Dayton homeowners are asking: Why pay 2.5% to 3% of your home’s sale price just to get on the MLS?
The answer, increasingly, is: you don’t have to.
✅ Beycome is Dayton’s #1 Flat Fee MLS service for 2026.
Here’s how Dayton homes actually sell today: buyers find listings online before they call an agent, before they drive a neighborhood, and often before they’ve fully decided what city they’re moving to. Zillow, Realtor.com, Redfin — these platforms have completely transformed the home search process. But they don’t originate listings themselves. They pull data directly from the Dayton Area Board of REALTORS® MLS — the listing database operated by the Dayton REALTORS®, established in 1909, serving over 2,500 members and covering the full Miami Valley region including Dayton, Springfield, Greenville, and every community in between. That database is where your home must appear to reach the full buyer pool.
A Flat Fee MLS service gives you that placement — the identical exposure a traditional listing agent provides — for a fraction of the cost. You keep full control of your sale, you can still offer a buyer’s agent commission to attract agent-represented buyers (most experienced FSBO sellers do), and you skip the thousands you’d otherwise surrender at closing just to get listed.
The catch? Not every Flat Fee MLS provider deserves your listing. Some advertise a low entry fee and quietly recover it through percentage-based “compliance” or “success” charges at closing. Others run clunky, outdated platforms that make managing your listing feel like filing a government form. And some don’t have the genuine MLS relationships needed to get your home properly entered into the Dayton Area Board of REALTORS® MLS and syndicated to the platforms where Miami Valley buyers are actively searching.
We evaluated the top providers serving Dayton in 2026, scoring them on pricing transparency, MLS access, platform quality, customer support, and verified seller reviews from real homeowners.
Here’s our complete breakdown — and why Beycome leads the market for Dayton sellers.

Cincinnati homeowners who want full CincyMLS exposure across Greater Cincinnati’s five-county footprint, a modern and intuitive selling platform, and complete control over their transaction — without surrendering thousands in equity to a listing agent.
From Mac on Google Reviews:
Beycome completely changed how I approach selling my home. The platform is intuitive, transparent, and cuts out the unnecessary costs. Also, the AI assistant (Artur) is surprisingly helpful. It answered my questions and kept me informed at every step. I highly recommend to anyone who wants a smarter, more modern real estate experience.
2 – Brokerless.com ⭐️⭐️⭐️⭐️
Long-standing flat fee MLS provider with transparent coverage and no hidden closing fees.
Pros: Trusted track record, fast activation
Cons: Minimal support and limited add-on services
Best for: Experienced FSBO sellers comfortable handling pricing, showings, and paperwork on their own
I love selling my properties myself and Brokerless provided me with the tools to do it. I could not be happier!
Did not get as far as using the service because I paid twice and did not receive an email for the next steps so I messaged customer service and the actual owner Jack called me super rudely and agitated like what do you want?! I was in disbelief that this was the customer service!! Customer service is the easy part just be a decent person people are paying you for it!
3 – OwnerEntry ⭐️⭐️⭐️⭐️
A solid national flat fee platform with strong Ohio MLS coverage and unlimited photos across all plan tiers.
Pros: Unlimited photos on all plans, flexible listing changes, good MLS syndication
Cons: Concierge and contract support only on higher-priced tiers
Best for: Dayton sellers who want reliable MLS access and are comfortable handling the transaction independently
Easy to do! What a way to save half the sales commission on a home when you are in a scarce active market!! Terrific experience my 4th time!! Thanks for the help as always guys!
From Andrew on Google Reviews:
Ignorant and incompetent yet always the victim when harassing others
4 – HomeZu ⭐️⭐️⭐️
Standard flat fee MLS service with good syndication and and good lead forwarding.
Pros: Strong MLS syndication to major buyer platforms
Cons: Potential closing fee on certain listing tiers; support reliability varies
Best for: Sellers who want broad portal coverage and are comfortable evaluating backend cost exposure before committing
I have used Simple Choice Realty a number of times to list my properties for sale by owner on the MLS (Pennsylvania). Their listing process is cost effective, very simple and user friendly. Most buyers have a real estate agent and they are the ones who show the homes. Most buyers find your home on Zillow and this option gives your listing more exposure and also puts it on Realtor.com and the MLS. Chris and his customer service team are responsive and will answer questions for you within 24 hours or less. I highly recommend if you have some real estate experience and/or are comfortable selling a home yourself.
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
5 – Chosen Real Estate Group ⭐️⭐️⭐️
A Northeast Ohio-based brokerage with genuine local expertise and multi-county MLS coverage across the state.
Pros: Licensed Ohio broker, full MLS syndication
Cons: Higher starting price than budget-tier options; most seller tasks remain self-managed; stretched thin across multiple states
Best for: Dayton sellers who want a licensed Ohio broker’s name behind their listing and some degree of guided support that purely automated platforms don’t provide
From Denver on Google Reviews:
For those seeking max. exposure for properties you have for sale, Nick Huscroft and Chosen R.E. Group are the only way to go. Nick is not only personable but extremely knowledgeable and always willing to answer my questions. We buy and sell on a regular basis and Nick will be my first call from now on when I’m looking for buyers.

Haven’t answered calls or emails in 2 weeks on property they have listed. Easy to see why when they are trying to cover three whole states. I would recommend zillow for sale by owner section. You’ll be much better off since people will be able to contact you about your property for sale. Scam/Fraud alert to be reported to NAR. Beware your property sitting on the market, and this scammer telling you to drop the price! RED FLAG! RUN!
6 – Ohio Property Group/ OhioMLSFlatFee.com ⭐️⭐️⭐️
An Ohio-focused flat fee service that handles listings exclusively within the state and belongs to every major local MLS board.
Pros: Ohio-only focus, licensed members of a dozen local boards, “Coming Soon” listing option, ShowingTime integration for managing showing requests and automated feedback
Cons: Listing changes handled by broker rather than self-service; 48-hour update window
Best for: Dayton sellers who want an Ohio-rooted broker that processes listings directly — no third-party pass-offs — and who value automated showing tools that keep things organized when multiple appointments stack up
Limited listing. Absolutely wonderful experience with Glen and his team. Extremely supportive throughout the ‘FSBO’ process. Very responsive to all of my newb questions. Extremely knowledgeable to answer those questions. Straight talk. Unparalleled humor through the whole process was icing on the cake!
Garbage place 0 Communication
7 – Best Choice Flat Fee ⭐️⭐️
An Ohio REALTOR®-operated flat fee service run by a broker with nearly 30 years of experience in the state.
Pros: Long track record, Ohio-licensed broker, transparent pricing, multiple plan tiers from basic MLS access to full service
Cons: More traditional in approach; less automated than tech-first platforms
Best for: Dayton sellers who want an experienced Ohio broker’s name behind their listing and want the flexibility to choose exactly how much support they need from the menu
There are no online customer reviews for Best Choice Flat Fee from trusted sources that we can find.
8 – Houzeo ⭐️⭐️⭐️
A tech-forward flat fee MLS platform with a polished dashboard and strong online functionality.
Pros: Polished dashboard, offer management, mobile app, AI-generated listing descriptions
Cons: Percentage-based closing fees on most plans that eat into your savings — 0.5% to 1.0% on top of the upfront package cost
Best for: Sellers who want an app-driven experience and have specifically factored in the backend fees before signing up
Nash was exceptional at walking me through everything in detail, making sure everything was done correctly. He was patient and called me back exactly when promised. Customer service is a “lost art”, but not so at Houzeo.
Run don’t walk away from Houzeo. Spent half a day on the phone with their rep trying to get their application site to function after I paid their $224 fee. Changed browsers at their request. Still nothing. I requested a refund which starts with them sending an email with steps to take to apply for the refund. It was with this email that it was disclosed that they keep $75 for tying up half a day and receiving nothing. I requested a supervisor and finally received a call back at 6:30pm the next day. The “supervisor” proceeded to call me a liar and refused to include the $75 in my refund. Houzeo is not a trustworthy company.
9 – ListWith Freedom ⭐️⭐️
A national flat fee MLS provider with low entry pricing, offset by a percentage-based compliance fee at closing.
Pros: Low initial cost, generally smooth listing process, customer support that knows the material
Cons: Closing-side compliance fees of 0.25%–0.5% that eat into your net proceeds — even on modest Miami Valley home prices, the math adds up
Best for: Sellers who want the lowest possible number on day one and are willing to absorb a backend fee when the sale closes
I was so nervous about putting my house for sale by owner but listing it with List With Freedom was a breeze. My friends listed with them and told me to give it a try. It was pretty easy for this non tech woman to do and any questions I had, I just called support. List with Freedom notified me when they received a request to show my house and I was given a choice to accept the showing time or suggest a different time. List With Freedom also kept a list of all my showings and any feedback realtors left which was useful. They were with me from beginning to closing and made the entire process stress free. The flat fee they charge is well worth it. I would tell anyone who wants to save a bundle in commission to try listing their home with List With Freedom. I can assure you that you will be happy you did.
Everything went wrong. They couldn’t find the AVID inspection. They never sent the docusign for the listing contract. Then, the phone number in the listing was for a 4th grade teacher in FL. The house was being listed in CA. Stay away!!
10 – ISoldMyHouse.com ⭐️⭐️
A national flat fee MLS platform that operates in Ohio markets.
Pros: Cancel before MLS activation, national platform with broad reach
Cons: Broker compliance fees and extra costs reduce the overall value; inconsistent agent pairing in some markets
Best for: Sellers who want the option to pull back before going live and are willing to pay a modest premium for that peace of mind
Excellent experience. I sold my house and saved. 17,000 in real estate commissions. The people there were great and always available. I would do it again. They supplied everything from all the paperwork we would need to the lawn sign. Great Experience!!!
Yes, Absolutely the worse customer service. They lied to us just to get us to sign their agreement then when we found out the next day we complained then they shut down on listing and told us we will Not Refund you money. HORRIBLE People! AVOID THEM!

Why Beycome Leads the Pack for Dayton Sellers
1. The Savings Are Real — and in Dayton, Every Dollar Counts ✅
Dayton’s housing market operates across a wide price spectrum — from the $130,000 range in the city proper to $239,000 in Kettering, $289,000 in Centerville, and $370,000+ in Oakwood — but what unites every submarket is this: Dayton’s cost of living runs 29% below the national average, which means buyers arrive with clear expectations about value, and sellers who protect their net proceeds are the ones who come out ahead.
A 3% listing commission on a $200,000 Dayton home costs you $6,000. On a $300,000 Centerville or Beavercreek property, that number climbs to $9,000. Beycome’s $99 flat fee replaces that entire line item. No percentage of sale, compliance fee that materializes at the closing table, or admin charge buried in the fine print. What you pay when you list is the complete, final cost.
For Dayton sellers — whether you’re a first-time seller in Huber Heights, a military family PCSing out of the WPAFB corridor, or an investor offloading a rental in Kettering — that cost certainty makes an immediate and concrete difference to what you walk away with.
2. A Platform Built for the Way Dayton Sellers Actually Live ✅
Whether you’re managing a sale from a Centerville split-level while navigating the relocation process for a new Wright-Patterson assignment, listing a Kettering rental remotely from your new duty station, or selling a downtown Dayton property around a demanding schedule at Premier Health or Reynolds and Reynolds — Beycome’s platform is built to work at your pace, from anywhere:
- Fast MLS activation and real-time listing management
- Built-in offer tracking with instant notifications
- Digital contracts and Ohio disclosure management
- Direct communication with buyers and buyer agents — no filtering, no delays
- Unlimited listing updates at no additional charge
- Clean, modern dashboard accessible from any device, anywhere
Everything runs online. No office visits, no documents to print and notarize at a broker’s convenience, no waiting on a phone call that doesn’t come until Monday morning.
3. Full Coverage of the Dayton Area Board of REALTORS® MLS ✅
The Dayton Area Board of REALTORS® MLS — established in 1909 and operated by Dayton REALTORS® — is the authoritative listing database for the Miami Valley. It’s the system every buyer’s agent, relocation specialist, and brokerage across Montgomery, Greene, Warren, Clark, Miami, and surrounding counties uses to source properties for their clients. A home that isn’t in this MLS is invisible to the most active buyer pool in the region — including the steady, year-round pipeline of military buyers and defense contractors that makes Dayton’s housing market more insulated from national volatility than almost any other Ohio metro its size.
Beycome’s $99 listing places your home directly in that system, with automatic syndication to Zillow, Realtor.com, Redfin, Homes.com, and the full network of brokerage search sites serving Dayton buyers — including the growing wave of out-of-state buyers from high-cost metros who’ve done the math and discovered that Dayton’s value, quality of life, and economic stability represent something genuinely rare in the American housing market right now.
At $99 with zero closing fees, no competing flat fee MLS provider serving Dayton matches this combination of reach, platform quality, and pricing transparency.
Final Verdict
Beycome Is the #1 Flat Fee MLS Company in Dayton
Dayton is a city that’s earning a new national reputation — not as a Rust Belt survivor story, but as a genuine innovation hub. JobsOhio named it the “Birthplace of Next,” with rankings in the top 3 for up-and-coming tech talent and emerging tech markets in North America, and 4th in the Forbes Top 20 Metros for Young Professionals. Wright-Patterson continues to anchor one of the most stable economic foundations in the Midwest. And a housing market that rewards patient, thoughtful ownership is giving sellers a window to capture real value — if they keep the transaction costs where they belong.
Dayton homeowners have built equity the right way: one mortgage payment at a time, in a market that doesn’t crash and doesn’t speculate. Choosing how to sell should honor that same philosophy.
Beycome delivers full Dayton Area Board of REALTORS® MLS access, a modern and intuitive selling platform, and zero closing fees — all for $99. For Dayton homeowners who want maximum exposure, complete control over their transaction, and a way to keep thousands of dollars in their own pocket, there is no better option in 2026.
