Why Beycome Is the #1 Choice for Detroit Home Sellers
The Best Way to Sell Your Home in Detroit
Selling a home in Detroit, Michigan in 2026 means navigating a city in the middle of a genuine comeback — a market where Midtown lofts, Corktown’s restored bungalows, the brick colonials of East English Village, and the riverfront condos downtown all move at different speeds and attract very different buyers. Detroit rewards sellers who understand their specific pocket of the city — and who get their listing in front of the right buyers without losing a chunk of their proceeds to do it.
For homeowners considering a sale, one question is worth asking plainly: do you really need to surrender 2.5%–3% of your equity just to get on the MLS?
Flat Fee MLS services give sellers the same MLS exposure a traditional listing agent provides — minus the commission tied to that exposure. But the providers in this space aren’t interchangeable. Some advertise a low price while burying percentage-based fees in the fine print. Some claim to cover Detroit without a real connection to the metro area’s MLS systems. Others activate your listing and disappear the moment a question comes up.
We reviewed the leading Flat Fee MLS providers serving Detroit in 2026 — looking at pricing transparency, MLS access across the metro’s regional boards, platform quality, seller tools, and verified customer reviews. One company came out clearly ahead.
✅ Beycome is Detroit’s #1 Flat Fee MLS service for 2026.
For a $99 flat fee with nothing owed at closing, Beycome gives Detroit homeowners full MLS access across the metro area’s regional networks, broad syndication, and a modern platform built for sellers who want to run their own sale.
Below is our full breakdown of the top Flat Fee MLS companies for Detroit sellers — and why Beycome comes out on top across the city and its suburbs.

Why Flat Fee MLS Services Matter for Detroit Home Sellers
Detroit-area buyers do their homework, and almost without exception, they start that homework on the MLS.
A FSBO listing that skips the MLS reaches a fraction of that pool. In a market where move-in-ready homes in Bloomfield Hills, Grosse Pointe, Royal Oak, and Ferndale routinely get serious attention within days of going live on the database, the gap between an MLS listing and a sign in the yard can mean tens of thousands of dollars at closing. With renewed investment downtown, in Midtown, and along the riverfront, plus steady demand from buyers relocating for the auto industry and Detroit’s growing tech sector, that gap isn’t shrinking.
A Flat Fee MLS service closes it. Without the commission attached.

# 1 Beycome ⭐️⭐️⭐️⭐️⭐️ — Best Overall Flat Fee MLS Service in Detroit
Beycome takes the top spot in Detroit because it does the one thing this market actually needs: real MLS access across the metro area’s boards, total pricing transparency, and a platform that treats a $99 fee as the whole bill — not the opening offer.
For one flat $99 payment, Detroit sellers get a full MLS listing with no commission, no compliance fee, and nothing due at closing. The number you see at signup is the number you pay. Full stop.
- True $99 flat fee with zero hidden charges
- No percentage-based fees at closing
- Direct communication with buyers and buyer agents
- Built-in offer management and digital contracts
- Clean, modern dashboard for listing control
- Fast MLS activation and straightforward listing updates
Beycome plugs Detroit listings directly into the metro area’s primary MLS systems — putting your property in front of the full base of active buyers and buyer agents working across the city, the suburbs, and the relocation market drawn by Detroit’s ongoing revival.
Coverage Includes MLS Networks Serving:
- Realcomp II — the metro area’s largest MLS, covering Wayne, Oakland, Macomb, Livingston, and Washtenaw counties, including Detroit proper, Birmingham, Bloomfield Hills, Grosse Pointe, Royal Oak, Ferndale, Dearborn, and Livonia
- MiRealSource — serving Macomb County, Oakland County, Wayne County, and St. Clair County across the greater Southeast Michigan corridor
- Western Wayne County’s network of suburbs, including Plymouth, Canton, and Northville, and their concentration of move-up buyers
- Downriver communities including Trenton, Wyandotte, and Southgate
- Ann Arbor and Washtenaw County, drawing university-connected buyers who often cross into the Detroit market for commuting distance
- National syndication reaching out-of-state buyers relocating for Detroit’s automotive, healthcare, and tech employers
At the $99 price point, nothing else on the market matches this combination of metro Detroit MLS coverage, platform quality, and pricing that doesn’t shift after you sign up.
Detroit homeowners who want genuine MLS exposure, a smooth selling process, and full control of their transaction — without giving up tens of thousands to a listing agent.
From Duncan on Google Reviews:
I’d never sold a home without a traditional agent, so I was nervous at first. But the process ended up being way simpler than I imagined. The tools were organized, the dashboard kept everything in one place, and I liked seeing all my leads and showing requests in real time. A couple of areas could use extra explanation, but overall the experience felt empowering and efficient.
2 – ListWithFreedom ⭐️⭐️⭐️⭐️
Low entry price with a closing fee to understand before signing
ListWithFreedom is widely used across Detroit’s suburbs, with an $89 entry price and decent coverage across the metro’s major MLS networks. Plans include a 6-month listing with up to 50 photos and unlimited listing changes.
Pros: Very low upfront cost, up to 50 photos on base plan, unlimited listing changes, quick MLS activation, solid coverage across Detroit, the western suburbs, and Macomb County
Cons: The platform tacks on a compliance fee of 0.25%–0.5% at closing — which turns this into a partial-commission service rather than a true flat fee. On a $400,000 home in Birmingham or Northville, that’s up to $2,000 leaving the table at closing in addition to the listing fee.
Best for: Budget-conscious Detroit-area sellers who go in understanding the back-end fee structure and have already accounted for it in their net proceeds
Great price for a good service. Our house ended up selling while we were on vacation, and ListWithFreedom helped us immensely by providing documents we needed to prepare a counter-offer, and complete the transaction.
I was told by several buyers agents that list with freedom agent didn’t answer their calls for showings and that they have a long history of this. They absolutely are NOT worth the commission I paid them.
3 – HomeZu ⭐️⭐️⭐️
High customer satisfaction with strong broker support
HomeZu, operated by Simple Choice Realty, shows up consistently in third-party Detroit-area rankings and has earned a solid reputation for responsive broker involvement.
Pros: High customer satisfaction ratings, listings syndicated to Zillow, Realtor.com, Trulia, Homes.com, and Redfin, free listing changes, 2 free open house ads included, FSBO yard sign included
Cons: Base package pricing is higher than most alternatives, and a small closing percentage still ties a cost to your final sale price. The 6-month listing duration requires an additional fee to extend. No mobile app for listing or offer management.
Best for: Detroit-area sellers who want responsive broker support and a complete turnkey package and don’t mind paying a modest premium for that reliability
I have used Simple Choice Realty a number of times to list my properties for sale by owner on the MLS (Pennsylvania). Their listing process is cost effective, very simple and user friendly. Most buyers have a real estate agent and they are the ones who show the homes. Most buyers find your home on Zillow and this option gives your listing more exposure and also puts it on Realtor.com and the MLS. Chris and his customer service team are responsive and will answer questions for you within 24 hours or less. I highly recommend if you have some real estate experience and/or are comfortable selling a home yourself.
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
4 – Homecoin ⭐️⭐️⭐️
Affordable MLS access with a DIY-first approach
Homecoin is one of the more affordable flat fee MLS options reaching Detroit, with base plans starting around $95–$149 and no percentage fees at closing on most plans. It includes call forwarding and maximum MLS photos on entry-level tiers.
Pros: Very low upfront cost, no closing percentage on base plans, call forwarding included, maximum MLS photos on base plan, straightforward signup process
Cons: No licensed broker support — a real limitation in a market where Michigan’s Seller’s Disclosure Statement, condo documentation for downtown and Midtown buildings, and the complexity that comes with higher-value suburban listings all need careful attention
Best for: Experienced Detroit-area DIY sellers who’ve handled prior real estate transactions and know Michigan’s disclosure and contract requirements well
Absolute Legit and it worked for us in Florida!
We sold our house in 27 days and everything well with Homecoin.
In regards, to their customer service at first I was a bit concerned that its via email but it worked out for me. I received timely response to all my questions with several options on resolving things!
Today I got my refund for lockbox deposit as well!
I would say that home seller does need to have some knowledge of how real estate transactions work or some business acumen.
Will definitely use them again! Great value!
If I could give Zero stars I would. Not impressed as sellers agent for active listing was contacted for a showing, buyer is pre-approved, buyer not having to sell to purchase, agent refused showing to buyer since there was an open house in 2 days even though buyer available the day showing was requested and not able to attend open house as they would be working…………If this is your “agent” representing seller they are not working for you. Not showing your property that is ACTIVELY listed and not pending a sale, and costing you a potential sale is not in your best interest.
5 – ISoldMyHouse.com ⭐️⭐️⭐️
National platform with a pre-activation safety net
ISoldMyHouse.com is an established national flat fee MLS platform operating across all 50 states, with a track record in Detroit and its surrounding metro markets.
Pros: Available statewide, ability to cancel before MLS activation, listings syndicated to major portals, yard sign and disclosure forms included on higher-tier plans

Sell your home →Buy smarter
Get up to 2% back at closing
Buy any home with a Beycome agent and receive a rebate of up to 2% of the purchase price — paid to you at closing.
Buy a home →Cons: Broker compliance fees and add-on costs on some plans reduce the advertised value. Customer service quality has been inconsistent in verified reviews, with some sellers citing communication failures and refund disputes
Best for: Detroit-area sellers who want an established platform with the flexibility to cancel before going live and don’t mind doing their own due diligence on plan-specific terms
Excellent experience. I sold my house and saved. 17,000 in real estate commissions. The people there were great and always available. I would do it again. They supplied everything from all the paperwork we would need to the lawn sign. Great Experience!!!
I sold my house .com (Jody Ryan) refused to reinstate my ad ,after I had asked to hide it for a while and asked to put it back on he said it had been on the site too long. The agreement was, ad is good until sold. I
would not place an ad with this company they don’t keep their word.
For Sale by Owner put my ad back on with no problem.
6 – OwnerEntry ⭐️⭐️⭐️
Detroit-accessible flat fee option with competitive base pricing
OwnerEntry is a national flat fee MLS platform that reaches Detroit-area markets and shows up in multiple state-specific third-party rankings. It offers entry-level plans at competitive price points with no closing fees on base tiers.
Pros: Competitive base pricing starting around $99–$199, no closing fee on most plans, listings reach major portals, straightforward signup
Cons: Limited support beyond the MLS activation, fewer features than more established competitors, limited verified review history makes reputation harder to assess
Best for: Cost-conscious Detroit sellers who have prior real estate experience and want a bare-bones MLS listing at an accessible price with no closing fee
There are no online customer reviews for OwnerEntry from trusted sources that we can find.
7 – Modern Way Realty ⭐️⭐️⭐️
Michigan-only broker with a strong reputation and real agent support
Modern Way Realty is a Michigan-based flat fee brokerage, owned and operated by Melissa Socha, a Michigan-licensed REALTOR® with over 20 years of experience.
Pros: Michigan-only focus means real local familiarity with the state’s disclosure and closing requirements, no commission or closing fee on the Basic plan
Cons: The Basic plan’s 6-month listing term is shorter than Beycome’s 24 months, and sellers who want dedicated agent support
Best for: Detroit-area sellers who want the reassurance of a real, Michigan-licensed broker handling their file and are comfortable paying more for that hands-on support
From Benjamin on Google Reviews:
Melissa was great to work with. She did an excellent job with helping us sell our home. She was knowledgeable and responsive. Pricing was competitive. I highly recommend Modern Way Realty if you are looking to sell your home!
If you are looking for “good service” or “over and above service” DO NOT USE Modern Way Realty. Even though I communicated months prior to the expiration of my timeframe (and not even thinking I was up against an expiration date at that point) I couldn’t get photos due to the severe weather happening in that area (Upper Michigan) she would not budge. I can drive 6 hours for photos only at certain times of the year due to my situation.
I was struggling with the home repairs due to various reasons so I couldn’t get photos and now that I have the photos I have to pay all over again. Once I sent her the money the first time she was pretty much useless after that. I’m sad that people think they can take your money and do nothing for you. Contract or not. I feel I had a special situation which sometimes should be modified to make it work for both parties. Not with this agent. Beware!
8 – Houzeo ⭐️⭐️
Tech-forward platform with tiered plans and closing fees
Houzeo is one of the most recognized flat fee MLS platforms nationally, with strong technology, polished tools, and broad MLS coverage across the Detroit metro area.
Pros: Strong technology and user-friendly interface, broad MLS syndication to Zillow, Realtor.com, Trulia, and Redfin, mobile app, offer management tools, multiple service tiers
Cons: Closing percentage fees ranging from 0.5% to 1.25% make Houzeo a commission-structured service rather than a true flat fee. On a $400,000 Birmingham home, that’s up to $5,000 at closing.
Best for: Detroit-area sellers who prioritize a polished software experience and step-by-step guidance and are comfortable with a variable total cost
I had issues with two automated seller forms on the website (technical glitches). Joseph Pinto assisted me via Houzeo’s chat utility. Joseph sorted out the problem within minutes which allowed me to complete my tasks so that my listing could go live the next business day. I am impressed with Houzeo and the support I’ve been given in the stages prior to listing a property. I hope that things go this smoothly going forward.
From William on Trustpilot:
I would never ever use this company because they charge your credit card before you get to read the terms and conditions. Then they make it extremely difficult to get a refund. It is a very backwards process to get a multiple listing!
9 – ByOwner.com ⭐️⭐️
Budget-friendly MLS syndication with national reach
ByOwner.com is an established flat fee MLS platform with a national footprint and plans available across the Detroit metro at multiple price points.
Pros: MLS access included, listings syndicated to Zillow, Realtor.com, Redfin, and Trulia, available statewide, tiered plans at multiple price points
Cons: Pricing and feature sets vary significantly by plan. That inconsistency shows up across Detroit’s distinct submarkets — from the brick colonials of Grosse Pointe to the restored housing stock of Corktown and Midtown to the ranch-style homes of the western suburbs — making it harder to count on as a consistent local standard. Limited technology tools compared to more modern platforms.
Best for: Detroit-area sellers who want MLS exposure at a competitive price and don’t need advanced technology tools
There are no online customer reviews for ByOwner.com from trusted sources that we can find.
10 – ResultsMLS ⭐️⭐️
Full-spectrum Michigan service with premium tier options
ResultsMLS is a real estate services company offering plans that range from basic flat fee MLS listings to comprehensive near-full-service packages, with coverage across the Detroit metro area.
Pros: Range of service tiers including premium full-support packages, direct broker relationships across the region, genuine market knowledge in Detroit’s key submarkets
Cons: Plans range from $199 to $7,500 — the higher end approaches the cost of traditional listing and defeats the purpose of going flat fee. Compliance fees apply on some plans at closing. The wide pricing range and plan complexity require careful evaluation to identify actual value relative to simpler and less expensive alternatives.
Best for: Detroit-area sellers who want a higher-tier near-full-service option and are willing to assess the pricing carefully against simpler alternatives
There are no online customer reviews for ResultsMLS from trusted sources that we can find.

Why Beycome Leads the Pack for Detroit Sellers
1. Maximum Savings in a City on the Upswing ✅
Detroit’s housing market isn’t one thing — it’s several markets layered on top of each other. There’s downtown and Midtown, where loft conversions and new construction have pulled in a wave of younger buyers and continued investment. Corktown has restored historic homes sell quickly to buyers drawn to the neighborhood’s character. There’s the established suburb ring — Grosse Pointe, Birmingham, Bloomfield Hills, Royal Oak — where demand has held steady for decades. And there are the up-and-coming neighborhoods on the east and west sides, where renewed interest is starting to show up in both price and pace of sale.
Beycome’s $99 flat fee includes zero percentage of the sale, no compliance fees, and nothing owed at closing. For a Detroit-area seller on a $300,000 home — a realistic price point in many of the city’s recovering neighborhoods — the difference between Beycome and a traditional 3% listing commission comes out to roughly $8,901 in preserved equity. On a $500,000 Grosse Pointe or Birmingham property, that figure climbs to $14,901. In a market where every dollar of equity matters, those numbers are worth paying attention to.
2. Real Coverage of Detroit’s MLS Networks ✅
Detroit’s MLS landscape runs through a handful of regional systems — Realcomp II as the dominant board across Wayne, Oakland, and Macomb counties, with MiRealSource covering additional ground across the eastern suburbs. A provider that claims Detroit coverage while routing through a generic national aggregator without a direct connection to these boards gives sellers the appearance of exposure without the substance behind it.
Beycome connects directly into the MLS systems that actually drive buyer agent activity in Detroit and its suburbs — putting your listing in front of agents working every neighborhood and price tier, from the city’s revitalized core to the established suburban rings. From downtown lofts to Grosse Pointe estates to Dearborn bungalows, it’s all covered under a single $99 listing, with no upgrade required.
3. A Platform Built for How Detroit Actually Sells ✅
Detroit buyers move with purpose, and the pace varies by neighborhood. In Midtown and Corktown, well-priced renovated homes can draw multiple offers within days. In the established suburbs, buyer agents expect sellers who are organized and ready to negotiate. And across the metro, out-of-state buyers relocating for the auto industry, healthcare systems, or Detroit’s expanding tech sector are often making decisions on compressed timelines.
Beycome’s platform handles the pieces that typically trip up FSBO sellers in Detroit’s market — managing showing requests from relocating buyers, tracking multiple offers with different contingencies, and organizing Michigan’s required Seller’s Disclosure Statement alongside condo documents and any property-specific addenda — all through a clean, intuitive dashboard that keeps the process moving from first inquiry to closing day.
- Fast MLS activation and real-time listing management
- Built-in offer tracking with instant notifications
- Digital contracts and Michigan-compliant disclosure management
- Direct buyer and agent communication — no middleman filtering your leads
- Unlimited listing updates at no additional charge
- Clean, modern dashboard accessible from any device
Final Verdict
Beycome Is the #1 Flat Fee MLS Company in Detroit
Detroit homeowners who want real MLS exposure, honest pricing, and the tools to manage a modern sale shouldn’t have to choose between saving money and selling well. Whether you’re in a Grosse Pointe colonial, a Midtown loft, a Corktown bungalow, a Bloomfield Hills estate, or a recovering east-side neighborhood on the rise — Beycome delivers the same complete solution: genuine MLS coverage across Detroit’s regional boards, a seller-first platform built for the city’s pace, and a price that’s exactly what it says it is — no asterisks, no surprises, no percentage waiting at the finish line.
