Why Beycome Is the #1 Choice for Grand Rapids Home Sellers
The Best Way to Sell Your Home in Grand Rapids
Selling a home in Grand Rapids, Michigan in 2026 means selling into a market with its own rhythm. This is a city of medical and manufacturing employers, a fast-growing downtown, and neighborhoods that couldn’t be more different from one another — Eastown’s walkable bungalows, Heritage Hill’s historic mansions, the family-driven pockets of East Grand Rapids and Forest Hills, and the newer subdivisions filling in Cascade, Byron Center, and Grandville. Selling well here means knowing which buyer pool your street actually belongs to — and putting your listing in front of them without signing away a chunk of your equity to do it.
For homeowners considering a sale, one question is worth asking plainly: do you really need to surrender 2.5%–3% of your equity just to get on the MLS?
Flat Fee MLS services give sellers the same MLS exposure a traditional listing agent provides — minus the commission tied to that exposure. But the providers in this space aren’t interchangeable. Some advertise a low price while burying percentage-based fees in the fine print. Some claim to cover Grand Rapids without a real connection to the local MLS system. Others activate your listing and go quiet the moment a question comes up.
We reviewed the leading Flat Fee MLS providers serving Grand Rapids in 2026 — looking at pricing transparency, MLS access through West Michigan’s regional systems, platform quality, seller tools, and reputation. One company came out clearly ahead.
✅ Beycome is Grand Rapids’ #1 Flat Fee MLS service for 2026.
For a $99 flat fee with nothing owed at closing, Beycome gives Grand Rapids homeowners full MLS access through the region’s MLS networks, broad syndication, and a modern platform built for sellers who want to run their own sale.
Below is our full breakdown of the top Flat Fee MLS companies for Grand Rapids sellers — and why Beycome comes out on top across the city and Kent County.

Why Flat Fee MLS Services Matter for Grand Rapids Home Sellers
Grand Rapids buyers do their homework, and almost without exception, that homework starts on the MLS.
A FSBO listing that skips the MLS reaches a fraction of that pool. In a market where well-priced homes in Eastown, Heritage Hill, and East Grand Rapids routinely draw serious interest within days of hitting the database, the gap between an MLS listing and a sign in the yard can mean tens of thousands of dollars at closing.
A Flat Fee MLS service closes that gap. Without the commission attached.

Coverage Includes MLS Networks Serving:
- MichRIC (Michigan Regional Information Center) — the primary MLS covering Grand Rapids and Kent County, including neighborhoods like Eastown, Heritage Hill, East Hills, Creston, and Aberdeen
- Statewide data reach extending exposure into neighboring Ottawa, Kalamazoo, and Muskegon County buyer pools, useful for sellers courting commuters and relocation buyers from the wider West Michigan area

- Grandville, Wyoming, Rockford, and Walker, drawing buyers who work in Grand Rapids but shop a wider radius for value

At the $99 price point, nothing else on the market matches this combination of Kent County MLS coverage, platform quality, and pricing that doesn’t shift after you sign up.
Grand Rapids homeowners who want genuine MLS exposure, a smooth selling process, and full control of their transaction — without giving up tens of thousands to a listing agent.
From FH on Google Reviews:
I want to thank Christian for his thoughtful and meticulous service! He explained the entire process in detail and stayed in touch with us throughout. He was very friendly and professional and provided us with a lot of help during the transaction. I would recommend Christian and Beycome to anyone looking to sell a house.
Thank you, Christian,

2 – ListWithFreedom ⭐️⭐️⭐️⭐️
Low entry price with a closing fee to understand before signing
ListWithFreedom is used across West Michigan, with an $89 entry price and coverage that reaches into Kent County’s MLS network. Plans include a 6-month listing with up to 50 photos and unlimited listing changes.
Pros: Very low upfront cost, up to 50 photos on base plan, unlimited listing changes, quick MLS activation, decent coverage across Grand Rapids and the surrounding county
Cons: The platform tacks on a compliance fee of 0.25%–0.5% at closing — which turns this into a partial-commission service rather than a true flat fee. On a $400,000 home near Eastown or East Grand Rapids, that’s up to $2,000 leaving the table at closing in addition to the listing fee.
Best for: Budget-conscious Grand Rapids-area sellers who go in understanding the back-end fee structure and have already accounted for it in their net proceeds
So easy to deal with and list. The website is topnotch. They have a chat feature which is awesome and they are super helpful. I would highly recommend this service to anyone who wants to save on agent commissions. Well worth the cost!!! We saved almost $30k. Thank you, List With Freedom.
This listing service is a scam do you use them. They tell you you are in control of your showings etc. but this is not true. They are using a deceptive tactic. When someone clicks on Zillow as an example to contract an agent is doesn’t route them to List With Freedom. They yell you this when you sign up. However what really happens is that a notice will come you that a Zillow agent what’s to bring you a buyer and do you are then dealing with paying a commission. This company is such a scam stay away!! Furthermore, when I asked for a refund the answer was no of course!
3 – HomeZu ⭐️⭐️⭐️
High customer satisfaction with strong broker support
HomeZu, operated by Simple Choice Realty, shows up consistently in third-party rankings and has earned a solid reputation for responsive broker involvement.
Pros: High customer satisfaction ratings, listings syndicated to Zillow, Realtor.com, Trulia, Homes.com, and Redfin, free listing changes, 2 free open house ads included, FSBO yard sign included
Cons: Base package pricing is higher than most alternatives, and a small closing percentage still ties a cost to your final sale price. The 6-month listing duration requires an additional fee to extend. No mobile app for listing or offer management.
Best for: Grand Rapids-area sellers who want responsive broker support and a complete turnkey package and don’t mind paying a modest premium for that reliability
I have used Simple Choice Realty a number of times to list my properties for sale by owner on the MLS (Pennsylvania). Their listing process is cost effective, very simple and user friendly. Most buyers have a real estate agent and they are the ones who show the homes. Most buyers find your home on Zillow and this option gives your listing more exposure and also puts it on Realtor.com and the MLS. Chris and his customer service team are responsive and will answer questions for you within 24 hours or less. I highly recommend if you have some real estate experience and/or are comfortable selling a home yourself.
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.
4 – Homecoin ⭐️⭐️⭐️
Affordable MLS access with a DIY-first approach
Homecoin is one of the more affordable flat fee MLS options, with base plans starting around $95–$149 and no percentage fees at closing on most plans. It includes call forwarding and maximum MLS photos on entry-level tiers.
Pros: Very low upfront cost, no closing percentage on base plans, call forwarding included, maximum MLS photos on base plan, straightforward signup process
Cons: No licensed broker support — a real limitation for sellers navigating Michigan’s Seller’s Disclosure Statement, condo documentation for buildings downtown or near the Medical Mile, and the added complexity of higher-value listings
Best for: Experienced Grand Rapids-area DIY sellers who’ve handled prior real estate transactions and know Michigan’s disclosure and contract requirements well
From Kirsten on Google Reviews:
I discovered Homecoin through a Reddit recommendation. I wanted a flat fee service just to get my home listed on the MLS. Their rate of $95 fit the bill. They offer other great services for additional fees, but in my hot housing market, I didn’t think I would need them. I was right. My home sold quickly for well over asking with over $40k savings in agent fees. Homecoin was quick to respond to my inquiries and send listing reminders. If you’re willing to do a little of the leg work yourself, this is the new best way to sell a home.
From Daniel on Google Reviews:
Total nightmare working with this company and customer service is nonexistent. No matter how many times you call their helpline NO ONE EVER answers. Numerous other reviewers have said exactly the same thing but I’m sure this review will get an answer from Homecoin because they are very aggressive in trying to discredit people with valid complaints. Look how they are responding to other people with complaints. Disgusting.
5 – ISoldMyHouse.com ⭐️⭐️⭐️
National platform with a pre-activation safety net
ISoldMyHouse.com is an established national flat fee MLS platform operating across all 50 states, with a track record reaching Grand Rapids and the wider Kent County market.

Buy a home →Cons: Broker compliance fees and add-on costs on some plans reduce the advertised value. Customer service quality has been inconsistent in verified reviews, with some sellers citing communication failures and refund disputes
Best for: Grand Rapids-area sellers who want an established platform with the flexibility to cancel before going live and don’t mind doing their own due diligence on plan-specific terms
Excellent experience. I sold my house and saved. 17,000 in real estate commissions. The people there were great and always available. I would do it again. They supplied everything from all the paperwork we would need to the lawn sign. Great Experience!!!
The absolute worst customer service imaginable.
Confusing instructions. Uploading photos doesn’t work. Condescending and utterly unhelpful customer service response
AVOID!
6 – OwnerEntry ⭐️⭐️⭐️
Flat fee option with competitive base pricing
OwnerEntry is a national flat fee MLS platform that reaches Grand Rapids and shows up in multiple state-specific third-party rankings. It offers entry-level plans at competitive price points with no closing fees on base tiers.
Pros: Competitive base pricing starting around $99–$199, no closing fee on most plans, listings reach major portals, straightforward signup
Cons: Limited support beyond the MLS activation, fewer features than more established competitors, limited verified review history makes reputation harder to assess
Best for: Cost-conscious Grand Rapids sellers who have prior real estate experience and want a bare-bones MLS listing at an accessible price with no closing fee
There are no online customer reviews for OwnerEntry from trusted sources that we can find.
7 – Modern Way Realty ⭐️⭐️⭐️
Michigan-only broker with a strong reputation and real agent support
Modern Way Realty is a Michigan-based flat fee brokerage. Unlike national aggregators, Modern Way Realty is the actual listing broker on your file and covers the whole state, including Kent County.
Pros: Michigan-only focus means real local familiarity with the state’s disclosure and closing requirements, no commission or closing fee on the Basic plan
Cons: The Basic plan’s 6-month listing term is shorter than Beycome’s 24 months, and sellers who want dedicated agent support, e-signatures, or a title work review need to step up to the $895 Premium or $995 Platinum tier
Best for: Grand Rapids-area sellers who want the reassurance of a real, Michigan-licensed broker handling their file and are comfortable paying more for that hands-on support
I couldn’t be happier with my experience using Modern Way Realty. Selling a home can be stressful, but their process made it simple and straightforward. I saved nearly $19,000 in commission while still getting excellent help and support. Everything went smoothly, and I always felt informed along the way. Melissa was fantastic. Highly recommend!
From Muneer on Google Reviews:
We bought a house in 2023 from our agent and Melissa was the listing agent, she still expose our information and update it up to today, she never answer the phone nor emails, which currently forcing us to sue her. If you want your info to be exposed online for the rest of your life buy a house from this agent. Completely unacceptable and unprofessional
8 – Houzeo ⭐️⭐️
Tech-forward platform with tiered plans and closing fees
Houzeo is one of the most recognized flat fee MLS platforms nationally, with strong technology, polished tools, and MLS coverage that reaches Grand Rapids and Kent County.
Pros: Strong technology and user-friendly interface, broad MLS syndication to Zillow, Realtor.com, Trulia, and Redfin, mobile app, offer management tools, multiple service tiers
Cons: Closing percentage fees ranging from 0.5% to 1.25% make Houzeo a commission-structured service rather than a true flat fee. On a $400,000 Grand Rapids home, that’s up to $5,000 at closing.
Best for: Grand Rapids-area sellers who prioritize a polished software experience and step-by-step guidance and are comfortable with a variable total cost
Excellent customer service. Very prompt response when I sent a question in. Would recommend Houzeo to anyone looking to sell their house.
From Mark on Trustpilot:
I paid $300 for the Gold plan, after noticing 1% commission fee in it, I cancelled my payment almost immediately. Houzeo kept $75 (25%) and did not refund me in full pointing to policy stating they will scam you of the $75 when you cancel.
It took weeks of back and forth, and only after posting here the name of the agent – Alex S. we have received the full refund.
It was a very miserable experience! – be warned.
Later we used Beycome – $99 truly flat fee company with an excellent service! – also on the weekend!
9 – ByOwner.com ⭐️⭐️
Budget-friendly MLS syndication with national reach
ByOwner.com is an established flat fee MLS platform with a national footprint and plans available across Kent County at multiple price points.
Pros: MLS access included, listings syndicated to Zillow, Realtor.com, Redfin, and Trulia, available statewide, tiered plans at multiple price points
Cons: Pricing and feature sets vary significantly by plan. That inconsistency shows up across Grand Rapids’ distinct submarkets — from historic homes in Heritage Hill to newer construction in Cascade and Byron Center — making it harder to count on as a consistent local standard. Limited technology tools compared to more modern platforms.
Best for: Grand Rapids-area sellers who want MLS exposure at a competitive price and don’t need advanced technology tools
There are no online customer reviews for ByOwner.com from trusted sources that we can find.
10 – ResultsMLS ⭐️⭐️
Full-spectrum Michigan service with premium tier options
ResultsMLS is a real estate services company offering plans that range from basic flat fee MLS listings to comprehensive near-full-service packages, with coverage reaching the Grand Rapids market.
Pros: Range of service tiers including premium full-support packages, direct broker relationships across the region, genuine market knowledge in Michigan’s key submarkets
Cons: Plans range from $199 to $7,500 — the higher end approaches the cost of traditional listing and defeats the purpose of going flat fee. Compliance fees apply on some plans at closing. The wide pricing range and plan complexity require careful evaluation to identify actual value relative to simpler and less expensive alternatives.
Best for: Grand Rapids-area sellers who want a higher-tier near-full-service option and are willing to assess the pricing carefully against simpler alternatives
There are no online customer reviews for ResultsMLS from trusted sources that we can find.

Why Beycome Leads the Pack for Grand Rapids Sellers
1. Maximum Savings in a Market Driven by Steady Growth ✅
Grand Rapids’ housing market isn’t one thing — it’s several markets layered on top of each other. There’s the walkable core around Eastown and Heritage Hill, where historic homes and character-filled bungalows draw buyers who want to skip the commute to downtown’s hospitals and offices. East Grand Rapids and Forest Hills hold some of the city’s most competitive, family-oriented housing stock, where well-priced homes routinely see multiple offers.
Beycome’s $99 flat fee includes zero percentage of the sale, no compliance fees, and nothing owed at closing. For a Grand Rapids-area seller on a $350,000 home — a realistic price point across much of the city — the difference between Beycome and a traditional 3% listing commission comes out to roughly $10,401 in preserved equity. On a $500,000 home near East Grand Rapids or Ada, that figure climbs to $14,901. In a market where every dollar of equity matters, those numbers are worth paying attention to.
2. Real Coverage of Kent County’s MLS Network ✅
Grand Rapids’ MLS landscape runs primarily through MichRIC, the regional system covering Kent County and much of West Michigan. A provider that claims Grand Rapids coverage while routing through a generic national aggregator without a real connection to MichRIC gives sellers the appearance of exposure without the substance behind it.
Beycome connects into the MLS infrastructure that actually drives buyer agent activity in Grand Rapids and Kent County — putting your listing in front of agents working every neighborhood and price tier, from Heritage Hill Victorians to Eastown bungalows to newer builds in the surrounding townships. It’s all covered under a single $99 listing, with no upgrade required.
3. A Platform Built for How Grand Rapids Actually Sells ✅
Grand Rapids buyers move on a calendar shaped by the city’s major employers. Professionals relocating for positions at the region’s hospital systems or manufacturers are often working against a hard start date. Well-priced homes in Eastown, Heritage Hill, and East Grand Rapids can draw competing offers within days. And a steady stream of out-of-state buyers relocating for West Michigan’s healthcare, furniture, and manufacturing sectors are frequently making decisions on compressed timelines.
Beycome’s platform handles the pieces that typically trip up FSBO sellers in Grand Rapids’ market — managing showing requests from relocating buyers on a deadline, tracking multiple offers with different contingencies, and organizing Michigan’s required Seller’s Disclosure Statement alongside condo documents and any property-specific addenda — all through a clean, intuitive dashboard that keeps the process moving from first inquiry to closing day.
- Fast MLS activation and real-time listing management
- Built-in offer tracking with instant notifications
- Digital contracts and Michigan-compliant disclosure management
- Direct buyer and agent communication — no middleman filtering your leads
- Unlimited listing updates at no additional charge
- Clean, modern dashboard accessible from any device
Final Verdict
Beycome Is the #1 Flat Fee MLS Company in Grand Rapids
Grand Rapids homeowners who want real MLS exposure, honest pricing, and the tools to manage a modern sale should not have to choose between saving money and selling well. Whether you are in a Heritage Hill Victorian, an Eastown bungalow, a downtown condo, an East Grand Rapids colonial, or a newer build in Cascade or Byron Center, Beycome delivers a complete solution. This includes genuine MLS coverage across Kent County and a seller-first platform built for the city’s pace. The price is exactly what it says it is. No asterisks, no surprises, and no percentage waiting at the finish line.
