I feel somewhat misled by the Brokerless dot com website. This is not truly “brokerless”, although the broker serving my property’s MLS listing is not receiving a commission like a traditional broker might. The customer service people half the time don’t really know what’s going on or how to solve the issue. But everything else they do pretty well.

We were under the impression that the flat fee would take care of everything and yet to my dismay, we find out that the 2.5% we wanted the buyers broker to receive was not so. next time I will just have a friend of mine who is a broker to list it and pay her the .25% for listing it rather than think I’m paying a flat fee and a one time fee yet that is not the case. Very disappointing.

I have used Simple Choice Realty a number of times to list my properties for sale by owner on the MLS (Pennsylvania). Their listing process is cost effective, very simple and user friendly. Most buyers have a real estate agent and they are the ones who show the homes. Most buyers find your home on Zillow and this option gives your listing more exposure and also puts it on Realtor.com and the MLS. Chris and his customer service team are responsive and will answer questions for you within 24 hours or less. I highly recommend if you have some real estate experience and/or are comfortable selling a home yourself.
They’re more than willing to contact you almost immediately unless you’re trying to cancel. Then they seem to fall off the face of the earth.

I started in FSBO dot com website which referred me to Congress as the local affiliate, but I think I could have save $100 just using Congress directly. (Also, listing on FSBO dot com created a lot of spam calls and worse.). Just use Congress service directly. Their web portal makes it super easy to upload photos and change photos and listing details/price. I highly recommending trying them before using any other listing agents and see if they serve your needs since it is risk free.
Terrible service, terrible attitude. He actually called me rude when I called him complaining that after 5 weeks my house listing was still not working correctly and I had an agent and a buyer come to my door for a showing that I knew nothing about. Which I guess is better than the showings that I never had because Book A Showing was never working correctly. If you know anything about Real Estate, you know the first few weeks are critical! Then, after agreeing to refund my money and cancel my listing, he told me he would be talking to the other Flat Fee services. That sounds like some kind of threat and a violation of the Realtor’s Code Of Ethics to me. There are other, same cost options!!
